"we originally planned to have the chimney cleaned and the back wall rebuilt. I asked that he concentrate on this since the chase caps would be secondary. We scheduled" a time to come out. To his credit he came out as our schedule allowed and even worked on weekends. He stated the repair would take about 2-3 hours. On his first visit he came with a chimey cap. Neither his bringing the cap nor the style of the cap was agreed upon before his arrival but he brought a finished one out anyway. He cleaned the chimney and did a nice job not making a mess of the house. He tore out the back wall and laid about 3/4 of the way up the back wall and said this needed drying and then left. He returned the next day and said that he had to rebuild the back wall again due to sagging as the support his son (who was helping him) built was not sufficient. He rebuilt the wall and unfortunately made no more progress then spent another hour fiddling with trying the chase cap on the chimney and then he stated it was going to be a lot more expensive then originally planned because the crown was built up such that he needed to do more work than anticipated. He also stated that he needed to be paid and I requested that we settle the bill once the job was complete. He returned the following day to complete the job but laid two more bricks and left again stating that he left his brick cutter at the shop and that he would need to return again the following day. The bricks he laid fell off the wall that evening. I then made arrangements to meet him at the house the following day. We spoke over the phone while he was on his way he began telling me that it was more complicated and was going to be more expensive to rebuild the wall and that he had some ideas on how to do that. I asked him if he was able to actually fix the chimney at which point he replied that I could have a nice day and and that there would be no charge and hung up the phone. He would not answer any other calls from me. If you need a chimney cleaned he does a nice job. I would not let him do any repair work for you.

The cost will be determined by the type and length and the connection made to the gas furnace. Type of liner is based on the acidic moisture output and the appliance afue rating. Highly efficient appliances will need a stainless alloy liner like AL29-4c which can cost retail $65/ft plus components for connection (another $150) plus labor $70/hr and taxes for 6 inch round. ($58/ft for 5" rd)

Less efficient systems (below 83% afue rating) can utilize aluminum vent pipe that comes as a kit for about $325, plus labor $70/hr. Basic installations can take 3-4 hours.

B-vent connections are commonly used with gas venting infront of connection to the vent or liner.

Most masonry chimneys cannot take the excessive moisture produced from todays high efficient gas systems and are often vented with pvc, by-passing the masonry chimney and exiting outside the foundation. If that is not possible then inserting either a AL49-c stainless or aluminum liner down the terra-cotta flue of the chimney designated for the furnace in order to make a connection at the appliance in the basement or crawl space.

Every system has its own challenges and set backs so average costs can change with install complexity and length of vent.

Most all professional chimney sweeps now utilize the National Fire Protection  211 Standard for chimneys, fireplaces , Vents and solid fuel-burning appliances for chimney inspections, which determines when and whether he has to access the roof.

There are 3 levels of inspection  The most commonly performed are Level 1 and level 2  are listed:

Level 1            Done as Annual Inspection

                      Routine cleaning of the flue

                      Direct replacement of a similar appliance

Level 1 inspection is recommended for a chimney under continued service under the same conditions with the continued use of the same appliance.

IN A Level 1 inspection, your chimney service tech should examine the *READILY ACCESSIBLE portions of the appliance and the chimney connection. HE will be looking for basic Soundness of the chimney structure and flue as well as the basic appliance installations and connections. HE will also Verify that  the chimney is free of obstruction and combustible deposits.

* Readily accessible Means that no special equipment is required to gain such access, ie.Ladder


LEVEL 2            Upon sale or transfer of a property

                       After an operating malfunction or an external event is likely to have caused damage to the chimney

                        Addition or removal of one or more connected appliances, or the replacement of an appliance withone of a different type, a different input rting or a different efficiency.

                        Prior to relining or replacement of the flue lining


Level 2 insp. are required when any changes are made to the system. Changes can include a change of Fuel Type, changes in shape or material in the flue,Replacement or addition of an appliance of a disimilar type, input rating or efficiency. Building fires, chimney fire or other seismic events as well as weather events or obvious construction defects would be indicators that a level 2 is warranted.


Level 2 includes everything in a level 1 PLUS the *Accessible portions of the chimney exterior and interior including attic, crawl spaces and basements. it addresses proper clearances from combustible in accessible locations.There are no speciality tools required to open or access doors, panels, or coverings during a level 2 insp.  The level 2  insp should also include the visual inspection by video scanning equipment or by other means in order to examine the internaql surfaces and joints of all the flue liners inside the chimney structure. No removal or demolition or any permrnantely attached portions of the chimney or building structure or finish shall be required in a level 2 insp.

*ACCESSIBLE means if you can get to it with special equipment do it but you dont have to take apart anything for said access. Use of ladders and cameras just no demolition.




***THE REAL ANSWER to this question lies with the accessibility of the top of the chimney and roof type.  Most professional sweeps want to examine up close the top of the chimney for cracked masonry crowns , which is very common, Flashing issues, top view down flue, and for prefab chimneys to insp the condition of the Chase cover and cap.

Note that the use of a special tool (ladder) to gain access to the chimney is under a level 2 inspection, which can be additional costs since it is a much more thorough inspection.

It is possible to sweep and do a level 1 insp. without accessing the roof. 


Also most professional sweeps have equipment that allows us to sweep the chimney with a rotary system that is operated from inside at the fireplace opening and achieve a much better cleaning than pushing brushes down from the top and without getting on the roof. We also video scan the flue from the hearth so the homeowner can be a part of that inspection or "chimney-oscopy". They see the live action of the top of the chimney and conditions that exist inside their system so when they get their report they know they are not some stock pics that could be used to sell repairs but the actual pics of the conditions they viewed in their system. And we do not have to access the roof.

If the chimney access requires multiple ladders or is a "brush with death", there could be extra cost, and the sweep would make an onsite decision regarding the ability to safely reach the top of the chimney or have to use a lesser option of binoculars or rely on experience to determine whats going on up top based on visible symptoms,  if access is too dangerous or not possible.


So don't discount a sweeps knowledge or ability on whether he gets on the roof or not. Check him out on referral sites , company web site, credentials, training and experience. We recently moved into a new house with two fireplaces. We noticed that the mortar along the top of the chimney hips was starting to crumble/break apart and the fire places were filled with soot/creosote, which would requird a cleaning. We called (Able Apply Chimney) to take a look at our fireplaces and provide a quote for ...More the cleaning and repair. We were told by the owner ( Spangos) that both of our chimney caps were defective and needed to be replaced with new ones (at a cost of ~$600 apiece) along with a repair of the hips/crown (~$1400) and the cleaning would run around $160. Although knowledgeable, spent very little time (seconds) actually looking at the chimney’s before coming up with his assessment, he was also very pushy, in a hurry, and won't address any of my questions. We were not that on having the repair work completed but we wanted the chimney cleaned, so we scheduled for both of our chimneys to be cleaned that weekend.
The technician that came out ( ) was very friendly and also addressed many of my questions that was uninterested in answering. After he finished cleaning both of our chimneys, we asked him to go ahead and repair the hips and crowns for the price that the had quoted. We did not get the chimney caps, just the repairs to the crowns/hips. We signed the agreement (which had a ‘lifetime’ warranty on workmanship) and doled out the money (~$1600) for the repairs/cleaning.
Soon after the work was accomplished (maybe a week) there was a hard rain and we noticed that the crown sealer (which was used to repair the hips/crown) was starting to wash off the hips and run down the side of the chimney, we also noticed that our firebox was leaking and letting in water. We called and he said he would be out to fix the problem the next weekend. The next weekend came and went, and no . We gave a call to the and left a note with the receptionist, but no call back. The following week we messaged again and he said that had fired ‘everyone’ and I would have take it up with the owner for the repairs. I was able to get a hold of ’s son ( ) who has been helping his dad run the business. We sent him pictures (via email) of the crown sealer streaking down our chimney and the water in the firebox. He said that they would come out to fix the hips and firebox, but the weather would need to improve first. We have made multiple calls the past few months to , , and the office to no avail. Attempted to call back again recently, and the phone line has been disconnected.
All we want is our chimneys properly repaired and the streaks washed clean from our chimney. It is a down right shame.

I have just moved into a new condo that has a fireplace. While he was on the roof he said that the branches were definitely a problem and asked if I had any big clippers, I do have big clippers and gave them to him. trimmed all of the branches around the pot that will allow us to have fires for the next couple of months until a tree trimmer can get here. Excellent service and cost ($45.00).

We called out after having a new roof put on our home. The roofing company told us some chimney repairs were needed. We called because he had repaired a chimney on one of our rental homes last year. After paying the $39.95 estimate bill, we told him we would call him to arrange a time for repairing our ...More chimney. We called back and he told us he would not be able to get to it. When we pressed him for an estimated time like next summer, he told us he didn't even know if he could get to it then. He said this is a very busy time for him and he is only working on Saturdays.
So, he charged for an estimate and now can't give us a time when he can do the work. Now looking for " a better chimney repair" company!

I'd had two other chimney companies out. The first was a "home services" company that does everything from mowing lawns, to pest control and chimneys. They told me that there was a substantial crack in my crown and that the firebox NEEDED to be rebuilt. Their quote was in excess of 1100.00. I called a second company that lists chimney ...More and masonry services. They said the crown crack was not an issue and that the firebox rebuild would be around 750.00.
I contacted at and he was able to drop by while in the neighborhood. He wouldn't let me tell him what anyone else had said, went straight to work, inspected everything, gave my fireplace and chimney a clean safety review and then asked what others had said. I told him and he double checked the firebox and told me that he COULD rebuild it if I wanted to, but that it was not necessary. His fee for doing the rebuild was below the others, 650.00. He reassured me that the firebox was tight and secure and not in need of service and that the crack on the crown was neither substantial nor an urgent repair. He wanted to only charge me for a service call but I paid him more because he had done such great work and was honest with me. When the time comes for the repairs to be made, I will be calling again. What a great business!!

Above and beyond my expectations. The tech ( ) who came out was polite, professional, pleasant, and obviously experienced in all things chimney and related. As well as honest. Once a year before getting into cold weather here in oklahoma I have my fireplace checked, cleaned, and get the pilot to the gas logs lit. This was my ...More first experience with . Have had my gas logs in my fireplace for three years and instead of going ahead and "cleaning" the fireplace as done by a different company (who also charged a lot more) thoroughly checked out the chimney inside and out and related it did not need to be cleaned. He went on to explain how gas logs are clean burning and don't produce the build up that regular wood burning produces. Something the other companies in the past failed to relate. Something else I didn't expect but was grateful for was that when he went up on the roof checking the cap and outside of the fireplace he reattached some flashing on the top of the chimney that had been loosened by the May 31 tornado. He checked out the gas logs, the gas connection to them and lit the pilot light for me. (Something I normally have to pay for the gas company to come out and do.)
Have already used the fireplace a couple of times when the temps got down to freezing and it has worked perfectly.
