"Took some time for work to begin, but they were the only ones able to call us back in a timely manner (we were on a waiting list for most contractors). They started" working with us right away and let us do many many revisions of the design. We have an old chimney for a furnace that is no longer there that makes things difficult, but they were able to work around it. As far as cost, several other contractors, including an IKEA based one, gave us a minimum of $50,000 with no upgrades, additional features and not including appliances. did this with a cabinet upgrade, quartz countertop, and higher end items. We saved some money by purchasing appliances at Home Depot during Black Friday sales and the sink and faucet at CostCo. was able to work with these with no issues. For the kitchen we installed a new small wall for the refrigerator to sit against, and a peninsula that overhangs to allow extra counter space and seating area. helped us be involved in all the decisions, such as light switches and which sink to put the garbage disposal in. They were able to work with us for scheduling since we had a different contractor do the flooring.

"Wow! Twin Cities Remodeling really amazing job at my house. (the owner?) came over and gave me a great, low estimate on re-sashing 5 basement" windows and replacing a storm door. He worked with me to make sure I was getting the best deal and the best product. He convinced me to get a slightly nicer door than I intended and he was RIGHT. This part of Don's answer follows my thoughts exactly: 

"You want to deal with a professional person that is selling you a bath that was not working as a cashier a few months ago."

 

Do you go to the gracery store and ask for someone to cook your steak?  Of course not.  So why would you go to a building supply store and ask for someone to remodel your bathroom?  Rarely will you see a legitimate contractor take jobs from a retailer.  Why?  Because they don't pay much.  Speed is the most important thing to them, along with getting it done cheap so they can maximize profit.  About 10 years ago I worked on a few contracted structures (sheds, garages, etc.) from Home Depot.  They contracted to another company who then contracted people to build them.  At that time they paid a flat $250 for a contractor to pick up the supplies, build the structure on site, paint it, and use their own tools.  By the time the cost of a helper, fuel, tools, etc. was factored in there was nothing left for the contractor.  Anyway, the point I'm making is that the guy who will eventually show up to do the work will be so far down the line that everyone else has already taken the profits (Home Depot, ReBath, possibly someone else, and finally the guy working) that he probably isn't going to care what kind of job he does for you, quality or not.  He likely won't have much experience due to a high turnover rate and any experience he does have will probably be limited to his teachings at that job.  He probably can't answer any building code questions or identify other hazards once things are taken apart and he certainly won't do anything he doesn't have to while it is apart. 

 

Another problem I've heard of repeatedly is that if (when) there is a problem there is always someone else you need to speak to.  You might have to talk to 4 or 5 different people before you can even get to someone that can address the problem.  Now multiply that due to having (at least) two separate companies involoved.  "You need to call ReBath."  "No, you need to call Home Depot."

 

You hire a general contractor for a reason.  We learn, understand, and keep up on building codes.  We are the one point of contact for all questions and issues on a project.  There is no manager in some other store, state, etc. to call.  You contract a GC and deal directly with that GC, or a site supervisor in some cases.  There isn't a huge chain of command to get through to reach the main decision maker for the business.  In a bathroom remodel you need someone who can do the plumbing, repair and/or move any electrical, install tile/flooring, drywall and paint, trim carpentry, and someone to coordinate all of that.  Sometimes you can find a qualified contractor to do all of those things and sometimes he will sub-contract out certain components (especially due to licensing laws) but you will always have that one definitive person to go to for any questions or issues.  A salesman in a store doesn't visit your home throughout the project to check on the status.  Even if he did, he likely wouldn't now what he is looking at.  The same goes for a retail manager.

 

Hire someone who specializes in taking care of your home.  Hire based on reputation & knowledge/experience.  You are right that not every customer can be happy so an occassional bad review can be found on just about any business.  Read the reviews, not the grades (they are always biased).  Look to see if the contractor attempted to rectify the problem, not ignore it.  Lastly, unless you want cheap, sloppy work and a whole heap of other troubles, don't hire based on a low price.

You gave a good description, but without seeing some photos and maybe even the space itself it would still just be a guess.  

 

A few years ago we replaced a significant load bearing beam to raise it up a foot in the new kitchen.  It was nearly 17' long with a new LVL beam.  For us this was pretty reasonable.  The LVL was about $250.  And maybe 12-15 2x6s, to temporarily support the ceiling joists, were probably like another $75.  The labor was $800.  There was also some finish work done afterward, but that was worked into a much bigger job for the entire floor. 

 

Technically speaking, it is likely that you need to have something spec'd out by an engineer or architect, to calculate load, etc.  I don't know your area but in most places "a mere contractor, GC, or carpenter" is probably not allowed to just rip out a load-bearing wall without someone who is qualified to do the load calculations (which will be VERY conservative.  A brand new LVL will be VASTLY stronger than it really needs to be, but it won't be expensive.  The typical contractor will be like "hey we'll sister up two 2x12s", and not really know if that'll do the trick or not.  I'm not saying that all guys are like that, but ... it is what it is. 

 

What you are talking about is probably at least a bit more involved and I'd love to give a good estimate but it's hard to say without a better understanding of the space. 

 

You may be looking at $1500 - $3500?  It depends on too many specifics that we just can't know without a bunch of photos, and maybe even opening up a wall or ceiling to see exactly how temporary supports could be installed, and where the permanent beam/header could be placed and properly supported.  Your span isn't all that big so if at all possible I would do it without columns - it'll be much nicer. 

 

If I were you I would first have a quick consultation with a "professional engineer".  They are qualified to calculate load etc - and cost a lot less than a full architect.  In my experience, an engineer just wants to provide a quick, proper solution without a lot of extra BS.  My experience with architects has been less than favorable.  Too much drama and expense and he actually spec'd things wrong and my carpenter had to pick up on it.

Hair spray is one of those things that is really bothersome.  We've run into this alot unfortunately.  And NOTHING we've found will actually clean it off.  The problem is that if you just paint over it, you still see shiny spots wherever the hairspray was.

Our companie's policy is to prime the area with any bonding primer.  This will seal the hairspray in and not let it affect the next coat of paint.  It would also be a good idea to lightly sand the area first.

Our recommendation for primer would be Zinsser's BIN Spray (red can) and can be bought at most paint stores or home improvement stores.  Other than that, any thing that specifically says "bonding" for a primer should be adequate enough.

What I always ask my customers regarding this question when remodeling bathrooms is how good they will be about maintaining and cleaning the new bathroom, especially when the old bathroom is obviously neglected.  If you are one of those people who wipes the glass down after a shower and cleans your bathroom every week or two you really don't need to spend the extra money.  If you are at the other end of the spectrum and clean it when it finally bothers you enough it may not be a bad investment.  I've had customer tell me they can tell a difference compared to their old glass without it and others say it made no difference at all.

I hired this company because they are pet-friendly and they have a good reputation of hiring women in the trades.
I specifically used them for a home that I manage as rental. They were extremely considerate to my renter and were accurate in the times that they needed to be in and out of the house. They communicated thoroughly with both the renter ...More and myself. As I mentioned before, they are super pet-friendly. My tenant has multiple pets and they were able to work out a pet safety plan before a worker even entered the home. They told me in advance the exact dollar amount of the work I needed and they delivered it!
I recently found out that they are now offering handyman services and as a landlord this is also a really good fit just because of their ability to communicate with both the landlord and the tenant so effectively.

We chose Provision because it was a family owned business and their bid was reasonable. During the initial estimate and bidding phase they provided floor plans and cad drawings at a minimal price, which was reimbursed when we chose them. Other companies wanted large design fees before giving us more than a basic estimate and ...More floor plans. We enjoyed working with and his crew and felt they were responsive to our ideas and concerns throughout the process. , 's wife worked with us to keep us within our bid and budget. Like all projects we went over on some things due to electrical updating and some plumbing issues which were minor. often included w/o cost work that other contractors might have charged for. His cabinet maker was excellent. I cannot say enough about his craftmanship. He provided us with a custom kitchen so it would work within the footprint of the original kitchen. he was able to give us the storage we wanted and many good ideas. He was responsive to concerns we had and we were delighted with the end product, All of Provision's workers were conscientious and worked hard to provide a quality job. We would recommend them for any renovation project. As with all large projects there were a few bumps in the process, mainly a delay in the bath tile order that pushed the project out of schedule for a few weeks. Since we were not living at the house during the construction this delay was not an issue. There were a few times we wondered why no one was working on the project but these delays were kept to a minimum. Once again, any concerns or problems we had were promptly addressed to our satisfaction. (The final cost did not include new appliances.) I enjoyed working with and Provision and would certainly use them again and would recommend them.

EXTREMELY DISAPPOINTED by poor planning, poor communication and poor quality of work. We contacted (owner ) and had a quick response and appointment. provided an estimate on the work effort do some work in our main floor bathroom, to install a new bathroom in our half story, ...More spray foam insulate the half story, install HVAC and finish the sheetrock on the 2nd story to the point where it was ready to prime/paint (we would do the finishing work). was accommodating to schedule the job based on our available timing. We were hopeful by the responsiveness. He indicated that it would take 1 week for the main floor bathroom work and 3-4 weeks for the 2nd floor bathroom/bedroom work. We specifically asked that they get the main floor bathroom tub installed as priority so we would not be out of a bathroom in the house for the shortest time possible. When I asked him about when the main floor bathroom would be finished enough for us to tile, he then tried to claim that we were switching the priority of work to be done, which was incorrect since we’d talked about the main floor bathroom being the top priority since our first meeting. ’s team started out strong over the first week but then planning of the work was poor and communication even worse. The team ended up spending about 2.5 days a week at our house – a job that should have taken 3-4 weeks took 6 weeks (my husband was home during the day so knew exactly when and how long anyone came to work on the house and the days they didn’t or only came to drop items off). When we requested that communicate to us on days they would be working at the house or not (so we didn’t have to pay for off-site care of our dogs if they weren’t going to be there), we got nothing other than more excuses. If they had decent project planning skills, they should have been able to provide notice at least a day in advance when workers would be there or not. But the owner would not agree to provide communication or schedule details. After being concerned about the lack of work happening on the project on a weekly basis, I wanted to review the contract. However, when we in initially reviewed the contract at a high level with the owner said he said he would provide us a copy of the signed contract, which he never did. I had to contact him asking to see the contract to determine when the 2nd payment installation was due to be able to get him to give me a copy. When he finally did provide a copy, in reviewing the contract, it was clear that his contract is padded to his advantage (lesson learned: Always read EVERY word of a contractor’s contract in detail – ask for it before the meeting and ’t sign anything until your concerns are addressed). could not show up at the job site for 30 days before we had any recourse. He could be 60 days late in completing the job and only then would we have any recourse. Yet we only had 30 days to complete our work as he required payment after the final inspection was done, or we faced financial penalties to . Days they were supposed to work onsite were filled with one-excuse after another (including one subcontractor admitting to “too much ” the day before so he couldn’t show up as planned). Finally stopped even making excuses or communicating at all. One week he asked if a subcontractor could come on a Saturday; I said yes IF he let me know for sure beforehand. Saturday morning came and we still heard nothing from –I had to send him an email asking if they were coming or not and he finally he responded no. There wasn’t even common curiosity to follow up. Even worse than the poor communication and planning was the poor quality of their work: •They knocked a hole through our living room wall when installing HVAC through the hallway and didn’t even notice it until I brought it up to . They patched it but never finished the sanding of it – we had to finish it before repainting the whole room. They took no care to shut doors or hang plastic to minimize the dust from their demolition and sanding, even though we specifically asked about them doing this in our initial meeting. Our whole house was covered in dust and mess since they took no care to protect. ?They damaged walls in the kitchen and dining room as they brought in sheetrock or other supplies and made no effort to fix or even acknowledge. ?The team did things that violated quality practices as far as venting out through the roof, and my husband had to bring it up multiple times before they would fix it. ?We ended up having to finish doing the backer board in the bathroom ourselves in order for us to be able to move forward on tiling the shower so we could have the bathroom inspected within 30 days & to avoid penalties since their team wasn’t showing up consistently and completing their part of the job. The backer board was sitting unfinished for 2 weeks (I took daily pictures of their progress – or lack-thereof -) so there was no planning or organization around finishing up this work, even though we’d asked them 2 weeks prior if they could have that part finished up by that date so we could work on the bathroom tiling while my husband had the week off work. • We also had to do electrical and plumbing work in the new bathroom that was part of the contracted work was supposed to complete. We received no compensation /bill reduction for the drywall rework that we had to refinish due to poor quality, nor did he take off any cost for the plumbing or electrical work that we did. He did take off a little bit of money for finishing the drywall in the bathroom area, but not nearly what he would have paid a contractor. •Sections of the floor that they cut up weren’t replaced, so we had to fix ourselves •The drywall was finished two weeks after said that it would be done. The finishing job was TERRIBLE!!! You could see seams between sheets of the sheetrock, as they were poorly installed. ?They over-sanded the tape and sheetrock so that there are patches of “pilly” and “fuzzy” all over the walls that were very apparent and would even more obvious once painted. ?They used too course of sandpaper in some spots and left deep sanding in the sheetrock. These would also be visible once painted. ?None of the vent covers fit due to the poor drywall job, so we had to fix those portions of the wall before it could have the final inspection. ?When I reached out to the owner expressing our concern over the poor sheet rock finishing job, said that he would send someone out and make it right. ? sent the finisher back out, who is an independent contractor that uses. didn’t even come out himself to look at the poor job of his contractors/subs. At first the Finisher tried to convince my husband that it was a fine job, which anyone would know it was not. ?Next he told my husband that it was a complicated job. My husband agreed and told him that this is the reason why we hired a professional to do a good job on it, rather than doing it ourselves. ? He asked my husband what we wanted him to do and when he told him that we wanted him to fix the poor job they did, his response was that it would be a lot of work and he didn’t think that anything he did would be good enough. He just left, without doing any work to repair the poor job. . ?We then had to spend three days refinishing the poor drywall job that ’s contractors did! My husband sent an email telling him what happened with the dry wall finisher’s actions and our dissatisfaction over the poor quality of his work. He did not even acknowledge it. His only communication after that was the final bill to me. When I again expressed our frustration over his company’s poor quality – again – no response. Unfortunately, I had mailed a final check the day before the sheet rock person was coming to supposedly fix the poor sheet rock job, as I assumed would keep his word to fix the sheetrock and I was leaving on a business trip so was trying to pay him timely per his contract rules. ?Had I known that they would not actually fix anything and we were left with a big mess of sheet rock that we’d have to fix ourselves, I would have not paid him and taken him to arbitration to get it resolved. •When the final inspection came around and didn’t even bother to attend. He sent another contractor who had never even seen the job. My husband pointed out the flaws in the drywall to this contractor. The contractor told my husband that all of these flaws would stick out like a sore thumb once the room is painted, so should have known that the drywall finish was substandard, but after multiple communications to him about it, he simply did not care about the quality of his company’s work.
If you are considering and care about the quality of your finished project, I strongly encourage you to look elsewhere!

When new plumbing was required for code, was able to get the work done immediately and didn't cause ...More much of a delay in the project.
's work was so great that we decided to bring him back in to help us finish up the remodel of this apartment. He helped us finish the kitchen in an extremely efficient manner, saving us a lot time. His experience was very valuable here as he offered advice on certain things like the soffit design to hide significant plumbing. This greatly improved the design of the kitchen and it turned out great. We would not have been able to meet our project deadlines without 's help. and were also able to help with a last minute bathroom issue on the first floor that required new framing in the basement, new subfloor and new flooring. I appreciate their flexibility in getting this done so quickly and the feedback I got from the tenants is that their work looked great!

We hired to repair the floor in our kitchen. They sent someone out to review our needs and help us figure out the best route to take with the repair. They were on time, laid floor mats down to keep the dirt out, and were accommodating and respectful to our dogs (making sure Boomer and weren't in the ...More way). The floor repair they did saved us from having to redo our whole floor. All in all, what I really enjoyed about working with them was their ability to problem solve as well as help me manage when and when not to repair and how to move into a full remodel. I will be contacting them when we're ready to do our full remodel.

I had complete a bathroom and kitchen remodel in my home. In the bathroom they installed glass tile on shower and walls, put in a new vanity and countertop, tiled the floors, and put in a new sink and faucet. My kitchen got new cabinets with mission style doors, new stone counters, and bamboo flooring. They were very clear on ...More their pricing. Their designer came out and looked at the shape of my kitchen and gave me a handout that showed the costs for my kind of kitchen was about $34k. She then showed me all the selections I could make that would keep me within my budget and I chose to do an additional tile backsplash upgrade. They managed to finish the whole thing in 6 weeks. I also love that I was able to use their 12 months same as cash option.
