"At first and during the time of the inspections, everything seemed to go fine. However, during the sales process of our house the potential buyer cited potential ice dam damage on one of our ceilings and because the inspector who did our disclosure did not address this up front, we were forced to make concessions on the sale. On the house that we purchased there were several things that came up that should have been addressed during the sales process and should have been discovered by the inspector. For example, there were roof pails in the attic space that were not noted to us during his inspection and we only found them when we were looking to insulate during the winter. Our front steps had been roughly patched and now need to be replaced which will cost 1000's of dollars, once again because the inspector did not note this. Finally, there was a serious issue with the electrical to our garage that he did note, but did not give us a clear path of remediation during the sale and therefore we will have to cover as our own expense. Overall the inspection for the house that we purchased was very sloppy and did not provide us with the detail that one would expect in order to avoid costly repairs AFTER purchasing the house."
