" , owner of , was hired to pour a concrete patio and steps. He received a $600.00 down payment check when he quoted" his price. His crew ripped out my back porch & was supposed to replace it with two concrete steps leading to the patio. No steps were installed, which left us with a steep drop out of our back door. Also, a large board with sharp metal edges & nails sticking out was left attached to the house. They ran out of concrete, so they left one entire side of the patio with at least a two foot gap. There was a huge pile of dirt left in my grass & now my grass is dead. The house had concrete splatters all over the siding. There are four clumps of cement in my grass that they wasted. He left two wheelbarrows in the yard with concrete in them that hardened. All of the concrete that was poured was not smoothed out. It looks like a concrete bomb exploded in my back yard. I was out of town & left a check with my family to pay him after the job was finished. He told my family he was coming back the next day to clean things up, so I told them to fill out his check for all but $200.00. He did not return or call for almost a week and a half afterwards. Believing that this contractor had abandoned this job and his mess, I stopped payment on the check that was written the day of this incident. Mr. came by, several days later, asking what he could do to make things right. At that time he took his wheelbarrows, and had a guy clean the splattered concrete off of the house. He claimed that they would also return to remove the huge pile of dirt that was left in yard; however, he never came back. I have had to hire another contractor to completely start this process over and clean up the mess left by .

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

No.  Heck no.  Here's a good example.  We very recently needed to find someone to install about 500 square feet of exotic wood flooring (we already have the materials).  We contacted about 12-15 top-rated Angieslist contractors.  Out of the few who did get back to us, we got 5 quotes, 2 of them were literally just over the phone.  They "didn't feel it would be necessary to even see the space". 

 

Here were the bids: 

$4000 (sight unseen), $2800 (sight unseen), $2500, $1500, $1450

 

We didn't "share our budget for this".  Why would we?  We asked them to bid the job.  That's it.  All of them should be well-qualified and they are all highly rated.  We were interested in how THEY value their time/resources - for an apples/apples job. 

 

Do you still think that you should tell them about your budget?  Your choice.  From my standpoint it isn't their business.  I'm asking them to bid on a project.  Invariably I'll get some very high bids, medium bids and a few more reasonable ones - ALL from "highly rated contractors".

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

After purchasing an investment property that needed a TOTAL TOP TO BOTTOM RENOVATION (no Kitchen, no bathrooms, no flooring, siding unmatched, windows installed) - The house had literally been "stripped to the bare walls". I found them through a referral from someone who used them on basement in Carmel. They Totally redid the home from top ...More to bottom and I definitely was impressed. My realtor definitely is impressed and I fully expect to get top dollar for this house. I definitely would recommend them for All aspects of any type of remodeling - I do admit the custom touches I thought were to "high end" but I will be getting a "higher price" for a more modest price house. They were prompt, efficient, detail orientated, ALWAYS left the jobsite clean. I never had any problem with the person in charge - I Never detected any unprofessionalism - and I liked the fact that they didn't smoke, drink or any had any legal problems, Very Very Professional! Not a " of all trades or handyman". A professional remodeler definitely.
I was fully impressed with their references - from Carmel, Westfield, Noblesville to Greenwood, Indianapolis and everyone I contacted. Their website showed me that they WERE the actual ones to do the work- they NOT post stock photos - but of actual work as they do it to prove their skills and the completed work. The finished product is great, but that's due to the skill of the sub contractors used, not the project manager. Alaire, who also operates under Construction in , is terrible at communication. He knows the technical aspect of construction, but when it comes to communicating ...More to the customer and coordinating his own subs, he's horrible. *I* was coordinating with the subs about their on-site schedule, not . I had to keep asking , it's been 3/5/7/10 days and no one has been here, what's going on? Sometimes I would not even get a response or call back. And when he did, it was usually days later. The project started Apr 1. There were always gaps between sub contractors for a few days where nothing was done. On May 21, I ha d a good schedule:
5/22 County inspection of foundation walls
5/24, 26, 27 Clean out foundation and place pea gravel in garage
5/29 Pour garage floor and apron.
6/2 Drop lumber package
6/3-6 Frame garage
6/9 Roof garage
6/10-11 Wire garage, install balance of gravel driveway
6/12 Install overhead doors
6/13-16 County Rough Framing and Electrical rough in inspection
6/17-20 Insulate and install new siding
6/23 Install new gutters.
Reality was very different. Foundation and concrete was pretty much on time, but again the subs show up and is no where to be found. It's up to me to work with them on site. Anyway, things move along well for about 1 month and then it all falls apart. After 1, it's like pulling teeth to get the subs onsite and working. They are always "delayed on another job". Overhead garage doors don't go in until mid- . I ask for the final plywood and insulation to be installed on 1 wall. Never gets done. I ask again a few days later. No response. Now I have to get rude about it. finally comes out 2 weeks later and installs it himself. Apparently, there were no subs available for my little project. It takes the siding 3 weeks to show up. Why wasn't that ordered 3 weeks ago?? Because the siding I agreed on is no longer available and I have to make a last minute decision on color choices. It's now the end of August. Very little work was done this month and I'm fed up with the whole thing. It only needs a little bit more work and the project can be finished. My texts go ignored. Told on Sept 3 that landscapper says ground too wet. Will come back in 2 days and electrician will be there in 2 days. A week of good weather later and still no one has shown up to work. I'm just completely fed up now. I tell that he needs to get someone working now or no more payments. Well that gets his attention for a while. But it still takes 2 more weeks to get the landscapper out to grade and seed. It's Sept 19 and this project was supposed to be finished June 23. And there's still some minor elec work to finish. 3 more weeks and no electrician. I've quit even trying to ask for this to be completed now. The longer it takes, the longer it is before he gets his final payment. It is now Nov. 8 and the electrician is ALMOST done. Just one last thing to do. He is schedule to finish this week and I get the final bill from . I tell him that as stated in the contract, I have 30 days after the completion to make the final payment and I'll make payment after the electrician is done. His response is paraphrased below:
"The ext. louver vent and the fans were items that you directly discussed with the electrician and made agreements with him." - NOT TRUE! I had NO separate agreement with the electrician. Ever. knew about the requested work back in and even added addt'l money into the proposal to include it in the project.
"There is nothing in my costs or budget reflecting these items. He is also being paid for the fans and vent directly by you". - NOT TRUE, see above
"I was never involved in the conversation other than after the agreement between the 2 of you was made".- NOT TRUE, see above. Multiple texts emails refer to this from to Sept.
"My last updated/revised proposal has the due date for the final payment due this past Sat, 11/8, which has been more than 30 days since we were complete on the contracted items." Really? When was the project finished?!? No one ever told me it was done or gave me a final completion date! I'm still waiting on the last elec work to be finished!
And finally, "I would like to pick up a check by Wed afternoon for the balance of $12,117.00. or you can mail the check. If I do not receive the check by Thursday I will have to place a on the property to protect my rights."
And that completely sum up the project experience. Even the sub contractors were complaining about him and his lack of project management skills. We agreed it was terrible.
There is so much more that went on with 's lack of communication, absence from the job site and general malaise towards my project, but it's too much to post here.
Overall, the finished product is good, but that's due to the quality and skills of the subs used on the job. But the project manager, was horrific. I wouldn't let him build me a garden shed. A 3-month project that took 7 months and then I'm threatened with a on my house if I didn't pay up that day, even when the work wasn't completed.

I had the roof replaced by the contractor about 3 years ago, due to hail damage. There were no leaks or anything else at the time. The contractor replaced the roof and within 6 months I had multiple ceiling leaks. I asked the contractor to come and fix it, since it clearly was from the installation. The owner told me the guys ...More used nail guns and they had the pressure too high and said he would come fix it. During this time I had our insurance come and they stated the damage currently was due to the contractor not putting the shingles on correctly. The contractor came out, but only partially repaired the shingles. Again I have multiple ceiling leaks in the areas where they did not make the repairs. I contacted the contractor and he said he would be out to look at it. So he has now not shown up two times during the past week and my roof is still leaking. I called and now he is not returning my calls. I just want my roof fixed. The roof should last for multiple years and I have had nothing but problems since this company replaced the roof.

I started this review several months ago and never finished it. However, since is about to complete our second project together, it's time to get it published.
We heard of FBCI through one of my wife's co-workers that had used to finish a basement. It seems that almost all his projects ...More come through word of mouth referral. After seeing the finished product, I can see why. You will not find a better combination of quality and price than . I bid the basement project out with 3 other A rated contractors on Angie's List. FBCI was the lowest bid by approximately 10%.
Some specific things that went well:
1. He was able to find doors and trim that exactly matched the rest of the house (built in 2007)
2. Workers mostly entered and exited through our basement windows to minimize dust and disturbance to the main living space
3. The stairwell to the basement was finished by the home builder and the drywall work was bad. After painted it, it still looked bad. During the touch-up phase, he had his own drywall guy come back out (Melvyn--who is nothing short of an artist. I'm not kidding.). They redid the entire stairwell because they "couldn't, in good conscious, leave it like that." There was no charge for it.

A lot of general contractors use "Subs" for portions of the project, which can be worrisome if someone doesn't take ownership. I put "Subs" in quotations on purpose, however. The guys uses are people he has known and worked with for most of his adult life. It's more like an extended family and they clearly all have a vested interest in doing things the right way, being respectful, and making the customer happy. I certainly am.
Our basement is better than great. I'm also a real estate investor and recently picked up a house to rehab and flip. My first call was to . He's wrapping that project up now and it is receiving effusive praise from neighbors, realtors, friends, and potential buyers. I couldn't be happier.
