recommended a fabric store where I could get designer fabrics at outlet prices. I purchased my fabrics, decided I wanted pillows made and purchased those fabrics, and called
to pick up the sofas. We were promised completion in three weeks and two days before the three week deadline,
called to ask when they could deliver my "new" sofas. And they did look absolutely brand new! They removed the shirts that were popular in the '90s , added needed cushioning, plumped the attached back pillows, and did hand-crafted work matching patterns. They made two pillows for each sofa in the upholstery fabric and three additional pillows for each in a complementary fabric that I had selected.
then made three additional pillows in case something happens to the originals. Some stitching detached in a couple of pillows and
corrected the flaws immediately. I couldn't have asked for either better work or service. I highly recommend
to anyone needing quality furniture work in the Las Vegas valley.

"They did a superb job. They were quick and efficient. They had an excellent selection of fabrics to choose from. They said it would take them about eight days to finish the work," and that's what it took. Everything came out exactly the way we wanted with any contractor. I couldn’t be more enthusiastic about anybody. We had also used them many years ago for some dining room furniture. They had done an excellent job back then as well.

"It went very well. First of all, they delivered the sofa much earlier than expected as a surprise! I did not expect the sofa to be ready until after the new year but they delivered" it on the morning of Christmas Eve!! It was a very pleasant surprise especially since I was a little worried about my family visiting on Christmas Day and not having enough seating. The work they did was exceptional. Truly, truly, these are craftsmen. There is not a stitch or a seam that isn't absolutely perfect. In fact, if you're local to Las Vegas and are considering an upholsterer, I invite you to see my sofa and see what a stunning job they did. The sofa is about 8 feet long and I bought it used from an ex-showgirl (really!). It had the ugliest pattern on it but I loved the modern lines of the sofa. The receptionist at M&M (
) helped me select a fabric from her showroom. I was having a lot of indecisive moments about whether to get a pattern or a bold color or something more neutral. We decided on a grey neutral and it works SO well in my living room. I have never purchased a grey piece of furniture in my life but this grey compliments the rest of my furniture and the overall style of my vintage home beautifully. I'm really pleased with the fabric they were able to help me select. Lastly, there was one more decision to make. I did not know whether to keep the original piping of the sofa or do away with it altogether. It would be more costly and more time consuming to add the piping but after they showed me some amazing examples of how piping really finishes a sofa, I decided to go for it. And I could not be more pleased with the results. I probably spent a little more than I wanted to initially. But honestly, I am so glad I did because the work is phenomenal and I enjoy my sofa every single day. They added details, I did not even think of like invisible hooks to keep the pillows from shifting. In the end, I saved quite a bit of money though as I have priced similar style sofas at local furniture stores and some national retail chains and they start at $3,000 and only go up from there for this particular style and extra large size. It should be noted I paid extra for fabric, the price included their works and consultations and delivery. Delivered early, job well done, excellent customer service, an A+ overall.

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

2. I'm not an expert enough to know myself who is a good one

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Emailed this company with picture of couch damage, and got quote of $350. They picked up couch and we went into the warehouse to pick out the fabric. Price went up to $450 and $100 for chair, with work to be done and delivered in one week. After two weeks, I called company to ask about the couch and chair, and they said it would be delivered that day. When they delivered the items, the amount due was $650, because we were told they also made two throw pillows for us to match the fabric on the couch. I had already told them that I did not want the pillows because I didn't want to spend the money. However, I wasn't home when the items were delivered, and my husband accepted it all, and paid them. The work they did was very good, although I didn't like the fabric we chose, which was no fault of E & L. I would probably use them again, getting a quote in writing. They are very casual in their dealings, not even asking for a deposit.
