"My screened patio room had rotting wood and needed to be replaced. I had been looking for some time and met several vendors at the Indpls Flower and Patio Show." I had quotes from
and 2 competitors. Prices were in the same general range, with
Patios a few hundred dollars less.
(owner and genuine person) took time to discuss and helped me visualize many options. He provided a no-pressure dream-brainstorm session while being cost-conscious. Other vendors--while perhaps more business oriented and prompt on customer service--were heavy on the pressure to sign quickly and up-selling (which I despise). I am appreciative
does not pressure at all and offered photos and costs of their other work. I was fairly flexible with timing, so combined with an order mix-up, my project was delayed longer than originally planned. Once materials were in and work was scheduled, it was a quick 2-days from start to finish.
cleaned up mess and took away debris. Customer service is good, though communications were sporadic leading up to date of service. I was flexible, so it still worked for me. I am very pleased with the beautiful room, now enjoying the sun through the glass on a 36-degree day. I would recommend
to others. Thanks

"
is absolutely awesome! I have remodeled 8 houses in the last 7 years and he is the best contractor I have worked with. The guy does EVERYTHING!" He is extremely reliable and trustworthy. I didn't list a cost because he has done so many different jobs for me over the years that it is impossible to break down the costs. His prices are very competitive. Ask for a quote and you won't be disappointed. This most recent job included building a sunroom addition, kitchen remodel, half bath remodel, master bath remodel, privacy fence, and miscellaneous other repairs. He did an awesome job from start to finish. While he was working on this project 5 different people asked for his card and said they want to hire him. (My Dad, Sister, 2 neighbors, and the guy that installed my hot tub.) Here is a list of everything that I can remember him doing over the years: Tile installation on floor and wall (marble/travertine/glass/porcelain/ceramic), countertop installation, shower/tub faucet installation, sink faucet installation, sink installation, toilet installation, appliance installation, tub/shower/whirlpool installation, vanity installation, kitchen cabinet installation, wood floor installation, laminate installation, vinyl installation, ceiling fan installation, light fixture installation, carpentry, finish carpentry, trim installation, glass shower door installation, door installation, window installation, door hardware installation, plumbing, electrical, structural bracing, building built-ins, interior wall removal, water heater installation, vinyl/wood siding installation, gutter installation, new roof installation, roof repairs, privacy fence installation, shutter installation, deck repair, deck building, exterior faucet installation, exterior light installation, mailbox installation, sump pump installation, and just about any other miscellaneous repair or job you can think of...

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?

No.  Heck no.  Here's a good example.  We very recently needed to find someone to install about 500 square feet of exotic wood flooring (we already have the materials).  We contacted about 12-15 top-rated Angieslist contractors.  Out of the few who did get back to us, we got 5 quotes, 2 of them were literally just over the phone.  They "didn't feel it would be necessary to even see the space".

Here were the bids:

$4000 (sight unseen), $2800 (sight unseen), $2500, $1500, $1450

We didn't "share our budget for this".  Why would we?  We asked them to bid the job.  That's it.  All of them should be well-qualified and they are all highly rated.  We were interested in how THEY value their time/resources - for an apples/apples job.

Do you still think that you should tell them about your budget?  Your choice.  From my standpoint it isn't their business.  I'm asking them to bid on a project.  Invariably I'll get some very high bids, medium bids and a few more reasonable ones - ALL from "highly rated contractors".

?
The answer depends on your contract.  If you do not have a written contract, you need to begin documenting everything.  Begin by using a calendar and marking the days the contractor started, worked, you had to speak to him/her about the work, etc.

Next photograph the work you feel is sub-par.  If work has been corrected, photograph it now to have a record of its condition.  If you have any "original" or "before work began" pictures get those together, too.

If you do have written contract, see what it says about warranties, complaints, failure to finish / comply, etc.  Holding the money may end up with the contractor taking YOU to court for the funds - you cannot just hold the money.  You need to document in writing what is wrong, what you expect to happen (be specific) and when it should happen by.  A good contract will explain if and how money can be held, how the arbitration or complaint is filed, etc.

You should also invite another contractor to come in and bid the work to finish the job.  They can confirm the quality of the work and give you a price to fix / finish the job.  This gives you justification for holding the funds and an option to finish the job.

If the contractor is not willing to fix the work or listen to direction, do not allow them back in the house.  A judge will ask you why you let them continue to do work if you found it unacceptable.  Take back the key or access to the building - you can also attempt holding any materials or tools as collateral if the cost of repair is higher than the amount owed.  Again, document what you are holding, its estimated value (google or ebay search), etc.

Finally, in writing you should fire the contractor and state the exact reason(s).  Document everything; if it is done in person after they leave make notes of what was said, agreed upon and disputed.  If you are satisfied that what you have paid is fair compensation for the work done, make sure this is noted in the letter firing the contractor.  If you feel money is owed, you will need to file a small claim in your local court.  Include the documentation you made, notes, letters, etc. when you file your claim so the judge will have a copy of everything.  Don't forget to contact the BBB.

Do not wait for the court date; go ahead and hire the other contractor and have the work completed.  Bring this invoice to court with you (file it before the court date if you can).  Bring photos of the finished work (again, file it with the court before the date if possible).  You must show what good quality work looks like vs the poor quality work.

Otherwise it will be a your word against the contractor and you will most likely lose, (the contract is a promise to pay for work) or even if you "win" you will most likely split the difference between the argued amount of money.  Also be prepared for the contractor to file a small court claim against you.  Same process as above, except now you will respond to the summons with a copy of your stuff to defend your reason for holding funds instead of asking for money back.

Good luck!
?

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

It went well, the work was terrific and i was extremely happy with the finished product. We had a bit of a timing issue because of getting the specific type of trex decking i requested, but besides that everything was great.

The job started well. They obtained measurements and the necessary permits.
The work began as a surprise on 18Jun2014. They showed up and startled my daughter by all the sawing and banging on the back deck. Due to wet weather it took a few extra days to get the patio installed. The patio fit onto the deck very nicely and looks fine.
26Jun 2014, the patio failed it's first building inspection due to roof attachment not properly flashed and siding needs proper channel and flashing.
On 02Jul2014 they came out to address issues with the construction. Then on 07Jul2014 the electrician wired the patio.
A week later on the 14th I contacted them due to multiple issues construction issues. The hand rails were not installed, a corner piece of the patio was missing, part of the roof flashing was missing and the wooden cover installed over the support beam in the ceiling was very rough, no caulking added.
On 16Jul2014 the patio failed its second building inspection. The exterior electrical receptacles failed due to not being GFCi protected and the roof was not properly flashed (repeat failure.) The inspector's report stated caulking is not flashing.
On 18Jul2014 they started working on the roof flashing and other repairs. During the repairs a shingle was dislodged on the small bump out above the kitchen window next to the patio.
Also they decided to caulk the house trim above the patio which had nothing to do with the patio. The house had just been painted a couple of months ago. I had to climb up and repaint the house trim myself. This was exceptionally annoying.
Additional repairs went on for a week or so. They demanded the final payment on the project. I said payment will be made when the patio passes its building inspection. This is a quote from them in an email as to why I should pay up prior to the patio passing inspection: " As for the final payment. In the contract it states “ finial payment due upon completion of room not after finial inspection." Wow, this does not sound like a reputable organization to me. Also they should turn on spell checker.
On 01Aug2014 the patio failed the third (really??) building inspection due to improper attachment to the house, the same flashing problem that was found at fault back on 26Jun2014. I am not sure if they were trying to sneak one by or were incompetent or a mixture of both.
On 06Aug they did finally put the appropriate flanges on the patio roof. But the flanges were white and the patio is sandstone colored. They did agree the flange's color was wrong and agreed to replace them, Again they requested final payment.
Then I started to get harassing phone calls requesting final payment.
On 12Aug2014 the patio finally passed on its fourth building inspection. Their salesman drove out to collect that evening. I discussed a number of the issues with the project but he just said this was unusual, took the check and left.
The work took over 2 months to complete for a job I was told would take a week. I had to contact them continuously about multiple issues with the project. The improper attachment of the patio to the house could easily have caused water to leak into the exterior walls leading to damage or possible mold growth.
This project should have been a pleasant event but due to their continuous mistakes and shenanigans it became contentious. I would not recommend this company to anyone.

My wife and I sought bids from three contractors to build a deck and screened patio room off of our kitchen in the back of our
home.
One of the companies we called was NuSash of Indianapolis after picking up a flyer at the Indianapolis Flower and Patio Show. We called the office on April 24. They sent out
Indianapolis Sunrooms Provider Name Locked
Indianapolis Sunrooms Provider Name Locked
and
Indianapolis Sunrooms Provider Name Locked
came to our home on April 24. He presented his business card with the NuSash logo and NuSash office number and address. We called
Indianapolis Sunrooms Provider Name Locked
back directly on his cell phone on May 6 to write up a contract.
The contract called for us to pay $6,800 up front and
Indianapolis Sunrooms Provider Name Locked
said he would call 811 (Call Before You Dig) and get the necessary permits to build the screen room and to bury an electrical line. Altogether,
Indianapolis Sunrooms Provider Name Locked
agreed to
* Construct a deck and screen room
* Bury an existing electrical line from our home to the garage,
* Construct a concrete sidewalk with brush-finish from the screen room to the garage,
* Add gutters and downspouts to our garage,
* Replace a piece of panel siding on the garage.
When it came time to make the downpayment,
Indianapolis Sunrooms Provider Name Locked
told us to write it to
Indianapolis Sunrooms Provider Name Locked
Indianapolis Sunrooms Provider Name Locked
dba
Indianapolis Sunrooms Provider Name Locked
and Son instead of NuSash. He told us that NuSash’s owner,
Indianapolis Sunrooms Provider Name Locked
was in the hospital and that writing a check directly to
Indianapolis Sunrooms Provider Name Locked
would expedite the work and that he would work it out with NuSash and
Indianapolis Sunrooms Provider Name Locked
later.
I was suspicious of this and my suspicion grew when my bank called in a few hours as
Indianapolis Sunrooms Provider Name Locked
tried to cash the check at two different branches of my bank. He altered the check at one of the branches to try to get them to cash it. I had to write him a new check. However, I felt comfortable enough to proceed when
Indianapolis Sunrooms Provider Name Locked
came back to our house to make markings in the yard and again the next day to introduce me to his subcontractor,
Indianapolis Sunrooms Provider Name Locked
. Also, since NuSash has been in business locally since 1975, I knew they had the correct contractor licenses. Since I was under the belief I was working with NuSash and just paying
Indianapolis Sunrooms Provider Name Locked
out of convenience, I also felt comfortable.
I never noticed any markings from Call Before You Dig in my yard, but
Indianapolis Sunrooms Provider Name Locked
and his crew began work on May 12. Within a few days, the project began to take shape.
During construction, I asked
Indianapolis Sunrooms Provider Name Locked
on multiple occasions to bring copies of the permits, but he did not do so.
Indianapolis Sunrooms Provider Name Locked
called on Friday morning, May 23, around 11 a.m., to say that the crew only had about 3 hours left of work and that he would be there around 3 p.m.
Indianapolis Sunrooms Provider Name Locked
arrived, but there was still much work to be done. The electrical line had not been properly secured for burial and was not ready to be buried.
I spoke with
Indianapolis Sunrooms Provider Name Locked
about several problems with the construction throughout the project.
* I expressed concern about the pitch of the roof and he told me it was exactly what we needed: 3/12 pitch. Upon measurement
later, the actual pitch is 0.5/12, basically a flat roof.
*I expressed concern about water leaking through the roof and he said it wouldn’t. Actually, the roof leaked in multiple places. I later
realized it was due to the pitch of the roof, the shingles used and the distance of the trusses (one was nearly four feet wide!). They also didn't use flashing. Instead, they used silver tape that is often used for windows.
* I asked if the ceiling fan was appropriate for a porch and he told me it was. However, the fan blades were immediately damaged to due to the roof leaking and water getting on the blades. The fan was an indoor fan and not damp-rated.
* He told me that the existing siding on the back of my home was not painted, but primed white and he would get white siding for the screen room siding to match. I factored this into my painting budget. However did not get white siding. He got grey and said it was higher quality. It turns out my existing siding IS painted white and the grey is the standard siding.
*I expressed concern about the concrete path and the fact there are no expansion joints. Also, it’s not a brushed finish sidewalk. It's a sub-standard concrete job with a very rough exposed aggregate "finish". It's not appropriately level, it dips onboth sides in different places and will crack at the first freeze of winter. He purchased the cheapest bags of mix you can find. As anyone who has worked with concrete knows, the sidewalk needs joints for the concrete to expand and contract. Concrete contractors that I have bid to fix the walk say the concrete used is not suitable for an entire walkway.
* I expressed concern about the lack of a trim around the windows. What was done was screwing in untreated plywood over some screens. It looks like a toddler built it. His crew did not leave room for actual siding.
* I expressed concern about some deck boards that were already chipping and cracking. There were small holes too - one was about the size of a quarter - in a couple of the brand new deck boards. Even though lumber is imperfect, I felt this was unacceptable.
* I also expressed concern about the steps up to the deck and porch and that they were too high.
* The patio doors did not close properly and there was no room to caulk around the doors.
Indianapolis Sunrooms Provider Name Locked
wanted a final payment from me, but the work was not complete.
Indianapolis Sunrooms Provider Name Locked
, the subcontractor, told me he would guarantee the work to be done that night if I would just pay the final amount to
Indianapolis Sunrooms Provider Name Locked
. He said his crew was nervous they wouldn’t get paid if
Indianapolis Sunrooms Provider Name Locked
did not have time to get to the bank before Memorial Day weekend. He said the line would be buried on Saturday after taking the forms off of the concrete sidewalk.
I felt bad for the workers and I decided to write
Indianapolis Sunrooms Provider Name Locked
a check. I accidentally wrote it for $6,400 when I only owed $6,000. On Saturday,
Indianapolis Sunrooms Provider Name Locked
’s crew did not properly bury the electrical line and left me in a dangerous situation.
On Tuesday, May 27, I put a “stop payment” on the check because: A) it was for the incorrect amount and B) the work was not properly completed.
I called
Indianapolis Sunrooms Provider Name Locked
immediately and told him about the stop payment. I asked him to bring a copy of the contract, a copy of which was never provided to me until much later, and the permits.
When he arrived, he did not have the permits and he presented me only one page of the contract, the page with my signature that does not have any of the parameters of the contract such as licensing, who the agreement is between, etc. Also, he had blacked out a line on the contract. I’m pretty sure this said NuSash and I do not recall a thick, black marker line on the contract upon original signing. Also, below
Indianapolis Sunrooms Provider Name Locked
’s name, he is listed as the “Marketing Representative”, not the owner. This was clearly a NuSash contract.
Earlier that day, I contacted NuSash and spoke with the owner
Indianapolis Sunrooms Provider Name Locked
. He told me he had fired
Indianapolis Sunrooms Provider Name Locked
several weeks ago.
Indianapolis Sunrooms Provider Name Locked
informed me that
Indianapolis Sunrooms Provider Name Locked
told NuSash that my wife and I were not interested and that we were a “dead lead”. He stole this lead from NuSash.
When
Indianapolis Sunrooms Provider Name Locked
came out on the 28th, I asked him if he worked for NuSash and he told me he did not. That was the first time he told me that. He said, “You were perfectly comfortable writing a check to
Indianapolis Sunrooms Provider Name Locked
and Son.” His lie continued, “I made it clear that this was a
Indianapolis Sunrooms Provider Name Locked
and Son deal.” He did not. Presenting me with his NuSash business card, signing a NuSash contract and telling me he would work it out with
Indianapolis Sunrooms Provider Name Locked
, did not make anything clear.
At this same meeting,
Indianapolis Sunrooms Provider Name Locked
told me that I was the one responsible for the permits and that I was the contractor. I offered to go to Permitting with him knowing that I could not get a permit without drawings and without a licensed contractor.
Indianapolis Sunrooms Provider Name Locked
left threatening to
Indianapolis Sunrooms Provider Name Locked
me for writing a “bad check” when in fact, I had only put a stop payment on a payment that was not due since the work is not permitted, not finished and the check was for the incorrect amount.
The next day, I again offered to meet
Indianapolis Sunrooms Provider Name Locked
at the building permits office on Monday, June 1. He agreed and he tried to get me to sign off as the person responsible for the permits with drawings that are not accurate (particularly the roof). He left off the electrical work too in the drawings. I had also been told by Permitting that I needed to obtain a permit to bury the electrical line and
Indianapolis Sunrooms Provider Name Locked
insisted that I did not.
Indianapolis Sunrooms Provider Name Locked
told me the drawings he had made would cost me $500 if I wanted
them.
We departed again.
Indianapolis Sunrooms Provider Name Locked
also left me another message threatening to
Indianapolis Sunrooms Provider Name Locked
meand that he would be putting a
Indianapolis Sunrooms Provider Name Locked
on my home.
I decided to call a licensed home inspector to look at the screen room and other work. The inspector found several code violations and bad construction practices. I offered for
Indianapolis Sunrooms Provider Name Locked
to meet with the inspector. He did but he disagreed with everything the contractor found except that the electrical line was not buried properly.
I agreed to pay
Indianapolis Sunrooms Provider Name Locked
$3,800 as a final payment (instead of $6,000) thinking I could get the roof and electrical fixed with $2,200. I did this to get him away from my home and protect against the headache of him attempting to
Indianapolis Sunrooms Provider Name Locked
me. I wrote an addendum to my contract that he signed indicating that this was the my final payment.
I have since had a licensed contractor and electrician look into the room. The electrician will take care of the line burial and electrical code violations (incorrect fan type, no GFCI on electrical outlet, no cover for outlet, outlet on same circuit as fan and lighiting). I had
another contractor look into fixing the room, but he believed it was beyond repair. I have used this contractor many times for other work. He and his crew tore down the screen room and build a code-approved, sturdy room that does not leak and looks beautiful.
Also, I called 811 and there is no record of them coming to my house nor a request for my address by anybody.
I want
Indianapolis Sunrooms Provider Name Locked
to pay for the cost of electrical work ($700), demolition and construction of new patio room ($4,800) and concrete path demolition and new path construction ($1,600) for a total of $7,100.
