"Creative, genuinely enthusiastic about MY project, hardworking, honest, polite, professional, well equipped, well maintained and operated machinery. Rich " came out to my home, and bid my 250 foot long, 5 foot tall retaining wall after meeting him at one of the Home Improvement Shows. Looking at all his past completed projects, it was obvious he had the EXPERIENCE and EQUIPMENT to tackle my job. I have always used only Angies List contractors in the past, but I was so impressed with Rich’s ideas for MY project, that I decided to take a . Best thing I did in a long time,….and yes I did maybe get lucky. After numerous bid changes on my part, and additions I desired on my part, we came to a very competitive price. During the whole bid process, the prices changes were all very logical, and as I added and subtracted things I could see how honest all his pricing was. No shell game was played. When his crew started, it was the two week period last summer when it was 100 degrees. I took off work the first week because of the size and importance of the job for me. I have never seen a crew of 7 guys work so hard, for so long each day. Rich is extremely respectful to his workers, and is in the thick of the action all day long. If any of us worked as hard as he and his crew do, we would be dead. My wall went up on a busy avenue, during the school year, across the street from TWO schools. The crew delivered materials, ran (2) hydraulic backhoes, a skid loader, unloaded semi’s with block, loaded and unloaded dump trucks and directed traffic flawlessly. No accidents, no damage to anything. The principal at the school was so impressed with the building process, he brought out the students to watch. On about the third time they came out to observe, Rich actually worked with the one of the teachers and explained the entire process. I was able to make additional revisions to my wall plan as it proceeded and Rich took them in stride without missing a beat. His drive to create the absolute best outcome for your project, on your budget was something I was not used to getting. As the wall started to take shape, and others in the neighborhood watched, they began to ask for bids. When my next door neighbor did, Rich just ran and integrated his job right after mine and thrilled us both. In conclusion, I have to say my entire process with was as good as I’m ever going to have it. Why not hire him and have the same experience?

".My goal was to turn my small back yard into a beautifully landscaped sanctuary I can also share with family and friends. I now have exactly that. It all began when" and came to meet with me to discuss my project. They listened to my needs and offered great suggestions and options. They understood my vision and made it theirs. I received a detailed proposal from them in a timely manner. Contacts followed from them as well as Angie in their office as the project took shape. Work began and was finished as scheduled. The workers were competent and professional as they completed the job. Cleanup was ongoing and thorough The result is a beautifully landscaped yard that will provide me with endless hours of pleasure and opportunities for entertaining. I love it! Everyone who has seen it loves it! My experience with Integrity from start to finish is one of the best I have ever had with a contractor. I would highly recommend them to others and would use them again.

Angie's Answers

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!

Stone And Gravel reviews in Milwaukee

I purchased a Big Deal coupon on Angie's List for a landscape design and drawing from , and I was so impressed with Nick that I hired him to do the whole project. I can't say enough good things about Nick and his crew -- they did an amazing job. These guys know how to work! Nick went the extra mile on several aspects ...More of the project, and was easy to work with. My new yard looks fantastic!

We met them at a home show. They came out and gave some good design ideas. They stuck to the price that they quoted. They did everything on time and were professional. They did a nice job. We had a little bit of an issue with the wall one winter; they came back almost a year later and adjusted it. They were good to work with.

I had a retaining wall put in so that my window well and yard would not flood due to storms. I am extremely happy that finished the job when they said they would. It saved me from serious flooding in my basement. was very nice and courteous. He was a bit late for the first estimate but was extremely apologetic ...More about the situation. He had (an employee) start on the day we agreed upon and finished in a timely manner. The work performed did wonders to the look of my yard (besides being functional) I can't say enough about the professionalism from and . Although young in age, I was impressed with their maturity and serious approach to their profession. I have already told several friends about this company.

has always been punctual and really takes pride in his work. There was one day where he couldn't make it and wasn't able to get ahold of me - he showed up the next morning (Saturday) at 7:00 AM and began work. He's good about follow-up and he really knows his stuff. He spent a bunch of years working at a local ...More nursery so he is very familiar with Wisconsin plants and trees, he was able to plant a tree for us and we're very happy with the results.

Rich and his crew showed up right on time the first day but of course it was raining!! It continued to rain for about three days, but his crew worked on what they could. Rich had stated that things would get messy, which they really did! Our place was a huge mess for two weeks but each night his crew would clean everything up the best they could and ...More would put up a temporary fence so that our dogs could get outside and play, this went a long way towards impressing us. We hadn't asked him to do this, but rather they took charge and made sure the dogs could get out and we really appreciated it. It was just one of the many little touches added. Rich was not here the entire time of the project but his crew was always hard working and very respectful. Of course we had concerns that would come up from time to time or things would seem to go slower than we hoped but Rich always said. "Please trust me, if you don't like it when we are done, I will change it for you." We trusted him and he was right. Everything is beautiful. We were also glad that they were done when they promised they would be, even having to contend with mother nature. This was an expensive project and we knew it was a huge undertaking, it was not without it's stumbling points, but anything that came up Rich quickly explained or addressed and took care of. We are also convinced that Rich and his crew threw in a lot of little touches that we would not have gotten from a huge company, that personal touch went a long way. It took a while for the job to take shape but once it did it was fun to see there progress each day. Once they delivered the mulch and started getting it placed we knew it was almost done! It took a full three weeks to complete the project, with a few odds and ends to be wrapped up after words. The last of the mulch wasn't even shoveled into place and we were having our first party! We continue to get compliments and people can't even believe it is the same back yard. We not only have our retaining wall out front but a fantastic patio and BBQ area that is the envy of all our neighbors!
- Jeffrey G.

I called , and he came out the same day to give an estimate. There were several problems with the pitch of the land that he thought he would be able to deal with when installing the patio. His original estimate was $2000. He said he could start next week. He started the following week as scheduled and completed the project within ...More 4 days. He originally estimated it to take 3. Because the project took a bit more time and was a little more complicated than he anticipated, he asked for an additional $500 which I gave him. Later we discovered some problems with the patio: stones which were loose and an awkward dip. He sent his crew out immediately to fix it. When they could not, came out himself to fix the problem essentially laying all the stones and bricks again. He said he couldn't sleep unless we felt happy. And we did feel happy after remedied the problems. It looks beautiful now. He checked back a month later to make sure I was still happy.

I got three estimates for the project and I chose because of Bangust's thoroughness in explanation and the confidence that demonstrated in his resolution plans. He wasn't selling a service; he KNEW it. I was warned that my house would be covered with dust from the digging ...More out of the flooring. said that would not be the case and he was right. I even had a couple of pieces of furniture in the basement and they had only a slight dusting. and his men were respectful of my space and cleaned up very well after this large project. All refuse was removed by a basement window and nothing was tracked through my house. The finished product was outstanding! The village building inspector was impressed with the quality of the work. Everything was tested again and again to be sure that drainage was perfect. This basement project could have been a nightmare for me but with it was an education in what skilled workmen with high standards can accomplish.
- PAT G.

Profession staff/workers. Completed work in a timely fashion, answered all questions. Very happy with results.
