"We have used
Sanitation twice. Both times they were on time and provided efficient professional services at a fair price.
" was prompt in replying to emails and calls and setting up the service call. The owner performed the service himself, taking time to explain how to best maintain the system and prevent future issues. The years of experience that
has in the industry as well as their honest nature makes them the best we have encountered. We highly recommend them.

"Our house is located quite a distance below the street and sewer line. The sump pump froze just before guests came for Thanksgiving. It was necessary to get the" plumbing working quickly! Our usual plumbers, R&D, weren't able to work on the pump because it was underground and a bigger pump than they work with; they referred us to
.
, a
employee, arrived promptly the next morning, looked over the situation, and determined that two floats were broken and need replacing. He had to order parts. Another
employee,
, drove the long distance from their office (it took an hour or two) during which time
had nothing to do. When
arrived with parts, the two men worked several hours fixing the pump and installing a much better alarm and off switch.

How to maintain a septic system

A highly rated Angie's List service provider describes how to properly maintain your septic system and drain field. Here are five tips to help.

Cleaning a septic system needs to be done every couple of years.

Septic systems

Septic systems are commonly used in rural areas and sometimes in areas not served by a municipal sewage system. Septic systems absorb household sewage and distribute the liquid waste into a designated leach field where natural processes can reclaim it. However, solid wastes and grease must be pumped out of the septic system periodically.

Just as your car requires regular maintenance, your septic system needs maintenance on a regular schedule as well, says Mills. (Photo courtesy of Angie's List member Diana N. of Chicago)

In almost all areas, you have to get a permit from the county or city to rebuild a septic tank or leach field - permit cost typically $150-600, though can reach $2000 in some areas for a new installation. The reason is they will then come out and inspect the installation and review the test results from the civil engineer, from whom a design and soil percolation test and construction inspection report will be required before they issue an operating permit.

If you have a question on the process, the county or city most likely has a permit requirements info sheet on their website describing the process and requirements - googel your locale name combined with a search phrase like this - leach field test

The real reason a permit is required is to be sure an engineer designs the field, that the leach field is designed to match the existing soil conditions, and that it is built to the design so hopefully it will neither break through to the surface, contaminate the groundwater, nor contaminate nearby wells or waterways, thereby creating a public nuisance and health hazard.

The reason for the initial presale infiltration capacity test you had done is to provide some assurance to the buyer that the system is likely to work as needed, at least for the forseeable future, and is based on the number of bedrooms and sometimes number of bathrooms in the house as the basis for estimating the "load" the system is likely to see. There are different tests in different locales - some use a minimal criteria of 3 or 4 gpm flow for 20 minutes, other use the more common design guide of 150gpd (gallons per day) per bedroom in the house- some prorated for a 1 hour period, some far more strict by requiring a 24 hour test. 300 gallons in 45 minutes is an extremely stringent criteria - I would check with the buyilding department that this is right, because this adds up to a rate of 9600 gallon sper day - of about 64 bedrooms worth of capacity ! I am sure I have never ever seen that strict a criteria for a residential (as opposed to resort/ hotel/ commercial) septic system, so I would check that the tester did not somewhere add a zero to the volume to be pumped or something.

Also, returning water is not a viable basis for failing the test - the proper way to conduct a test is to pump the specified amount of water, and verify that the water level at the discharge pipe has returned to the original level by the end of the specified time - usually to the invert (bottom) of the pipe, but generally a conditional or "warning" approval will be given to one that does not raise the water table above the top of the 4" discharge pipe during the test time. You might discuss this with the civil engineer before going ahead with a new leach field construction - to me it sounds like the test may have been rigged to fail,, because in-service leach fields would not take 300 gallons of water without raising the water level to the top of the pipe for a period, even though they could take that flow for an extended period ot time.

I would guess that the wrong term was used to describe your problem. What was probably meant was that the leach field was saturated. This is to say that the soil around your leach field is saturated with solids from the septic tank and you may have to have it replaced. If you do not have the tank pumped often enough this can happen as well as just aging of the system. Many people ignore the septic till there is a problem do to out of sight out of mind or the false belief they are saving money. If you have a large family you may have to have the tank pumped every 2 or three years. Some of the towns around here have passed laws to that effect to avoid such problems.

Don

?
?
There should be no growth other than grass on your leach field - for brush, bushes or trees use the kill-all Roundup herbicide to kill off the entire plant. For roots intruding from outside the leach field, use a root killer like RootX once or twice a year - I would do two treatments a month apart initially if you have root problems. Unfortunately, just killing the roots is not going to solve the problem you currently have, because they decay extremely slowly or not at all in a leach field due to the saturated and greasy conditions - they are almost embalmed in the sludge. If you have a significant problem, you may have to kill them, then get them routed out. This can be a $500-1000 job depending on how your field is designed and how accessible the inlets of the field distribution pipes are.

Septic Tank Maintenance reviews in Los Angeles

I discovered that the main sewage line in my home was blocked. None of the 3 toilets in my house would flush. I know nothing about plumbing.
I called a couple different plumbers but
Los Angeles Septic Tank Services Provider Name Locked
was the only one who could come out that day. He showed up an hour or so later and I explained the issue. He told me that he would have to snake the drain and hopefully that would solve the problem. It would be a minimum of $99 for him to walk through my front door. I agreed as I was desperate and needed someone to resolve the issue immediately.
He walked around my home looking for the clean out access so he could get his snake in and clear the blockage. He immediately struck me as kind of an odd fellow who was not very friendly but I thought nothing of it. He found the clean out that was furthest from the street and immediately told me that he wouldn't be able to snake properly because the clean out was the wrong size and it would be $600 to fix it and snake the pipe. He would have to come back the next morning to fix it and then he would be able to snake it. I reluctantly agreed because I didn't have any other choice at this time.
The next day he come back, switches the size of the clean out and sends the snake down the pipe. He comes back to me 10 minutes later and tells me that he can't unclog the drain. He suspects major root damage and blockage that can not be fixed using what he claims is the most expensive, top of the line snake money can buy. There aren't any trees in the vicinity so I was reluctant to believe that roots were the problem. The only other option is for $250 he can put his camera down there to access the situation. 5 minutes later he tells me that the camera can't see anything. Really???
He tells me through the sensor in the camera he pin pointed exactly where the clog is and has to be caused by root. The clog is right outside my front door, 1.5 feet below an 8 inch concrete slab. He will have to
Los Angeles Septic Tank Services Provider Name Locked
hammer through the concrete and then he will be able to tell me what's actually going on. Costing me $1000s. I ask him to try and snake it one more time to see if he can unclog it.
Los Angeles Septic Tank Services Provider Name Locked
then tells me it will be another $150 to put the snake back down!!!
At this point I've already paid him $850 dollars and he has fixed absolutely nothing. I try to explain that I've already paid him to snake the pipe and he spent 5 minutes doing that maybe he should put it back down there to complete the job I've already paid for.
This is when it turned really ugly. He starts slinging accusations at me and became rude, aggressive and threatening. I immediately asked him to leave my property as the situation escalated I began to fear for my safety. This man is not to be trusted. My business partner was at my home and witnessed the exchange.
Los Angeles Septic Tank Services Provider Name Locked
was yelling and calling me all kinds of names. Telling me I know nothing about plumbing (obviously). He figured that since I have a nice house he could squeeze me for all the money he could.
I paid him the $250 for the completely useless camera just so he would leave my property.
After he left I called Mr.
Los Angeles Septic Tank Services Provider Name Locked
Plumbing who came up to my house within 2 hours and cleared the pipe within 15 minutes and charged me $185 for everything. The found the proper clean out that was closer to the clog the
Los Angeles Septic Tank Services Provider Name Locked
looked at the day before and told me was not a clean out but a termite extermination chamber. He obviously doesn't have the experience he claims.
Bottom line - STAY AWAY FROM
Los Angeles Septic Tank Services Provider Name Locked
AND PLUMBING. A rip off and an aggressive disrespectful person. I would never want him anywhere close to my property ever again.
I am posting this so no one else has to be ripped off by this guy. I am also worried that he will come back to my house and do something crazy. I may have to get the police involved.

They ultimately got the job done. The only reason I don't give them an A is because there was an issue with them initially not being able to unclog
Los Angeles Septic Tank Services Provider Name Locked
and saying they had to Hydro jet it. I ended up spending time figuring out whether I wanted to do that or not, and doing my research, while they were still at the property. While I was doing so, they eventually contacted us to let us know that they had brought in a bigger snake and were able to solve the problem. Therefore, as I said, they ultimately did a good job, but I felt like I unnecessarily had to look into the whole Hydro jet thing, when it probably would have been better if they would have tried the bigger snake first and then determine that Hydro jetting was necessary. That being said, they were worth the money. And I'd use them again.

It was a difficult installation due to the challenge of the location of the drain in reference to the sink. However, they did a great job of installing the sink it looks great we are happy and the tenant is happy. The sink has been installed for almost a month and no complaints has been reported.

Cliff always responds immediately and sent out
Los Angeles Septic Tank Services Provider Name Locked
, who has been the one servicing my septic system since Gopher installed it in 2001. He told me what was wrong, what needed to be done, and that he would check the entire system to ensure all was working well, including the alarm system. I have a complex system where the septic overflow is electrically pumped up a steep hill. Until we got this system, we were always having break-

They did the work as described, for the price quoted, and in a timely way. The technical and aesthetic results were excellent. The technique used appears to have salvaged a septic system that otherwise might have cost us 20-fold to replace. We liked them enough to hire them for a much more expensive wall replacement contract.

They send us a card every year. We only have to have it done every 5 years but they were excellent. they were extremely thorough and they did a great job with the digging as well as putting it back in good order. It was all the things you want. It was also odorless. They said it didn't need to be fixed this time but maybe next time. To me that sounds very honest. We haven't had any trouble with our Septic. They are honest, forthright and pay attention to detail. They are meticulous about putting things back and cleaning up after themselves. I was very happy to use these folks, we've used them twice now.

I have used
Los Angeles Septic Tank Services Provider Name Locked
to install septic systems at my property in the past (last one was about 14 years ago). They were (maybe still are) incredibly knowledgeable and also really nice people. I have always thought they were the best company for this kind of work. So I don't know what has happened with them, I even feel bad writing a negative report about them. In the last two years I have tried twice to have them come out to look at a septic system that I am having a problem with. It has nothing to do with
Los Angeles Septic Tank Services Provider Name Locked
cleaning for which I use Showalters Sanitation (an excellent Angies List company), it may need replacing. When I have called I have spoken to someone on the phone who has told me that they can help and that someone will get me to me to schedule an appointment. It all sounds good, except no-one calls to schedule that appointment. The last time I even called them back on the phone and left a message on their answering system saying what had happened and that I would really like to do my business with them and not go elsewhere. They didn't call me back. If they no longer do residential service of any kind then they should say so, maybe someone is ill in the family. This was a great company, I don't know what happened.

I have used this company once before and was happy so called them again. Extremely professional and helpful over the phone. I have two septic tanks on two neighbouring lots with a shared driveway. The access is horrible, steep narrow driveway which no truck can access so all pipes have to be run up from the street below. Technician was polite and unfailingly cheerful despite it being a very hot day and having to work very hard. Also checked out the pits to make sure nothing going on there.
