"I'm sure this was a tough job to bid because there were a lot of unknowns, so I really appreciate
taking this on. It ran long but he" kept at it working nights and weekends so he could meet his commitments with other customers. This was a rental unit, which he avoids doing because landlords generally don't respect the quality of work he insists on. However, I was renovating a property formerly owned by "absentee landlords" and I think he appreciated that effort.

"We had several quotes to replace our deck and
was by far the least expensive. The work was preformed quickly, neatly and with great attention" to details. We loved his work and plan on hiring him again to help with other projects.

?
Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?

No.  Heck no.  Here's a good example.  We very recently needed to find someone to install about 500 square feet of exotic wood flooring (we already have the materials).  We contacted about 12-15 top-rated Angieslist contractors.  Out of the few who did get back to us, we got 5 quotes, 2 of them were literally just over the phone.  They "didn't feel it would be necessary to even see the space".

Here were the bids:

$4000 (sight unseen), $2800 (sight unseen), $2500, $1500, $1450

We didn't "share our budget for this".  Why would we?  We asked them to bid the job.  That's it.  All of them should be well-qualified and they are all highly rated.  We were interested in how THEY value their time/resources - for an apples/apples job.

Do you still think that you should tell them about your budget?  Your choice.  From my standpoint it isn't their business.  I'm asking them to bid on a project.  Invariably I'll get some very high bids, medium bids and a few more reasonable ones - ALL from "highly rated contractors".

?

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

?
You should always get a set of print and pull a permit when remodeling you home. It is a good thing that you want to be involved in your project. I do have some reservation about the electrical work. There is a lot at risk with doing the work yourself. If the house burns down you will never get the insurance money, unless your a certified electrician. Now of days 90% of home fires are blamed on electrical problems because the insurance company is to lazy and cheap to investigate the true problem. Also find out if the city you live in will allow you to perform the work. Make sure you coordinate your subs to have the proper time and space to perform their job. You don't want people working on top of each other. If you order all you materials make sure everything is there before you start your project. Have your subs check for proper and full items to be installed. Make sure every sub has a working set of prints. Make sure you have all the demo done before your subs show up to work. Schedule your plumber first, do any final framing or electrical work while you wait for inspection. Electrical inspection next followed by framing, insulation, and wallboard. All subs must get a final inspection on the job before you (the GC) can call in your final inspection.

I am extremely happy with the work performed by
Kansas City Remodeling Contractors Provider Name Locked
and his team. He went above and beyond my expectations on many occasions.
He was always very professional, prompt and responsive to my needs and concerns.
The work performed to repair the wood rot damage was exceptional. They ended up having to tear out and rebuild a corner of my home. In the process they also replaced my back door which required them to remove the wood trim. In order to replace the trim,
Kansas City Remodeling Contractors Provider Name Locked
hand crafted a design to match the 100yr old trim present throughout my home. It turned out amazing.
An example of them going above and beyond: While tearing off the corner of the house, they removed a portion of the tile backsplash. They not only took the time to remove this tile from the section of the wall they had to remove but they also proceeded to re-install it on the new wall they put in.
Kansas City Remodeling Contractors Provider Name Locked
was very helpful in offering suggestions for my porch addition while taking into consideration my needs and budget. Again, I'm pleased with the result.
The stone work was sub-contracted out to a stone mason. However, I felt comfortable that
Kansas City Remodeling Contractors Provider Name Locked
still took ownership and responsibility for this portion of the project. The stone work turned out very nice as well.
As I said, I'm very happy with the work they did and will be using them again when I am ready for my next project.

The service went well. One technician came out and completed the job in several days. They were prompt and courteous. They had a good skill set. The owner even came out to inspect the work to make sure I was satisfied. It was no problem to schedule their service ad they were very accommodating. They were neat in their work and great at cleaning up after themselves.

Hossein and
Kansas City Remodeling Contractors Provider Name Locked
were great! When Hossein said he would be there (to provide a quote or perform work) he showed up. He was timely in providing a quote and the cost was reasonable. They understood our timeline for getting the work done quickly and made us feel like we were a priority even though we weren't having huge work done. Whenever Hossein worked with us on determining the job / getting quotes he was so helpful not just in advising on work we requested done, but also in providing suggestions / providing expertise on other items we should think about. Throughout our interactions on getting the quotes and actually performing the work it was apparent that
Kansas City Remodeling Contractors Provider Name Locked
is not just there to collect a paycheck and move on but to form a lasting relationship - and they've done that! We will be looking to them for our future remodeling needs.

We had
Kansas City Remodeling Contractors Provider Name Locked
and Bath do the remodel of our master bathroom in January. We were so happy with the work that they had done on the bathroom that there was no question who we were going to use to update the kitchen.
The initial consultation took place in April and the job was booked in June. The cabinets were 17 years old and showing it, the counter tops were white
Kansas City Remodeling Contractors Provider Name Locked
, and the back splash was plain white tiles. We discussed the pros and cons of replacing or refinishing the cabinets with our project manager. Additionally, we asked for guidance on what to do with the box lighting and placement of the microwave. The project manager suggested that we install under cabinet lighting to highlight the back splash and counter tops as well as bringing more light to the work areas. We were given advice that made the project a success.
We made several trips to the Tile Store looking for inspiration for the back splash and settled on a natural stone. Additionally, we traveled between the Tile Store and Top Masters to get a better idea how the tile we were considering would look next to the granite we were considering.
Work started on August 18 with the removal of the counter tops, sink, and removal of the back splash. The
Kansas City Remodeling Contractors Provider Name Locked
& Bath (MK&B) workers covered the hard wood flooring with cardboard and installed a plastic wall at the end of the kitchen to contain the dust from the demolition. Top Masters came in to measure for the new granite counter tops. While waiting for the granite, the workers installed the under cabinet lighting, repainted the light box, and prepared the surface for the new back splash. Once Top Masters had installed the new granite the MK&B workers reconnected the sink and installed the new faucet that we had selected. Per design, there was one seam in the granite cabinet. The Top Masters installer was justifiably proud of the scant seam. Unfortunately I did not like the light epoxy color which seemed to emphasize the seam. MK&B's installer
Kansas City Remodeling Contractors Provider Name Locked
agreed with me and contacted Top Masters on our behalf. We also made one change which affected Top Masters. We originally had planned on a stand alone
Kansas City Remodeling Contractors Provider Name Locked
, however, we found a set-in
Kansas City Remodeling Contractors Provider Name Locked
at Nebraska Furniture Mart for $100 more than what we were going to pay for the stand alone. This required an additional piece of granite to fill in behind the
Kansas City Remodeling Contractors Provider Name Locked
. MK&B and Top Masters handled this change and the grout color change with no difficulty.
One feature that we debated was where to locate the microwave. Originally, the microwave was on the counter and a non-vented hood was above the
Kansas City Remodeling Contractors Provider Name Locked
. We weren't sure if we had enough clearance to put the microwave above the
Kansas City Remodeling Contractors Provider Name Locked
. On one of many shopping trips to Nebraska Furniture Mart, we were given the clearances we needed to properly install the microwave above the
Kansas City Remodeling Contractors Provider Name Locked
. It turned out that we had the space needed and decided to put the microwave over the
Kansas City Remodeling Contractors Provider Name Locked
. We ended up purchasing the microwave, dishwasher, and refrigerator from Factory Direct Appliances. The MK&B workers installed the
Kansas City Remodeling Contractors Provider Name Locked
, dishwasher, and microwave. The refrigerator was delayed and was installed by Factory Direct. The work performed by MK&B was completed in mid-September.
MK&B brought in Cabinet ReStyling & Custom Painted Furniture to do the cabinet refinishing. They were actually the 2nd cabinet finishing subcontractor that we met with.
Kansas City Remodeling Contractors Provider Name Locked
looked at our granite and back splash samples and suggested a paint color that was spot on correct. Her advice was a welcome "freebie" and generated goodwill. We're very happy with the color. The cabinet work began in mid October. They removed the doors and drawers and took them with them to remove the old hardware, clean them, and glaze them. They came back and spent three days doing the frames and sides of the cabinets. Two days later they returned and rehung the doors with the new hardware and put the drawers back in. The final day nearly ended on its head when we opened the boxes and found that we were shipped the wrong color hardware. Cabinet ReStyling & Custom Painted Furniture got on the phone to coordinate with MK&B and jumped in their car to go pick up the correct hardware to finish the job on time.
With the completion of the cabinet glazing the kitchen remodel project was completed and we now have a kitchen with a big WOW factor.

The one good thing I can say about
Kansas City Remodeling Contractors Provider Name Locked
is that they listened to my needs and designed a solution around that. After hearing “if it were my porch, I’d just repair the damaged balusters” from at least five contractors,
Kansas City Remodeling Contractors Provider Name Locked
was the only one that took the time to find a vinyl replacement solution....More />
I didn’t do a complete inspection before making the final payment (my mistake). The day after
Kansas City Remodeling Contractors Provider Name Locked
left, I noticed several items that required attention. I sent an email and was assured that they would return within a week. Two months later with occasional ignored emails and phone calls, I was finally successful in reaching them by phone. We agreed to meet on a Friday at 4pm to review what needed to be done. At 4:50pm, I called to make sure they were still coming out. I was told that yes they were finishing up a job and would be out shortly. At 6pm, I gave up waiting. There was no communication from them to set up an alternative meeting. I haven’t been in contact with them since.
There are three wooden support columns that were left in place that they railing was attached to. The bottoms of each post had varying degrees of rot. It was felt that the damage could be repaired. The quality of repair to those columns was very poor: The repaired portions of the posts looks terrible; portions of the posts (repainted white to match the vinyl) still show the original color bleeding through; the support brackets for the railing were too big and the part that extended beyond the post was caulked on two of the posts (which looks acceptable) but it wasn't done on the third post.
In addition to the problem with the posts, there were two items that I would consider poor quality with the railing installation. The first is that it appears that one section of the railing was cut too short and had to be fixed with three layered boards. The second is that the end railing was not installed square—there is a definite angle as it runs from post to house.
