"I was not there for the inspection, just my Realtor, so I cannot vouch for the personality of the home inspector. But the report that was provided was excellent. Very detailed and well" put together, it is definitely worth every penny.

"OIS did an very thorough and complete inspection. They looked at things, I didn't even consider asking them to. The report they provided was detailed and had general pictures," as well as pictures of all areas that had concerns. The report also included a estimate of the costs to repair the issues with the home. The inspectors were early and had already done an exterior inspection when I arrived. They moved quickly, but methodically, and were able to complete the inspection of a 1620 sf home in an hour. They allowed me to follow them around and explained problems and let me decide how serious they were with all the information. They were exceptional. The one area they excelled in was telling me where additional inspection by specialist were needed. For example, there was a splice in the main electrical box from an addition to the home. The inspector was concerned by this and recommended it be inspected by an electrician and potentially replaced. They didn't try to wear too many hats and I'm glad they didn't. Once a master electrician looked at the electrical in the house, he said everything was acceptable and the splice was done in a way that made it up to code and safe, saving me about $500. I was glad they pointed it out, but happier they didn't speculate. I would recommend
to anyone and will use them for all home purchases. A+ work.

"He arrived early, and had already walked the property by the time my family and our realtor arrived. He allowed me to walk with him and answered my many questions regarding his findings." He was very knowledgeable and was honest
cognizant of when a specific concern beyond his knowledge required the advice of an expert. The high cost was due to the size of the house and other inspectors quoted similar inspection costs. Overall, we were extremely pleased with A&D's services and will certainly use them for all future inspections. Ultimately, we did not purchase the house because of the number and type of findings. I feel very confident that if we have a house inspected by A&D we would be well armed to know whether to proceed with the purchase.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

We arrived approximately 30 minutes before the home inspection was completed, primarily to hear feedback from the inspector and have an idea of what would be necessary to fix to sell our home, although we had already done a pre-sale inspection with a different home inspection company.
The inspector was in and out of the house several times. When she gave the verbal summary to the home buyers, she stated that she was uncomfortable with having us (the sellers) present. We didn't understand this, since the sellers for the home we had already purchased had done the same thing.
We received a written report through our Realtor several days later. The report did not have the correct license number for Ms

nor the correct business address. This became important when two weeks later we returned to the empty home to move items that had been left in the garage and discovered our chest freezer had been unplugged, resulting in several hundreds pounds of premium grass-fed

beef to go rancid. We also discovered that the heat pump had been set to over-ride the automatic settings and was set to 50 degrees with the air conditioning on. It was fortunate that we had no burst pipes as there had been 2-3 days of sub-freezing temperatures following a week or so of unseasonably warm November temperatures.

initially denied that she unplugged the freezer but accepted liability after we (our Realtor and us) explained that she was the only person that could have unplugged it: There are only 3 electrical outlets in the attached garage. The only accessible outlet for testing polarity was the one the chest freezer was plugged into. No person had entered the home since the day of the inspection.

turned the claim into her insurance company. Two months later, her insurance company sent us a check for the freezer contents and destroyed freezer. The freezer was prorated over 50% because of it being 10 years old, even though it worked fine until it was filled with rotting meat and blood. Her deductible was also held out of the settlement because it had not been received. We eventually received a check for $250, which was her deductible. Without going to small claims court, there is no way for us to recover the additional hundreds of dollars that the insurance company prorated.
Word to the wise: When selling your home, be present each and every time a contractor of any sort (including a home inspector) is in your home! Liability insurance does not work the same as homeowner's insurance. We were out several hundred dollars as a result of this mistake.
