"Long wait, it was a busy year for this business. The crew came late in the afternoon, hours after appointed, explained there were unforeseen problems earlier in" the day, but were professional and as neat as possible and stayed until the job was done. Got lots of linear feet of tuckpointing for the money. I had marked the cracks in advance, they might not have done so much if I hadn't. Unfortunately, the most important long horizontal cracks came back. Not sure if the mortar was too wet (making it easier to work) and thus weak when dry. Most probably it's that the soil pressure is just too high. More extensive work will be needed. Called them twice, no call back. Might try again based on other reviews and not-terrible first experience.

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.
Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

While he was doing the first job, we had talked about him doing the pointing if he/we had time. Accurate was professional and efficent from start to finish. came to my Mom's home to give us our
estimate. Since our basement was a finished basement with paneling and other decorations, on 's initial visit, he gave us good information on how to improve drainage around our house. ...More However, he gave us instructions to prep the basement for a second inspection, so he could properly assess the condition of the walls behind the paneling, and thus work that needed to be done. As it turned out, we discovered more cracks and bowing of the walls behind the paneling, so we were glad we were not going to get unexpected costs after we signed the contract. After 's second inspection we promptly received his detailed estimate of work.
Our plan was to get estimates from 3 high quality contractors, and pick the best one. One dropped themselves out of the process. and the other contractor gave us estimates that we felt were very close in scope of work and price. However, the reasons we chose Accurate were quality reputation, word of mouth experience from a friend and also from a neighbor, time needed to complete the job, and warranty of the work. We took our time to make our decision (5 days) but once we had all the information we felt very comfortable with Accurate.
The drain tile test was performed professionally, however we discovered unexpected issues. had been very clear that this could happen, so we added the drain tile replacement to the scope of the work. My recommendation is to ensure that the timing of the drain tile test & basement work be well enough apart so that any additional prep work can be completed before the Accurate crew starts the job. We were able to do the prep work very quickly, but it was a rush job!!
The crew arrived promptly & ready to work. and Junior the crew, and kept us informed of work to be done and progress. All the men working had Accurate T-shirts on, so we knew the guys belonged in our house! The guys were never loafing around - they were constantly moving & constantly doing the next tasks in the process. They even worked through lunch & dinner, sneaking in meals & hydration. The crew covered in plastic the items we had moved to the middle of the basement in our prep work. That covering protected the items & minimized the dust that needed to be cleaned up after the work. The crew members were also very informative & friendly - towards the end of the day we all had to resist chatting with each other so they stayed on task!! My Mom was very impressed with the work ethic of the entire crew, and their professional demeanor.. They worked until dark on the first day, and promptly arrived on the second day to complete all the work. There were a few follow ups like the city inspection & concrete pour during the following week, but Junior let us know the schedule so we had no issues. Also, they took care of a few tasks to make sure the basement and yard was in good order after the work was complete.
Excavation and drain tile replacement will be create alot of noise & dust....so follow 's suggestions. My Mom left to her ' house a few hours to get away from the noise. I stayed because it did not bother me. But follow 's suggestions!!
Also, the office staff and were very responsive throughout the entire process. The bill was true to the quotes and contract, without any surprises.
Overall my Mom & I can recommend Accurate without hesitation.

Never showed up for the set 9am appointment. I then called 20 minutes after set time to see if anyone was on their way (left message) and I NEVER recieved a phone call back!!

After months of a leaky, damp basement, we had Corporation come out to install drain tile and brace two walls in our basement. We were told this would be a 4 day job in total. Throughout the entire process, we were constantly calling them to get a status update from scheduling, to confirming they were coming, to checking on the ...More progress of things, to completion. From 6 weeks before the project started (when we signed the contract) communication was seriously lacking.
Day one, the crew showed up an hour and a half late. They made great progress on the first day and we were hopeful that things would turn out well in the end. Day two, no change in the previous progress. No call, no show to our home. After leaving a length and stern message after hours requesting a phone call as soon as they arrived that morning, we received no phone call back. My husband had to call and email to get an email response that the steel that was ordered wasn't available for the bracing so they didn't come. However, I would have appreciated a quick 30 second phone call to notify us of this change in plan. Day 3, concrete was poured and basement was cleaned up. Day 4, everything was done. We are missing a few items they used to hang their drop clothes over our belongings in the basement. Owner said he would replace them, but still puts a more sour taste in my mouth.
Some scratches and dings on our back door from them going in and out. After the job was all done, we received a call from the city that someone will need to do an electrical inspection, so we had to take more time out of work schedules to accommodate another person.
After a few rains our basement is still dry and it smells and looks much better than before the job, but I would never hire this company again due to extremely poor communication. I would have much rather spent a little more money for good communication and the same level of service.
