"My wife and I recently made an offer on a new home in Highland Park of , MN. After soliciting a number of different contractors on Angie's" List via Angie's Ask a Question, had the weekend availability on short notice we were looking for. Immediately following our home's inspection Oothoudt of arrived at a previously arranged time to walk through the property and give us recommendations and advice on any necessary repairs (including the roof and water seepage in the basement) and the potential (including costs) of converting a large sunroom into a master bedroom and finishing the basement. After a couple of hours clearly knew what he was talking about and made my wife and I feel a lot more comfortable as first time home buyers (especially since we were buying an old home). Rather than discuss expensive drain tiles as my wife and I expected, he recommended gutters, drainage spouts, and landscapping to try to control the seepage in the basement. The cost of $75 to pick his brain (especially on a weekend) was extremely valuable. Plus the money will be credited for future work (which will definitely be coming)!

" is a nice, professional guy, but his work has been terrible. We have owned 10 homes on both sides of the Twin Cities and rehabbed every one" of them to various extents and never hired a contractor who is so bad. We would never hire or recommend this company for several reasons: 1) Their project manager has such a bad attitude that even the city inspector didn't want to deal with him; 2) We have repeatedly been told "two more days and two more days," and after three episodes of this and more problems caused by them than fixed, we decided to cease the work with them; 3) Their guys left for the day and left the power turned off in the house, leaving us in the dark when we arrived home, not knowing if the power was off for a good reason or if it was just circuit breakers (hard to tell when you're not prepared with a flashlight); 4) Today, upon arriving home on supposedly the last day of work, the washer was not reconnected when they supposedly finished for the day (again, was supposed to be the last day), leaving us with a flood in the basement; 5) They have basically no communication skills. We did not get calls when they encountered problems, and 6) They drove a nail into our main plumbing stack to the first floor and basement bathrooms in connecting the new plumbing, causing a leak for which they will not take responsibility. We instead had to pay a plumber to come out and repair the problem they caused. , the owner, took 4-5 days to reply to the first complaint about their project manager and nothing changed with the guy. His attitude stinks and he thinks he can vent on customers when they don't like his work or attitude. didn't seem to care about it. It's all true and we stand by our experience. Most of the people we have hired in the past would have completed the sheet rocking within these two rooms within one week. They have so far taken 10 business days and are still not done.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

No.  Heck no.  Here's a good example.  We very recently needed to find someone to install about 500 square feet of exotic wood flooring (we already have the materials).  We contacted about 12-15 top-rated Angieslist contractors.  Out of the few who did get back to us, we got 5 quotes, 2 of them were literally just over the phone.  They "didn't feel it would be necessary to even see the space". 

 

Here were the bids: 

$4000 (sight unseen), $2800 (sight unseen), $2500, $1500, $1450

 

We didn't "share our budget for this".  Why would we?  We asked them to bid the job.  That's it.  All of them should be well-qualified and they are all highly rated.  We were interested in how THEY value their time/resources - for an apples/apples job. 

 

Do you still think that you should tell them about your budget?  Your choice.  From my standpoint it isn't their business.  I'm asking them to bid on a project.  Invariably I'll get some very high bids, medium bids and a few more reasonable ones - ALL from "highly rated contractors".

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

We had a very mixed experience with Otogawa Anschel, best summarized as:
We found Anschel to be outstanding in design, color consultation and fixture choice. We are delighted with the indoor appearance of our addition. We found the company weak in structural work.

There was one issue during construction, ...More and two issues since, that have required extra vigilance and repair.

1) Leaky roof. We had a metal roof installed over the entire house as part of our contract with OA. During construction, we had problems with leaking (significantly into our porch as well as entering the basement below the porch) after the ice and watershield was applied, but before the metal roof went on. We immediately notified OA of the problem, and were assured that these leaks in the ice and watershield would be repaired before the metal roof went on. After the metal roof went on, and after the project was completed, we continued to have problems with a leaky roof. In April of 2009, we noticed water leaking from the bathroom ceiling, and in January of 2010 we noticed water leaking into the porch. We called OA after each of the instances, and their roofer came out to repair the leak each time.

In the summer of 2011, we could tell by smell that we had a mold problem in our second level. To fully evaluate the problems of mold and a leaky roof, we hired a new contractor (not with OA) to gut the second level, and do water testing of the roof. To our dismay, we found three additional areas of leakage for a total of five areas of leakage. We contacted OA with this information. Conversations, meetings and e-mails with the OA project manager, our contractor, and the owner of the roofing company us all to the agreement that their roofer would repair the problems, with our new contractor present to review the work. Since their roofers had been out to our home at least twice since completion to repair leaks, and the leaks persisted, we did not feel comfortable trusting repairs to them without review of their work.

Then came three agonizing weeks in which their roofer made, then broke, three promised dates to repair the roof. Their roofer did not return multiple phone calls or e-mails from OA, nor from the contractor we hired. Our contractor held his schedule to be present for their roofer. When their roofer did not show up on November 14 as promised (yet again), and did not make any contact with OA or our contractor, we called off the job with OA.

On November 18, OA told us their roofer would be out the next day. This was the fourth time we had been told a date that their roofer would be present. Our contractor could not be available on less than 24 hours notice, and had already lost $2000 worth of business holding his schedule to be present when OA said their roofer would be present. We informed Anschel that we were done with OA, even though this meant we would incur the costs for repair of the roof.

Through this entire process, OA maintained that their roofer they contract with is a "careful conscientious individual who cares about his work." With such profound differences about what constitutes "a careful, conscientious individual who cares about his work" plus the problems described above we realized we could no longer work with OA.

Addendun: Attached are photos taken during the repair of our roof which highlight the poor workmanship of the roofers subcontracted by . In short, flashings were inadequate, there were HUGE gaps in the rigid foam insulation and abundant mold on both the inner and outer surfaces of the rigid foam (developed in the three years since installation due to exterior leaks and inadequate ventilation).

2) The initial design and construction of a cantilevered kitchen bump out did not have any external support. Once roughed in, we questioned this, concerned about the weight of a refrigerator and cabinetry in this space. We asked about this, and he assured us that no external support was needed. We were not reassured, and hired a structural engineer for a second opinion. He (structural engineer) recommended external support support. OA ultimately did place two posts to support this bump-out, so all did end well.

3) Musty smells and high radon levels in basement since completion of project. We particularly noticed this in the summer of 2011, and learned from a consultant that the vapor installed in the crawl space under the new addition was ineffective due to punctures in the sheeting, and termination of the sheeting short of the perimeter wall. (We had not been in the crawlspace since construction.) Radon levels in the basement were 5-6 pCi/ (should be less than 4). We had the vapor replaced and reinforced, and radon levels have subsequently dropped to 0.5-1.5 pCi/ . We did not ask OA to fix this problem for us.

We purchased a home that had a three season porch that was purchased from in . The previous owner left the information about the porch so when we noticed mold forming along the inside wood paneling, we decided to have someone take a look at it. A contractor came to look it over and we shortly saw this ...More was a serious issue. We called and was told that they had problems with the contractor that installed this porch. said they would not be able to have anyone come out for at least a week. Due to having some of the siding already removed, we went forward with having it repaired and documented the issues with pictures. Several fundamental problems were discovered the worst of which was that the porch was installed such that rain water move toward the house rather than away from the house to the only downspout. All of the gutters handing water for the largest portion of the roof directed the water to the porch. Is that ? A week later when someone from did come to our home, I was told that they had problems with this porch because the door opened in rather than opening out. They did spend an hour or two and installed a new downspout to allow some of the water from the roof to drain away from the porch. We spend almost $3,000 to repair and rebuild the porch so that we could us it. When I went to in I was asked ?what would be fair? and told that I wanted to talk about that once the repairs were competed. I have called the office, cell phone, and sent e:mails and not gotten a response to any of these. I now see that their new web site repositions them as a ?remodeler? and there is not mention of installing these porches which were their focus last summer. I would never use them for anything. I initially waited months to get an estimate from ; I'm not sure why that was since I had used his services in the past. Once gave me the estimate, he responded quickly by either e-mail or phone to the concerns I had about how to modify the project to bring the cost down. ...More had some ideas how to modify the drawings to reduce the cost, and eventually the estimate was $38,000. works on time & materials. I have used him before the the quality of his work is superior. His honesty and integrity are unusual in this business. I've learned this the hard way. For various reasons, I eventually hired a different contractor who used a bid rather than time and materials. I wish I had hired for this job. I know from past experience that the quality on all components, from materials to labor to detailing would have been superior. I would have paid more and I would have gotten more than what I paid for in terms of quality and satisfaction. My advice to anyone considering hiring is to hire him. Although you may pay more $$ than with other contractors, you will not regret it. You will get outstanding quality, honesty, integrity and clean-up daily of the work site.

I first saw this company at the Green Expo in St. in May 2010. The salesperson visited with me twice at my home. On the second visit he brought samples of their windows. I did not hire this company because in the end I wanted a more personal design and I also prefer double-hung to sliding windows. However, the design looked ...More good for a sunroom type addition with lots of windows and lots of light. If I had wanted the design they offered, as far as I could tell they would be a decent company to do the work. I would recommend asking for addresses where they have completed work to go and look at before hiring them (or any other company).

I was very dissatisfied with them. I had nothing but problems with them in the inspection and everything else. I was not very happy with the workmanship and how they handled the job. The guy who we contacted was nice and he was willing to work with me. I chose them because they had good ratings online. The price charged by them was average. They just ...More kept charging for things that I didn?t want. I had a border which was fine and it was $50 for that border. He said that he had to get a new permit. It wasn?t a big deal but he charged me extra for going and getting a new permit. He failed the inspection several times. He really harassed me for the money when I said that I wanted the job done first. So he just kept doing the job in parts. The inspectors came back after the job was done and we also had to call the electrician back since things weren?t done right. The way he handled things were not professional. He called me when I wasn?t at home and left a message for me. He was also doing stuff that I didn?t know about. He was arrogant. The work was supposed to be done in a week to 10 days but it took him 3 months to complete. He didn?t followup with the permits and the electric work. He wasn?t professional and he used to over talk. He used to use his way to do the job when I tried to explain things to him. Things had to be done again and I am still not happy even though the porch looks very nice overall. However, there are faults and we still have some problems with the work done. He just ignored when my son-in-law tried to tell him how few things had to be done. We aren?t bothered anymore. I would never use their services in the future.
