"I liked the foreman and he was easy to get in touch with. They ended up breaking something of mine that they never repaired. They completed the job with the exception" of repairing the broken item that they said they would fix.

"We were extremely impressed with
. They were the only company we spoke with who understood we were looking for a partial bathroom renovation" with a quick turnaround, and their quote was by far the most competitive of the five quotes we received. We were very impressed with the quality of work, and they did a great job in a small space. The tile in particular was extremely well done, and the attention to detail was far beyond what we were expecting. Thanks to the foreman (
) and everyone else who worked on the project. We have recommended
to others and would not hesitate to hire them again in the future.

?

This part of Don's answer follows my thoughts exactly:

"You want to deal with a professional person that is selling you a bath that was not working as a cashier a few months ago."

Do you go to the gracery store and ask for someone to cook your steak?  Of course not.  So why would you go to a building supply store and ask for someone to remodel your bathroom?  Rarely will you see a legitimate contractor take jobs from a retailer.  Why?  Because they don't pay much.  Speed is the most important thing to them, along with getting it done cheap so they can maximize profit.  About 10 years ago I worked on a few contracted structures (sheds, garages, etc.) from Home Depot.  They contracted to another company who then contracted people to build them.  At that time they paid a flat $250 for a contractor to pick up the supplies, build the structure on site, paint it, and use their own tools.  By the time the cost of a helper, fuel, tools, etc. was factored in there was nothing left for the contractor.  Anyway, the point I'm making is that the guy who will eventually show up to do the work will be so far down the line that everyone else has already taken the profits (Home Depot, ReBath, possibly someone else, and finally the guy working) that he probably isn't going to care what kind of job he does for you, quality or not.  He likely won't have much experience due to a high turnover rate and any experience he does have will probably be limited to his teachings at that job.  He probably can't answer any building code questions or identify other hazards once things are taken apart and he certainly won't do anything he doesn't have to while it is apart.

Another problem I've heard of repeatedly is that if (when) there is a problem there is always someone else you need to speak to.  You might have to talk to 4 or 5 different people before you can even get to someone that can address the problem.  Now multiply that due to having (at least) two separate companies involoved.  "You need to call ReBath."  "No, you need to call Home Depot."

You hire a general contractor for a reason.  We learn, understand, and keep up on building codes.  We are the one point of contact for all questions and issues on a project.  There is no manager in some other store, state, etc. to call.  You contract a GC and deal directly with that GC, or a site supervisor in some cases.  There isn't a huge chain of command to get through to reach the main decision maker for the business.  In a bathroom remodel you need someone who can do the plumbing, repair and/or move any electrical, install tile/flooring, drywall and paint, trim carpentry, and someone to coordinate all of that.  Sometimes you can find a qualified contractor to do all of those things and sometimes he will sub-contract out certain components (especially due to licensing laws) but you will always have that one definitive person to go to for any questions or issues.  A salesman in a store doesn't visit your home throughout the project to check on the status.  Even if he did, he likely wouldn't now what he is looking at.  The same goes for a retail manager.

Hire someone who specializes in taking care of your home.  Hire based on reputation & knowledge/experience.  You are right that not every customer can be happy so an occassional bad review can be found on just about any business.  Read the reviews, not the grades (they are always biased).  Look to see if the contractor attempted to rectify the problem, not ignore it.  Lastly, unless you want cheap, sloppy work and a whole heap of other troubles, don't hire based on a low price.

?

You gave a good description, but without seeing some photos and maybe even the space itself it would still just be a guess.

A few years ago we replaced a significant load bearing beam to raise it up a foot in the new kitchen.  It was nearly 17' long with a new LVL beam.  For us this was pretty reasonable.  The LVL was about $250.  And maybe 12-15 2x6s, to temporarily support the ceiling joists, were probably like another $75.  The labor was $800.  There was also some finish work done afterward, but that was worked into a much bigger job for the entire floor.

Technically speaking, it is likely that you need to have something spec'd out by an engineer or architect, to calculate load, etc.  I don't know your area but in most places "a mere contractor, GC, or carpenter" is probably not allowed to just rip out a load-bearing wall without someone who is qualified to do the load calculations (which will be VERY conservative.  A brand new LVL will be VASTLY stronger than it really needs to be, but it won't be expensive.  The typical contractor will be like "hey we'll sister up two 2x12s", and not really know if that'll do the trick or not.  I'm not saying that all guys are like that, but ... it is what it is.

What you are talking about is probably at least a bit more involved and I'd love to give a good estimate but it's hard to say without a better understanding of the space.

You may be looking at $1500 - $3500?  It depends on too many specifics that we just can't know without a bunch of photos, and maybe even opening up a wall or ceiling to see exactly how temporary supports could be installed, and where the permanent beam/header could be placed and properly supported.  Your span isn't all that big so if at all possible I would do it without columns - it'll be much nicer.

If I were you I would first have a quick consultation with a "professional engineer".  They are qualified to calculate load etc - and cost a lot less than a full architect.  In my experience, an engineer just wants to provide a quick, proper solution without a lot of extra BS.  My experience with architects has been less than favorable.  Too much drama and expense and he actually spec'd things wrong and my carpenter had to pick up on it.

Sorry I couldn't be of more help.  Good luck!!!

Hair spray is one of those things that is really bothersome.  We've run into this alot unfortunately.  And NOTHING we've found will actually clean it off.  The problem is that if you just paint over it, you still see shiny spots wherever the hairspray was.

Our companie's policy is to prime the area with any bonding primer.  This will seal the hairspray in and not let it affect the next coat of paint.  It would also be a good idea to lightly sand the area first.

Our recommendation for primer would be Zinsser's BIN Spray (red can) and can be bought at most paint stores or home improvement stores.  Other than that, any thing that specifically says "bonding" for a primer should be adequate enough.
?
What I always ask my customers regarding this question when remodeling bathrooms is how good they will be about maintaining and cleaning the new bathroom, especially when the old bathroom is obviously neglected.  If you are one of those people who wipes the glass down after a shower and cleans your bathroom every week or two you really don't need to spend the extra money.  If you are at the other end of the spectrum and clean it when it finally bothers you enough it may not be a bad investment.  I've had customer tell me they can tell a difference compared to their old glass without it and others say it made no difference at all.

My new kitchen is BEAUTIFUL and they worked quickly because I was under a bit of a time crunch. There was one hiccup that caused things to stall a bit because the electrician had a family emergency so that set us back but

I really cannot recommend them highly enough. I actually recommended them to one of my neighbors who is using them now for her bathroom. It was a real pleasure working with this team of forthright, good humored, hard working guys.
Speaking of which... are you guys sure I can't convince you to do all my renovations from now on? ;-)

Four months ago, My fiance and I were first-time homeowners and about to embark on our first renovation in NYC. We purchased a co-op so we needed to find a reliable, licensed contractor that our board would approve. We started from scratch (AKA AngiesList) and came across
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
who had great reviews. We scheduled a consultation with their contractor, Lior who met us in our tiny, outdated upper east side kitchen. Unbeknownst to us, he would quickly became our kitchen guardian angel. We did meet with four other companies while we were doing our homework in order to compare and contrast costs and plans...
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
's proposal was pretty much on par with others in terms of cost, but the customer service and reliability immediately far-exceeded the others (one of which did not even deliver a proper proposal).
Before signing, we expressed concerns with the proposed cost being that the kitchen was so tiny...He was very fair and honest in telling us that we couldn't expect to do the job we wanted for less than he proposed (although he did promise to help us cut corners where we could). We appreciated his honesty and that he wasn't willing to lower the price just to get our business and then shock us with budget increases through the process (I had read and heard such nightmares). It was clear that
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
values quality over quantity. Lior delivered on his promise to help us cut down costs where applicable and guided us through every step of the process. He took (ALL) our calls, emails and in-person meetings whenever necessary and constantly eased any worries ("I don't know if that counter is going to match the floors!!").
We began in the showroom where he showed up a really helpful 3-D model of what the kitchen would look like through a digital program they use. It was amazing and extremely helpful (especially to me, who has a hard time visualizing something that's not in front of me). He took the time to juggle any which way we could
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
out the new kitchen that would best fit the (SMALL) space and showed us why he chose each option.
Next, we picked out materials in the show room. Everything from tile, backslash, counter-top, etc. I must be honest, I wasn't crazy about any of the kitchen displays in their showroom, but they did have plenty of samples that more fit my own personal style so there were no worries there.
Once the orders were placed and the materials were scheduled to arrive, we began. To our pleasure and surprise, we finished about two weeks ahead of schedule. The entire process took about four weeks. The workers showed up every morning promptly at 9am and always got a ton of work done each day. It was so fun to come home and see something new in the kitchen! Living in a construction zone, was not fun. so we were happy to see they were making progress quicker than expected.
The finished product is amazing! We didn't have any cost add-ons through the process (which i heard are EXTREMELY common). There were no damaged items delivered. Everything came on time. All the materials were correct, etc. I had anticipated all the typical problems with renovations and was pleasantly surprised at how easy the process was. I would DEFINITELY use them again for any other remodeling we do in the apt.
And if you're lucky, you'll work with Lior!

was a pleasure to work with. He came in person, took a look at our space and gave us a very fair quote that he stuck by for just wall framing and installation. Other contractors who came attempted to upsell right away, stressing that our job was very big, adding on other work we would "have" to do and throwing out random numbers for stuff they would need to buy, and would not commit to a quote. As such,
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
's business approach was very much appreciated and convenient to budget towards. After establishing a quote for our base request, he then asked appropriate follow up questions one by one regarding other things he observed in our space such as with ceilings and lights, the outlet situation, and updated our quote appropriately in an itemized and easy to understand fashion. Communication during the project was good,
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
responded to texts and emails regularly and updated us on progress in a timely fashion. Lastly, he beat his expected timeline for the job, and it did not take a full 15 days as he originally expected (which was still good, as some other guys quoted us a full month). In short, with
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
, you will get a straightforward, honest, easy to work with guy who will not try to BS you. I would not hesitate to recommend
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
to anyone and will likely enlist his help again myself in the future.

For starters, they forgot to remove the carpets in the closets as I had repeatedly requested. They left staples from the carpeting hat they did remove on the stairs and left nails in various areas in the apartment floor. The floors they resurfaced were not even shiny and were left very blotchy. There are also several areas where the varnish is caked up. The floors are very rough and when you clean them, pieces of the Swiffer cloth wipes get caught. This never happend before. They also created a safety hazard for anyone of any age by installing a one inch (few feet across) piece of wood where Amit had assured us and the building manager that it would be flush. I reiterated time and time again that it had to be safe as it is an area with a lot of traffic, and he completely ignored me and installed it anyway. I have had to cover the wood with bright sneakers so no one trips on it. They got varnish all over the freshly painted woodwork in different areas. Predictably, Amit also argued about this valid point, insisting everything had been taped. Then why is the varnish there?! He just blatantly denies everything - the photographic evidence is there, yet he refuses to even look at it with his own eyes because he must know it is inexcusably awful. He simply does not want to deal with it BECAUSE I FOOLISHLY PAID HIM EARLY AND HE TAKES ADVANTAGE OF TRUSTING CLIENTS WHO HAVE ACTED IN GOOD FAITH. One of the maintenance men in the building commented that they were negligent in not even covering freshly painted surfaces while sanding (he saw this in person and told them it was wrong). The baseboards are cracked and broken in several areas. There are also unsightly gaps between the baseboards and the floor.

They splattered paint EVERYWHERE: mirrors, floor, doorknobs, doors, door locks, etc. Amit's typical non-response: it's not their job to clean up. Excuse me? We now have to purchase new window shades because there is paint literally caked all over it. It is truly pathetic work, like a drunk did it. They did not paint the woodwork in the bar area at all. There are entire areas they missed in the closets. It's just not even understandable that such huge errors occurred with practically everything.

The large glass backsplash tiles that they installed in the kitchen have enormous cracks in them where electrical sockets were replaced. When I sent him photos of this, he said they weren't like that when he was there...great excuse! We had ordered the sink and faucet for our kitchen from one of his relatives who was rude and incompetent - she ended up incomprehensibly (maybe not, actually, based on her cousin's substandard behavior)
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
up/losing the order. Fortunately, I had taken photos during our brief visit so I saved the day. He ignored any of my attempts to reach out to him about this issue. The handles were left out and not installed on the cabinets and drawers so you cannot open them without a lot of difficulty. Some of the new cabinets are scratched. There was sealant all over the new kitchen counter which will not come off. There is a thick piece of black tape along the bottom of the white wall that they neglected to paint over properly. Same issue in the half bath - left it barely covered with primer, and it is badly peeling. The circuit breaker box in the kitchen has badly peeling paint on its edges - the floor was covered with pieces of plaster when we returned.

They painted the ceiling and closets a cream color when I had asked for
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
white paint on the ceilings. They did not leave any leftover paint for us to do any touch-ups on spots that they had missed (seems like they got it everywhere but where it needed to be). They slopped glossy paint on top of the
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
paint. They also broke the door and chipped the glass on one of our closets so now the hinges do not line up and it is difficult to close. They got paint all over the shelves and even cracked the built-in desk. The paint job is horrific. There were cracks in the plaster (extremely uneven), chips in the paint, and peeling paint when we returned. Amit had assured me they would strip the paint off the door hinges and repaint them - totally neglected to do so in the bathroom. There were dirty finger prints on various places on the wall and nicks as well. This was all documented as soon as we returned.

In the full bath, the bathtub takes about an hour to drain completely. The stopper for the drain also broke off soon after we returned and is completely detached. Perhaps the workmen were bathing in our apartment as well?? I would not be surprised at this point. There was grout caked and left on the marble floor, vanity, and doorknob. The grout is also incomplete and an inch thick in areas. I don't believe they even did the shower grout at all. It looks identical to as it had previously. I discovered scribble
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
left on the mirrors as if someone had drawn on the mirror while it was steamed up. After several attempts at cleaning it with WINDEX, it is still there. They must have used a chemical of some sort - who would do such a juvenile/vindictive thing? Maybe Amit mentioned the DVD to him/them? So weird. Again, he insinuated that we had done it because there is absolutely zero accountability with this person. Why would a homeowner do such an ignorant thing? They did not remove the old caulking and just slopped new caulking over the old caulking - there are large gaps and it is half finished. There was. Even mildew under part of it hat has since been cleaned. They were supposed to varnish the wood bathroom vanity, but failed to, and it was left filthy and covered in grout. The sink and marble countertop has paint on it, and the marble has sealant on it that will not come off. They also left a large crack in the marble counter top in the half bath which they then tried to cover up with a cloth. They had to replace that, but they removed the acrylic wall towel rack and toilet paper holder in order to paint (I assume), and never bothered to replace either! What is wrong with these people?! They are nowhere to be found, and Amit's nonsensical response was that it was not listed in the contract to replace them...what?? They also removed a shelf from inside the vanity when they did plumbing work which they failed to replace - also gone. I guess he is unaware that unapproved removal of property from any premises is technically theft.

Concerning electrical work, they did not match one of the bedroom electrical sockets that previously had a dimmer. So now when we turn our lights on there is only one setting and it is brighter than Times Square - and we cannot adjust it. They also left a large hole next to one of the kitchen sockets where wiring was left exposed (I had clearly asked that that wall knob be removed as it no longer functioned). He also removed light bulbs from our light fixtures and never replaced them, so our kitchen is completely dark at night. When I raised this issue, Amit, predictably said that it wasn't in the contract to buy new halogen light bulbs, I countered this by saying that, again, it wasn't in the contract for them to remove them either! So frustrating, so entirely pointless.

Around the time of our return, Amit emailed saying that they had one final electrical inspection left that week. I replied requesting that he schedule it so that my mother and I could be present as we wanted to show him all of these problem areas. He responded informing me that, once again, the inspection is not even in the contract and that he was going to cancel it. Talk about washing your hands of something and being a coward. I have rarely encountered ignorance on such a massive scale, and then he is so crass as to insult me on top of everything else. He received all of this money early, and he did not even finish the job.

We first hired
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
Foster of
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
in 1990 to renovate the kitchen and laundry room of our
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
condo. About ten years later we hired
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
again to renovate two bathrooms. We were very satisfied with the work on both occasions
In 2012 we decided to do a full gut renovation of the
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
condo to make it into a rental property. We hired
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
to do the job which required a new kitchen, two new bathrooms, new laundry, new hardwood floors (including sub-floor), crown moldings, closets, doors, and painting throughout. The result of the renovation was so successful that the apartment now provides a high rental income.
We also hired
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
to do some alterations on the apartment we moved to. The major part of the alteration was converting a spare bedroom into a dining room by opening up a wall and installing french doors. He also installed an outdoor water faucet on the terrace. Other minor alterations included installing extra closet shelves, window valences, laundry, track lighting, bathroom cabinets. About a year later, we had some water damage on the floor due to a leaking fish tank.
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
patched the hardwood floor so well that we can't tell that there was ever any damage. (The fish tank is gone.)
The quality of work done by
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
has always been excellent. The work is always done in line with the allotted time and budget. We not only appreciate
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
's skills, but also his honesty. For example, our tenants broke the handle off the shower body in one of the bathrooms. I contacted a plumber recommended by the building to do the repair. This plumber wanted to do a lengthy and costly repair job that would have required breaking the wall open, replacing pipes, creating a lot of dust, etc. He quoted a cost of thousands of dollars not counting the cost of replacing the broken tile. I asked
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
to take a look at the damage. He said all that was required was replacing a few broken parts.
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
did the repair in a couple of hours for a few hundred dollars without breaking through walls, etc.
I highly recommend
New York Bathroom And Kitchen Remodeling Contractors Provider Name Locked
and will never hesitate to use his services.
