"I cannot recommend this company more highly. My first interaction was with (the owner) several months ago. He initially came to assess all" the windows in my apartment which were decades old and in need of repair. Initially, my thought was to repair the windows and replace 2 storm windows that had broken during recent severe weather. When arrived he took measurements and answered my many questions about replacing the windows vs. repairing them. I felt his advice was given 100% with my best interests at heart and not at all in a way that was intended to upsell me into replacing my windows. We both agreed that my existing windows were in sad shape and not very energy efficient. thoroughly inspected the windows and frames and pointed out several rotting pieces of wood that would have to be replaced and which were presently causing gaps around my windows where heat and air conditioning were escaping (which solved the mystery of why my windows were so drafty). By the time he was finished, I still had not made up my mind about whether to replace or repair my windows. I asked to give me estimates both ways. Over the next several weeks there were many communications (mostly in the form of emails) between and I discussing options, prices, and still much needed advice. was very patient and kept saying that he wanted me to be comfortable with my choice. He was true to his word and in the end made an agreement with me that took out several unknown variables in order to give me a firm, set price (there are many variables such as the degree to which wood is rotted and needs to be replaced, the difficulty of capping /wrapping old window frames, etc that you sometimes can't know until you have started the job). Because of 's willingness to work with me, I made the decision in the end to replace all windows, replace wood as needed and have the exterior frames wrapped with metal. While I knew it was the right decision, I was still a little uneasy because I had not started with the set idea of changing the windows and braced for the cost of doing such...that was until the day they started the installation. Three very nice workmen came to my apartment and began the arduous task of removing the old windows and putting in the new. The minute I saw the first of the new quality windows in it's place, I immediately knew it was the right decision and that I owed a debt of gratitude to . It took an unexpected 3 days to install the windows and many unexpected things presented themselves (old windows were tarred-in in spots, frames were uneven and capping/wrapping much more time consuming, etc). Again, true to his word, and Windows just handled the unexpected things as they arose and did a beautiful job of installation. I am now enjoying much more energy efficient, beautiful windows. I should also mention that I am in the business of renovating houses in the DC area and have myself had dozens of windows replaced so I know what it looks like when done right. and company performed the task like the professional experts that they are. If you are looking to have anything done with windows or glass - I would highly recommend this company.

"They came and met with us to see what we needed, then they sent someone to measure the windows we had so that they could order the new windows based on exact measurements," and then they came and took out the old windows and installed the new ones. Everyone we interacted with was really nice, informative and a pleasure to work with. They explained that they are a family owned company and it shows in the way they work with you and the customer service they provide. The new windows are really great quality and super functional. I've never had windows that you can completely fold down inside the apartment to clean the inside and outside! Really nice feature. My only complaint is that it took a long time to get the windows installed (about two months), but I understand that because they are custom made it takes some time.

Hello - I hope my answer will help point you in the right direction.

 

The reason you're having a hard time getting clear information is because there are hundreds of companies saying their window is the best. There are probably millions of different features you can choose to have for your windows and in price ranges from $169-$1200 (per double-hung window).

 

I've been in the business for 15 years and have seen many different window products from many different dealers and manufacturers. This all comes down to: "what's important for you and your home?" If you want a strong warranty from a company who has a full-time service department to give you piece of mind and service your windows should needs be, or are you looking at only those companies who offer true wood interior windows that you can paint or stain to match the home decor? Whatever is your hot-button, then that's where you want to start.

 

I would recommend you first choose how you want your new windows to look. Wood-interior with vinyl clad is only offered by certain companies, while there is a vinyl woodgrain finish to give you similar results without the maintenance. If you're only looking for a white interior and don't want the maintenance, a fiberglass or vinyl window would be the best choice from what is offered in the market today (vinyl will be less expensive - not necessarily cheaper quality). If you are going to change out a window to a french door and a door to a window, then you WILL NEED to find a contractor with some carpentry experience. Some companies will tell you upfront that they do not handle those sorts of remodeling projects due to the complexity and time it would take to get it complete.

Get your roofer back out there.  Course of shingles above the window need to be pulled, self sealing flashing, drip caps, and counter and step flashing are going to be required here. 

 

This is a flashing issue as the window connects to the mansard roof surface. 

 

Condensation and a leak are two different and very noticeably different (i.e. volume) things.

 

Flashing and roofing on Mansards can be tricky but is sounds very much like a roofing issue.

For a broken window (or leaking seal in multi-pane unit), for a standard roughly 2x3 foot window, can run from low of about $75-125 for single pane to more like $200-300 range for triple pane, depending on construction and any special ultraviolet or heat reflective coatings. If a removeable window unit, of course cheaper to remove it and take to replacement glass place then have them come out, measure glass size, order glass unit, then come back to install.

 

If taking in yourself, commonly they can do single-pane in an hour or two, but count on a week or so typically for sealed double or triple pane unit to come in, so you will have to seal the opening in the interim. That is an advantage of having them come out - they measure and determine type of unit on first visit and can seal with tape and plastic sheeting (if you have not already done that), then come back with new unit and install a week or two down the road - but you are not stuck with an opening in the wall for a long time.

Much easier to scratch and typically not as good a finished quality as compared to glass.

 

Benefits are the resistance to breakage as mentioned by LCD.  Any glazing shop should be able to re-create that panel.

Thermal numbers look okay when looking at the NFRC.

 

Do you have any other data on them?  Air infiltration, Design Pressure, Visible Transmittance, and Condensation Resistance are all good evaluators.

If you are being sued and/or counter suing, then you should hire a lawyer.  While you can do small claims court and sue without a lawyer, the Contractor's insurance will provide him a lawyer to defeat you.  Plus, odds are good the Contractor has more court experience than the average Home Owner, especially if this is his standard opperating procedure.  If you go against a lawyer, you will lose, even if you are right (Saying the right thing at the wrong time is very bad in court rooms.  Get a lawyer who knows the processes).

Once you decide you are suing, there should be no further contact or access to the property with the contractor.  If you have already been told you are suing, you should stop all access to your property (you are allowing them to gather evidence AGAINST you.  Your lawyer may be able to reach an agreement outside of court to allow the contractor to fix the work within a specific time period, but even then make sure you are not in contact with the contractor.  Anything you say, will be turned against you ("The Home Owner said it was okay.")

A building official has no legal obligation in court; his job is safety and minimum construction requirements as allowed per Code.  He has no say over materials and methods, and cannot assess damage. (IRC doesn't have a requirement that the door you mention exceed 35", so he won't care it isn't 36" as an example).  What he CAN do is state if the work is unsafe or causing other conditions which are unsafe.  Let your lawyer decide; but it is not in your best interest to have the Building Offical inspect with the contractor.

To sue you need to show damages.  Get another contractor (get some references or hire an architect to help ensure you get what you need) to inspect the work and give an estimate to repair.  The amount the contractor(s) estimates becomes what you seek in court (plus court fees) from the contractor.  If his work caused problems, you should be suing, not sued.

Also, be aware that no door manufacturer makes an actual 36" door (as an example).  They each have their own frame sizes, so a "36 door" in reality will be 35 7/8" to 35 3/8".  Each door maker has slightly different sizes (go online, you can see Pella, Anderson, Kolbe-Kolbe, etc. have their actual sizes available for PDF downloads).  If you replace a Pella 36" with an Anderson's 36" they won't fit perfectly.  In fact, the different styles within the same manufacturer are sometimes even different.  The purpose of trim is to hide the gap between the wall and door frame, so your door may be perfectly fine in size and method of installation. 

When you have this work corrected (and for any future work) utilize the services of a lisenced Architect.  They will oversee the work, review requests for payments and document existing conditions and conditions found during construction to prevent the situation you are now in.  They will also ensure the proper permits are filed and the inspections called for.  Because they are a third party to the agreement, they can be the 'bad guy' and make the contractor perform, where you just have to pay the invoices they approve.  The contractor deals with the Architect (and vice versa) and you get the project you wanted. The cost of the architect would have been around $3,200 and is minimal compared to what you are dealing with now, the peace of mind is worth it and architects often find cost savings that go directly back to the Home Owner.  When you account for time alone, you will have spent more than this on just preparing and attending the court case.

Because this is headed to court, stop all communication with the contractor and get yourself counsel.  Good luck.

Overall, it was great. Very professional operation, with frequent status callbacks, and clear advance explanation of how things would go. The work was performed quickly and well.
The only flaws, relatively minor, were:
- Balances were not in stock, it took a few weeks to receive them. I didn't mind because I was informed that ...More this would be a possibility even before the pricing visit, and I was given status continually.
- They arrived a little after the prescribed hour. I think they said 10-12 and they arrived a little after 12. No big deal, other contractors give less precise time windows.
- They were not careful to keep my place clean. They left black on the walls, and the floors had footprints. The entrance lobby, where they unpacked the materials, had a lot of debris. If I hired them again, I would protect the walls near the windows, have booties ready for them, and ask that they unpack materials in the hallway.

Bill is the owner of the business, and he is assisted by his chief carpenter . I found Bill wonderful to work with, and he gave great advice regarding certain design issues that came up. Once we go the job started, things moved along steadily, though it did take longer than expected. I was completely ...More satisfied with the quality of the work that he and his crew performed. The sub-contractors that did the floor, stone sills, and that did a repair on the stone counter-top that was chipped by the previous owner were all excellent. The plumber did very good work, but he was really expensive, as was the electrician. I suppose that this is par for the course in NYC. Overall, I would definitely use Oasis again based on the work that was done. Bill and his crew were great, honest, up front with the pricing and always helpful. They worked alone in the condo, and I never had any issues with things missing.

After the normal bidding process in 2012 my building management selected to replace the windows in our 150 year old coop townhouse. For several years my bedroom was uncomfortably cold and other residents had similar window issues. The original windows were very old and leaked air causing a very cold night to produce uncomfortably ...More low temperatures in that room. This spring I decided to remedy the situation on my own by additional insulation as the window replacement by did nothing to improve the situation; perhaps the room was even colder.
I hired a contractor and spent $9,000 to insulate a wall and move a radiator and got virtually no improvement in the condition. I then called in my own handyman to place a vacuum seal over the windows to stop the air leaks. After setting up to do the work I was called into the room to see what he had discovered. He showed me how the window did not reach the top of the frame and he could put his hand through the opening! Either the window was measured incorrectly or the windows were manufactured incorrectly--either way the problem should have been problem, not mine. I had finally discovered the cause of the continuing cold situation that had made the room inhabitable on two freezing nights last year and barely liveable on the other nights. Once my handyman closed off the open area with insulation material the room was perfect. What is so strange is that could have done exactly what my handyman did and I never would have known there was a problem! Either the installer was told to just forget it or the installer on his own left the gap in the installation; either way not the proper way to handle the situation.
Unfortunately I never discovered the cause of all my discomfort and expense until long after the replacement had been fully paid for. A recent call to by our managing agent produced great "surprise" by and a promise to investigate the situation. I declined their offer to have them come and check the work as I have no confidence in their services

He was very thorough with his explanations and answered all my questions. The windows took about a month to arrive. They were booked fully for awhile and couldn't install the windows for another three weeks from when they arrived but I told them I was going to be leaving the country for a couple of months and that wouldn't do. They were able to find sometime the following week to install them for me.Though I was initially unhappy that they couldn't schedule an installation for almost a month from the windows being delivered (which is kinda crazy since I had already waited a month for them to be made) I was very grateful that they were able to squeeze me in. Though I didn't need that extra couple hours of stress while I waited to hear back. All in all the installation went smoothly. The windows look great and I am happy with the product I bought. Recommended.
