"We left another company to move monitoring over to . M was SOOOO helpful. She called us back with every little detail." They use a 3rd party installer - he was able to come and deauthorize our previous monitoring system and redirect to . He was here for over an hour, but only charged us for an hour of work. was awesome - our previous provider had made us purchase a new cell monitor device, which I wasn't willing to do again. She called all companies and did all of the leg work to make sure we could integrate with their system. It's amazing how a call back and a little attention from a company makes your experience so great! Would highly highly recommend. Feels great to have such a competent company monitoring the security of my house for the same price as many other incompetent companies!!!

"We bought a new house with an alarm system - spoke with Nick about monitoring. His guy insisted our installed cell communicator would not" work with his monitoring so we bought a new cell monitor and signed up for a year service. We also paid him to add glassbreak sensors. ONE YEAR after paying him we still had not received the glass break sensors after my husband called him atleast once a month. Then our alarm stopped communicating with central station. We found this out on our own from another company - not once did Nick alert us that we weren't monitored or being covered, etc. We had gone out of town multiple times as it flashed "FC" (failure to communicate). After atleast 10+calls to Nick where he always had a new story we switched companies after losing 9 months of monitoring fees. The new company said that the old cell monitor works fine with any system and the cell monitor we bought from for $200 can not be used because the holding company will not release the monitor because Nick hasn't paid his bill. I was also told that Nick is not licensed to provide security monitoring by the LA Fire - BEWARE he will take you in as a super nice guy on the phone and not deliver.

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

For anyone wondering if the installation is too difficult, I can tell you that it is not in the least bit difficult. Additionally, for anyone wondering whether the technology is as good as the the "hardwired" companies, it is far superior, as evidenced by the fact that companies are quickly switching to the technology that FP is using. Finally, I had a technical question that I called about a week after installation, and again, fantastic customer service. I also love the remote monitoring of my security system using my cell phone. I believe that anyone considering FP would be extremely happy with this product!

I hired Nick to install a TV sound system and security system in my French Quarter condo. The security system works okay, but the very expensive sound system has never worked the way he promised. Service after the installation has been practically non-existent. He hardly ever answers the phone or emails. When I am able to reach ...More him and make an appointment for service, he rarely shows up. Nice guy, but a very poor business person, full of empty promises. The initial installation was done almost 2 years ago, and I have been wrestling with him for service every since for a sound system that has never worked right.
I'm writing this review now because I'm finally giving up and hiring someone more professional to fix . If after-the-sale service is important to you, then I wouldn't recommend Nick .

I had a family friend over whose an electrical engineer, as well as the installer from the cable company (that offers their own security product), and both were incredibly ...More impressed by the quality of the system and ease of use. I would recommend that anyone use Link if they want an inexpensive, high quality option in which self-install doesn't mean "you're on your own."

The kit arrived in time for our home closing, but upon installing it, we had to order a new card, as the system wasn't reading our wireless network. We were then able to easily install the system, but after only a few days, the smoke detector battery went bad and the detector started chirping. We changed the battery, with ...More the same outcome, so contacted and they sent us a new smoke detector (which took approx 2 weeks). The window, door, and impact detectors seem to work just fine. Our only suggestion is to create a backlit entry panel, as its hard to see in the dark. We will also add cameras, as makes them available.
For the money, this is a good system and, because it's cellular, it's more reliable than an internet-based or hardwired system.

This company is so hard to work with!! If I could easily get out of my contract without having to pay another compan to require my house again, I would!! ASG/ has messed up my bill every single billing cycle since I have been with this company (~1 year). Every 3 months, I have to call them to inquire about my bill because every ...More billing cycle charge has been different since my alarm system was installed. I have never been billed the same amount twice (even though my services with them have never changed) - whether its an improper double charge, incorrect prorating, or an increase in the yearly fees without any notice whatsoever - my bill is always screwed up. Either they charge the wrong amount, or they don't charge enough and I have to chase them to charge the correct amount, because they deemed me "late on my payment" even though they have my automatic debit set up and charged an amount, just not the full amount due. The customer service is absolutely horrible!! And when I have attempted to contact them either to speak to someone about my bill inconsistancies or speak to someone about ending my contract, I have to call multiple times because no one ever answers the phone when you need customer service. Horrible company!!

Package did not contain 2 keypads like the special described. We were able to get an extra entry sensor, keychain, shipped to us instead, for no extra charge. DIY installation is very easy. Testing went fine and customer support has been good so far. We are happy with the interactive monitoring option, and will recommend the system to others.
