was amazing with every aspect of this job. The day I called him for the job he submitted the paperwork my co-op requires and was in my apartment the next day, doing the floors. His crew did a beautiful job in spite of a challenging situation, salvaging tiles ruined by a previous flooring contractor. He expertly advised me on color (I would have gone too dark) and the color is now perfect. He was extraordinarily kind and professional, going above and beyond. What meant even more to me was his ability to stain my floors in a manner that is least toxic to my baby, by using only water-based, low VOC stain and varnish. Most of the other contractors I spoke with who used water based varnishes would put it over oil based stains without waiting the recommended amount of time in between.

The floor was beautiful, but was stained unevenly. During the year (it was laid last

2012) the edges lifted and it took repeated calling and emailing to get the owner to come see the floor for himself. He first sent his foreman,

, the owner, finally saw it, he immediately admitted to the problems and promised to fix them this summer.
So they came and re-sanded and re-stained. All looks good, except now the back hallway doesn't even come close to matching the new floor or the existing ones in the adjacent bedrooms. That had been the whole reason to sand and stain that hallway in the first place: so it would match! Now I am getting a great deal of push back from them to come and fix it.
The problem with the whole experience is that

passes the job to his foreman, who shows up and introduces himself, but leaves as soon as you do and does not monitor the workers he leaves behind for quality. This same foreman is then loathe to admit to the owner that there is a problem, since it reflects on his lack of oversight.
I get the feeling they have way too much business to handle and the smaller jobs, like mine, are given little to no thought or attention.
After they did return and re-stain the back hall to my approval, the floor separated again over the winter...I now have large cracks between boards. I will not use them again.

. There was one hitch with the estimate however, which was that the 'discount' mentioned in the coupon only applied if you paid in cash. I personally don't feel comfortable paying thousands for a job in cash, so I couldn't take advantage of the coupon. Felt a bit misleading, but the price was good, so I just let it go.
Then there were major delays on my end because our closing was pushed back for months, so it was months before we actually got to schedule the installation. We ordered the flooring and molding through

and it arrived as expected. Our job was set to start on a Friday, but thanks to a major snowstorm, the start date got pushed back to the next Monday. When I spoke to them on the phone about the delayed start, I mentioned to them that we were (a) living in the apartment and planned to stay there while the floors were getting done and (b) had many deliveries scheduled to arrive that week. I originally scheduled the deliveries an extra day after the floors were supposed to be complete, but now there was no wiggle room. They reassured me that we'd have no issues living there while they were working and that the guys knew how to move things around so they could work with stuff arriving. They also reassured me that even with the delayed start, the job would be definitely be done in two days, so I moved deliveries so that they had two whole days w/o any deliveries to finish the job.
On the first day, the guys arrived an hour and a half late. While it's understandable that there can be traffic or other delays, there was no phone call to let me know what was going on. So I was left waiting, late to work and wondering if anyone was even going to show up. When I finally called the office, they blamed the holidays, miscommunication and traffic. When the guys did show up, it turned out that one of the materials they needed for the job wasn't there (I was told previously that they would provide it) so all they could do was rip up the existing carpet on the first day. After a half a day of work, we were left with bare concrete floors with staples sticking out and not a single sq ft of space to 'live in'.. we reminded them that we needed to stay there while the work was being done, but perhaps my idea of a 'livable space' and theirs were a little different. (we ended up going to a hotel that night). I called the office that day because we could not afford any delays and got reassurances that they would be on time the next day and that they'd have all the materials they needed to get the job done the next day.
On the second day, four guys arrive right on time at 9am - which was a great start. They said they brought four guys with them so they could get the job done and they should be able to finish the entire job that day. I was thrilled. I made sure they had both my number and my husband's and told them to call with any issues or questions. By 3pm that day, my husband came back to an empty apartment. 75% of the job was done and the place was empty. There was dust everywhere and they hadn't covered any of our belongings (or closed the bathroom doors where stuff was jammed in) and so dust got all over our stuff. I received no update as to what happened or why they didn't finish. I called the office to find out and they never called me back. We had deliveries set to arrive starting the next morning and I wasn't sure there would be space to set everything up.
The next morning, two guys arrived to finish the job. There was no explanation or apology for what happened the day before, but the guy had questions about the installation. I told him the day prior to call with any questions or issues, but it seemed he didn't finish installing the molding because he wasn't sure about something. Why didn't he call? I also found out that the molding that was installed needed to be painted and that is our responsibility. This is only a minor annoyance because had they let me know about that earlier, I'd have had the painters (who came two weeks ago) paint the moldings then, _before_ they got installed.
Then I got a revised invoice from the office along with a disclaimer that they don't provide any warranty on the installation and that the product that they recommended and we bought, also does not have a warranty. Even Lumber Liquidators products come with a warranty! And their Angie's List page says they warranty their work. That also felt a bit misleading.
All that being said, the floors themselves came out great. Despite the hiccups mentioned above, the guys were nice and we are happy with their work.

The pros:
We received 4 estimates from contractors in Long Island, Queens, and Brooklyn. A lot of them wanted to charge us the "Manhattan" price, which is inflated about 30%.

's workers carefully taped up everything before sanding. Sanding causes an insane amount of sawdust so I was amazed how little sawdust there was after the job was done. The job took 12 working days. The workers carefully moved all our furniture around and did an amazing job. We got the look we wanted exactly. None of our furniture was damaged and all our valuables were intact. For final payment, I met

and his family near his home; he is a great guy and has a wonderful family. I am happy to have had the pleasure of working with someone with such high standards and integrity and competence. The cons:
If I had to complain about anything,

's guys didn't fully protect the white baseboard and got some black stain on them. Most of the areas affected had been fixed with mineral spirits but in the bedroom, it wasn't fixed. If I had to nitpick, this would be the only issue I would have with their work. I'll get some white paint to paint over it.
Also, during the estimate,

missed out on seeing a floor repair spot. He asked for an additional $500 above the estimate but was kind enough to eat the cost if I would be upset about it. Seeing as how his guys were doing such a great job, we met halfway and I paid him an extra $250.

They were to come at 1:00PM. At 1:00PM I called to check their arrival time and was told the appointment was scheduled for between 1:00 and 2:00 which it was not.
They came in and looked at the job and told me there was a minimum of $700.
I had told them it was a small repair.
They thoroughly wasted my time.

We have a small 1-bedroom apartment in a fine prewar building in Manhattan, and our living room floor had become badly worn over the twenty years since we last had it sanded.
