failed to detect leaks in the plumbing in 4 places (water meter patched with duct tape, outdoor shut-off valve that was beyond corroded, and 2 nonfunctioning patches in the mechanicals room). Also, the insulation contractor pointed out that the downstairs bathroom was venting directly into the attic, and was not connected to the flu that had evidently been installed directly above it for that purpose. The inspector had spent quite a bit of time in the attic and missed this. Nice guy, just felt it was less than Inspection Lite.

about these issues and sent photos. They explained that their job is to "note problems not repairs that are adequately performing," and I contend that duct tape and rubber hose do not fall into the repair category, but are more along the lines of lipstick on a pig.

for a home inspection that needed to be completed within 3 business days. He was able to fit us into his schedule on a Saturday. On Saturday of the appt, he was running a few minutes late, but called and let us know, which was not a problem.
Once the inspection started,

was very thorough and went through every room, the roof, the attic, the garage and the entire inside and outside. He checked and turned on every appliance, water, furnace, hot water and every electrical switch. He also checked that all the outlets for shorts, improper wiring, etc. He also checked thoroughly for water damage and or improper grading of landscaping and patios that we right next to the house. He took pictures of everything he found. There were two small issues with the service. One, was that he turned the hot water on to let it run to check the water heater, but then forgot about it and we had to remind him that the water was still running 1/2 hour later or so. Also, he estimated the inspection to take 4 hours, and it took 4.5 hours, which was good that he was so thorough, but the home owner came home toward the end due to us running over, which made it slightly uncomfortable, however, he didn't rush the end even though seller came home.

The inspector answered every question I had, and was honest and direct (politely so) with his answers. Their report came within 24-hours, and was very thorough. It included links to videos and articles online at their website, which explained things in appropriate detail using clear language. I could not want more from this company, and felt very comfortable with our purchase as a result.
