was the 4th and final contractor to stop out and look into a basement leakage issue that started up out of nowhere (no rain) weeks ago. Each of the prior three" were perplexed with the situation and no one knew for sure where the issue was originating from. All had me thinking I needed new drain tile. After asking me several
questions and quickly reviewing my basement, back yard and deck - he (within 10 minutes) identified a leaky pipe leading to the outside. No one noticed that the outside concrete block was damp. He tracked it back inside, pulled out some soaking wet insulation at the ceiling and voila ... there was the dripping pipe. I could have kissed him. I actually felt bad I wasn't giving him any business. But he gets my praise and two thumbs up for thinking outside the box.

"Accurate completed all work as contracted. The work crews were professional and took careful consideration of our property. Accurate provided sub-contractors for the carpentry and plumbing. We" were very pleased with the work and would highly recommend this contractor to others. We did have our own specialist inspect our basement and provide us with a recommendation on what needed to be done. We would recommend this process to others; it allows you to understand what you want done before you call the contractors. The Accurate salesman then met with us. He was thorough and explained things very well. We felt confident that there would not be surprises and there weren't. We called in four different contractors and really liked three of them. We chose Accurate because they had a competitive price, were thorough and we had good recommendations for them from people we know who had used them. We had one change in date for the work, but that was not unexpected since weather was an issue this summer. They predicted that the work would take 2-3 days and it took 3, mostly due to the scheduling for the inspector. The workers kept heavy equipment off our driveway and they were careful to clean up afterward. Considering that the floor and ceiling had to be torn up in the basement, the end result looks good. Accurate's office is a little sluggish on calling back as we waited for the scheduling and the work to be done. In the end, we made most of the calls to find out where things stood. But all in all that was minor

"Got off to good start with estimator, "
". He was professional & courteous ... didn't seem intent on selling , but rather focused on my needs." After I signed up for work, they came out & performed measurements. Next, the day of the install went smoothly. Crew was on time, worked diligently, and cleaned up afterwards. Let's hope the work they did ACTUALLY remedies the issue they were trying to resolve! Time will tell.

Mold in a basement is a common problem. My company helps people with this every day. Some of the answers you received were helpful but not all the information is correct. First, you need to eliminate the two main ingrediants that mold needs to survive. The first one is water intrusion. This is a must. I am assuming you have no water intrusion as you make no mention. The second componant that needs to be eliminated is moisture. Moisture is also humidity. Basements need to be kept airtight in the summer months. Some folks have posted that you need air flow in your basement. Nothing could be furthur from the truth. When you open any windows for example, not one micron of air goes out of the basement, Warm humid air is sucked into the basement. Houses suck air into the basement and it meets the cool surfaces and skyrockets humidity. The windows must be kept closed and a dehumidification device installed to ensure humidity stays below 60% humidity. The dehumidifier should be energy star rated and purchasing a seperate humidity guage is a must to monitor the unit's progress. We like to keep our customer's basements at 50% humidity. This eliminates the smell that is active mold spore growth. Once the water and humidity is brought under control. Remove the organic materials that have mold on them. Walls, sheetrock and studs that have been affected. Follow the advice of previous posts as you must ensure that you do not affect the rest of the home. Once removed, install new walls using as much inorganic material as possible. We also install vapor barrier over the walls and seal the floors to stopwater vapor transmission into the basement. Poly plastic is not a acceptable vapor barrier. It is not "zero-perm" and will still allow moisture transmission. It will also crack and break into pieces over the years. A PVC liner rated "zero-perm" is the correct product in this application. Depending how large the basement is and if it is sectioned off will determine the dehumidifier strength. We use the Santa Fe line of dehidifiers as they are super energy efficiant and work like a dehumidifier on steriods. I hope this helps and I wish you the best in Basement Health!

Where is the home located, what is the exterior wall construction and type, how is the space heated?

 

It could be a whole host of different scenarios that would generate that result.  It is nearly impossible to tell but I would say that most basement moisture problems are a result of bulk moisture intrusion or condensation issues. 

 

Given the deep and hard winter this year, it could be a condensation issue that hadn't previously been shown.

The answer to my question was fairly straightforward: there are no structural concerns, and therefore no need for a repair by a professional. Even so,

These were not improvements he was trying to "sell," and he encouraged me to do the work myself or find a fixit professional who could do it. He spent plenty of time going through the options, but did not charge anything for the information. He also provided me with a printed handout for how to do the work correctly. He offered some specific recommendations about dehumidifier units -- again not trying to sell me anything. I appreciated his professional advice. He also noted some safety improvements that could be made in the basement (electrical box should be protected to reduce corrosion from the foundation wall). We would definitely call them to do any work that might be necessary in the future.

came to address a water issue we were having in one corner of our basement. While he was running a little late (10-15 minutes) the evaluation was free and the advice he gave us has the potential to save us over thousands of dollars so in the grand scheme of things, I wasn't too put out. He examined the outside of the house first and addressed concerns with our current sump pump discharge route and the downspout on the corner in question. When we went inside he examined the area of concern and also inspected the rest of the basement to see if there were other issues we should be aware of. He was able to give me a comprehensive explanation of the way our house was originally built as well as modifications that have been made since then to help with water issues in the basement. He recommended no repairs at this time and gave explicit directions on steps to take to address the issues on our own. He also referred us to a plumber to help with the sump pump discharge issue if we didn't feel comfortable attempting the repairs ourselves.

also provided us with a rough estimate for the cost of the DIY work he proposed if we preferred to have them do it instead. He was friendly, polite, thorough, and didn't mind my son interrupting the meeting when he woke up from his nap. We have had water in the basement for several years. Not a lot, but enough to be annoying. It always originated in the same spots, then drained toward an interior drain in the front of our basement.
I saw a basement contractor at a home show and asked for an assessment and quote. This person accurately described why the water was coming up in the basement (poor interior drainage system, resulting in water during heavy rains when the water table below the house

). This contractor, however, proposed the installation of a new drainage system around the entire perimeter of our basement, along with some exterior drainage, with a quote exceeding $30,000 (lowered significantly later in an effort to

Contacted in summer and worked out contract. Said would match competitor price but couldn't. I called them back and asked about Angie discount which hadn't been taken into consideration and asked them about Senior Discount that was listed on their web sight. They reworked and came to competitor price, but 2 feet short. Did work and basement is a mess while working, cleaned up pretty good. Before the visit from their salesman, someone from the office called to set up a time, and insisted that both myself and my wife were present. Their salesman came to the house and gave us the hard sell on a very expensive partial excavation. He cooked up some lame story about having an spot in their schedule open up, but we had to sign that night to get the "special discount."
