"This was the second time we used Mr.

You need a general contractor - prefereably one who specializes in additions, because you have excavation, waterproofing, concrete, concrete cutting, carpentry, door and window, etc trades to coordinate.

The cost will depend a great deal on your topography around the house - if the base of the window will be above ground level at least 6 inches, then could run about $500 for a legal egress window purchase and about $1000-2000 for installation, depending on how deep into the concrete you have to cut.

If the bottom of the window will be below ground level, then to call it a bedroom (which mandates legal sized second egress and usauully at least one window)  then you will have two choices - bring it out into a solid watertight concrete storm cellar with collar to keep water out, stairs, and and weather and bug-tight cellar door that is inward-opening, which means a lot of space for stairs and landings top and bottom, or bring it out into an oversized window well at least 36 inches in diameter, and with steps to ground level, with adequate drainage and waterproofing to keep it dry. Either way, sometimes about as easy to put in an outside door as a window, and might raise property value more. Cost from $2-5,000 depending on how deep into concrete wall you have to dig, whether concrete wsall needs reinforcing with steel frame because of the depth of cut, how easy the digging is, and what your water conditions are near the foundation. The last thing you want to do is create an easy water or vermin ingress with your egress.

     It depends on what type of ramp you need. If it is built out of wood you could look for a carpenter or a deck company. If you are looking for a concrete ramp a mason would be what you are looking for. There are also metal ramps and I believe some medical supply companies may carry them or be able to steer you in the right direction. As for insurance coverage I am not sure. You may have coverage and would be best talking to your agent. Depending on why you need this ramp there may even be programs through your local government or even some of the local charities might help. It might be a project a local Scout Troop might help out on.

made good choices when it came to the shingles on the roof and the paint color in the sunroom. the exterior doors are also very nice plus the light fixtures in the kitchen and bathroom. The sunroom looks very nice but it took 3 visits to repair what the men did wrong. Used broken damaged floor boards, left holes in the walls, forgot to sand drywall. Common sense things that the client shouldn't have to find or point out to owner. There were days that they were suppose to show up by 9:00 and either came several hours later or didn't show up at all. The roof was done in 1 day but the other work took 7 weeks which should have been done no more than 2 weeks. I thought he was misleading in the fact that some small things should have been part of the remodeling. I didn't know it was not until I got another bill for over $500 which was a total shock.

They were nice enough in the beginning until there was a problem. Then I only got e-mail responses and suggestions to call my insurance for a roof leak. It took two lawsuits in small claims court for this company to respond to the issue! It was very uncomfortable to live in a kitchen with rain coming in! They were horrible during this process, and in court I won each time. In the time they spent in court they could have helped me with the leak and the associated drywall damage and I could have understood that mistakes happen. Instead I saw a company who didn't care what the client went through as long as they could walk away.

He responded to my call on the same day it was placed and we agreed upon a day for an estimate call. He came on a Sunday for the estimate call and promptly reviewed the scope of work and provided an estimate on site. We scheduled the work within a week of the estimate call and he showed up on time for work. He sanded, stained, and finished the boards with 100%

oil in 3-4 days. When he was not happy with the way the boards were taking the stain he took it upon himself to purchase wood conditioner to improve the application. He also reapplied 100%

oil when some of the boards did not finish up to his standards. The boards and trim work went up in two days without incident and the finish product looks elegant. The boards were fitted around preinstalled electrical fixtures so additional trim work was required. The crown moulding was aligned perfectly and caulked as expected. I asked him to replace the eye bolts for the porch swing through the boards and into the rafters. He recommended supporting the rafters with additional 2 X 6s which were tied into the brick at both ends and to the rafter in between for stability. We agreed on a price of $75 but I gave him $100 for the effort and the change order. I payed him 50% of the total after 50% of the job was completed as requested. I gave him the remainder plus $100 tip for a job well done at completion.
We have now contracted him to build two white oak lamp post surrounds for our front yard from a picture we found on the internet. He will also be our trim carpenter when we begin our home remodel for sure

, I was pleased that he was able to meet me that afternoon for an initial meeting. I explained the many projects I wanted done, putting emphasis on my basement. It was

15 and I needed it done by Feb 6 for my annual superbowl party. He tossed around some ideas and then offered to take me to two homes he'd done the bar for. My wife and I went along and saw two beautiful bars--one was a home he'd built and the other was his home (he built it as well). We took ideas from each and started a plan. In two days, he had a quote and more ideas. We scratched off a couple of his ideas but kept many more. I'm very glad he didn't just listen to what I wanted--instead he had input, really good input. Sometimes I'd tell him "no I definitely want it this way" and he'd be fine with that. Other times I asked "what do you think" and usually I was very impressed with his ideas and we went with them. His estimate was higher than I expected but not ridiculous. After seeing the work he could do, I was happy to pay a premium for the better quality. I stressed the Feb 5th deadline (the party was the 6th) and he said he could do it, no problem. We were only 6 weeks away. I was concerned but he reassured me. Once I said GO, I was surprised how quickly he started working. The walls were ripped out the next day and we were planning each phase. He would call me daily with updates and ALWAYS (and I mean always) either answer my call or call me back within an hour. His responsiveness was amazing. We didn't live in the house at the time (planned on moving in just before the party) and every time we went over there we were surprised at the progress. Anytime I asked him about the plan, he had it to the T. "Drywall on Tues, Painters on Wed, Stone is coming next Monday, etc". And the plan was always stuck to. The workers he used were nice and professional. He asked us a few times to go somewhere to pick out a stone, or a paint color, or light fixtures, etc. Sometimes we'd tell him to pick it, sometimes we'd pick it. When we picked it, obviously we liked it. When he picked it, it always worked well with our theme. Throughout the project, I was constantly throwing challenges at him. The biggest was the soda gun system. He had never installed one and neither had I. I had bought it off the internet. Well apparently they are WAY more complicated that you would think. Hook up the system to the water line, add some syrups and CO2 right? Wrong! It was so unbelievably complicated and yet he was at home researching it at night and working 12 hour days installing it. He knew how important the deadline was and I could tell there was NO way he would miss it. Not only was he ahead of schedule, but he even was able to handle all my challenges in time. My extra challenges should have added on time, but he just worked harder. When the party came, everyone was so impressed with my basement. I was so proud. About 1 hour into the party, the kegerator stopped working. I was in panic mode. I called him and asked him what to do. He was busy with his own life (it was sunday at 5pm) but he came right over and fixed it while the party was going. I mean--the guy is a champ. I can't say enough about him. The crowd cheered him as he left to return to his own superbowl party. Seriously, what kind of contractor would do that? Oh and on the final bill, there was no charge for that service call. He's not only a good contractor, he's a good guy. In addition to the amazing bar, which worked perfectly aside from the kegerator hiccup (not his fault), he also did the following odd jobs for me: Built a custom wood display area for my world war 2 antiques, built a custom stand and hookup (and installed) a slot machine I had purchased, worked closely with my home-automation installation team to make sure all the lighting was hooked up correctly, helped me on my shower redo--I had mistakenly let my friend 'contract' the work for it and he messed it up 5 different ways.
