So while I think the price was a bit on the high side, when you compare it to the the cost to buy a home and the comfort you get from knowing the home was inspected thoroughly by a professional I think it was money well spent.

He makes you sign a waiver before even speaking to you, telling you he is not liable for anything he is telling you. this was after he had completed the inspection, not before, so you're still out $450 and you don't get the report if you don't sign it.
One huge thing he missed was that the electric panel was not sufficient for the size house per two licensed electricians. He even told me specifically not to listen to any electrician who tells me I need a higher voltage panel, because this was sufficient. He missed one of the breakers did not shut off (a fire hazard) The panel was so outdated, it was difficult to find a replacement and very expensive to replace.
He said the settings on the garage door were not working properly according to his report and verbal communication. He said I just needed a part which was about $20 and it could be fixed just fine. The settings were set at the maximum, which he failed to notice. The trouble with the door was the springs, which will cost around $300 to repair.
There was no mention in his report of a huge hole in the master bedroom floor, which I noticed at walk through. This was a piece of rotted wood in the floor due to a previous leak. It was not disclosed to us by the buyer and sitting at the closing table was when the realtor told us that wall had been replaced. As it turns out the house was completely flooded earlier this year, and none of the water damage he found indicated it was due to a flooding. I asked him if he thought there was mold in the house and did I need a mold inspection. He said he seriously doubted there was mold in the house. Guess what???
The same room also is not leveled and this was something I was able to notice immediately after closing. As a professional, he should have looked for this and noticed as well.
I asked him to come by and look at the hold after I closed and he cancelled twice on me and never followed up after the second time, so I told him to forget it, since by then I had found even more things than what I have listed here.
Remediation costs were well over $20,000!

My only complaint with the whole process is that I cancelled the WDO they scheduled for me due to cost ($150) yet the termite inspector was there and performed his work. It was all good service but I did not want to pay $150 for a $75 service that I could have obtained elsewhere."
