"I had the system since about 2008. It was easy to install but have had multiple technical problems. Firstly, it frequently "loses" the sensors and I" received a "sensor out of range" message; however, the sensors had not been moved and I have a small 1 story house. I purchased new sensors and batteries but found the same issue. Secondly, it reads a "no internet connection" message frequently despite the fact I've only had internet service outage one time. I have high speed internet through my cable provider and have not had issues with streaming video, etc. Their customer service reps are very nice and professional when you can reach them. You're frequently on hold for extended periods of time and their online troubleshooting and support is non-existent. I had hoped when Direct purchased the company, the service would improve; however that was not the case. I've recently moved but didn't take the system with me and am currently shopping for replacement product.

"I'm really torn, I want to like , as the technician was professional, and managed to get my pre-existing home automation devices to" play nice with the new system. And the new system is pretty slick, and the monitoring folks are very fast and professional (yes, I tested...less than 60 seconds). Unfortunately, we had an issue with old wiring that they reused, and it tripped the alarm the first night. No worries, technician came back and disabled the problem zone, and explained that the solution was wireless sensors. Unfortunately they're not covered in the original install proposal. He said , the owner, would call me to discuss a discounted rate for installing the wireless sensors. It's 24 hours later, and I haven't heard from anyone. I called in to see if there was someone who could discuss the issue with me, and it seems all the people I would need to talk to are out for the 3 day weekend. So here I am left with a largely useless security system. I don't want to tell people how to run their business, but I would have endeavored to get some sort of solution in place ASAP. Also, I just got a call from one of their billing folks, they accidentally overcharged me on the install by about $450. I appreciate them catching it quickly, but I'm disappointed that they needed to snail mail me a check instead of processing a refund. Update: Literally as I was about to submit this review, I got a callback from a manager at , and we have agreed on pricing for wireless sensors and installing the first business day after the holiday. I'm pleased we're moving forward, but I'm going to leave the scores where they are until the additional work is completed.

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

DOES NOT HONOR SET TECHNICIAN APPOINTMENTS AND CUSTOMERS ARE REQUIRED TO WAIT
FOR A 5-HOUR WINDOW FROM NOON-5 ON A WEEKDAY, REPEATEDLY, UNTIL THEY FEEL LIKE
SHOWING UP. I set up a repair appointment and they did not show and now say
they cannot get to me for a week. On October 3 we experienced a power surge ...More and
loss of power. As soon as the power was restored, I called to
alert them that the system was beeping continuously. They said unfortunately
they could not get a technician out on a Friday, and that the only remedy was
to completely power down the system. I was instructed how to remove one battery
and how to disconnect the power. We scheduled an appointment for Monday at 4:00
for a technician to see what is wrong with the system as it was sending out a
signal that another battery was having problems, but that it was a battery that
I, the consumer, could not remove. I spent some length of time talking with
and they also alerted me that as a long-time customer, they
would waive the fee for the service call. The representative even spoke to her
manager. I have been a customer since 2007. On Monday, I took 2 hours vacation
time from work to be home by 4:00 to meet the technician at 's
convenience, since they could not come the Friday I called, nor Saturday, nor
Sunday. Upon arriving home, I called to check on the technician and was told
that he could not come out today and they were "sorry." There were no
appointments. TWO people set up this appointment on Friday. They offered me an
appointment during the hours of 12-5 on the next day. As I had just taken 2
vacation hours in order to meet them today, Monday, October 6, I cannot take 5
more hours this week to attempt to meet them again, especially given that
apparently there is no guarantee they will show up. I told them I could meet a
technician here by 6:00. They said they had no evening appointments. Saturday,
October 11, is the first time they can get to me. This will mean I am without
an alarm system for a week. The technician, manager, or president of the
company should work an extra few minutes after 5, as most of us have to do in
our jobs, and honor their original appointment out. I should not be out more
money due to time off due to their error. I should also not have to pay for a
service I am not receiving.
The company should honor the original appointment agreement
and come to my home at MY convenience, meaning at 6:00 pm. I tried to come at
their convenience, and it didn't work. Therefore, I feel it is their turn,
particularly since I am paying them not the other way round. I should also
receive a refund for services not used as each day rolls by during which they
have not fixed the system and the company should stand by its original
agreement to waive the service call fee.

We are big fans of and feel good supporting a local business vs. a national chain. We bought a house that had an ADT system but wanted to switch it to , who we used at our old home. When you get up and running first they will send a person out to look over your home and give you some options on what ...More system best will suit your house. Our guy called me and was very nice and gave me the options of a wired vs. wireless system. He said the wireless was a little more per month but would be less install, whereas the wired would save me $6 monthly but be more expensive to install as we could not re-use some of the existing wiring in the house. He didn't put a hard sell on me for additional items or anything like that, which goes a long way with me. I can't think of the last time I dealt with a large national chain that they didn't try and upsell me on something. That is why I like dealing with local businesses like .
Anyway, after he leaves you set up an appointment to have the system actually installed and set up. The tech arrived on time, was very nice to my wife and went through everything with her on how to work the system and access the online features. We had an issue after he left with a motion detector where it was being triggered and setting the siren off even when the system was not armed, and they were able to fix it over the phone.
They are always very nice and professional when they call after an alarm. Every now and then we forget it is armed and open a back door to let our dogs out, etc. and set it off by accident. They call immediately, ask for the information, and are very professional.

PROS: Hard wired alarm system was here when we bought the house. Like the chime when doors open.
CONS: The glass break wasn't working when we set the system up after moving in, they just said it wasn't working and made no effort to repair it. The batteries have twice failed and instead of someone from the company calling me to check ...More if something is wrong, an automated system calls my phone to say the batteries are going dead. What if someone had cut the power??
When I call them there is usually a long hold time, but the people are nice enough. I just feel like I have an alarm system without proper back up.

Renters-think twice. This system is good, BUT if your landlord stops
your lease and you must move each year, a 3 year contract will cost you a
LOT! $99 initial $30 per sensor for each additional sensor THEN $42 +
per month monitoring. Over 3 years that works out to almost $2000. The $30 per
sensor more is huge if you have ...More several doors and ground floor/easily
accessible windows or patio doors. System easy to use, but if you move,
and move somewhere that already has a system installed then it costs
80% to buy out the contract. Oy - is all I have to say and 17 more
months of monitoriing required (OR 80% upfront to buy out).
