"Rich is a home inspection genius. He knows what to look for and all the ins and outs of potential problems. He is extremely professional in his approach. He is very good at explaining potential issues with the home, including whether they are important potential problems, just potential annoyances, or really don't amount to much. His written report is very thorough and he provides other written explanatory materials. He uncovered some serious electrical issues and one plumbing problem, plus a couple of mechanical things, in the home we purchased. We had those repaired before we made the purchase.
By the way, we hired Rich because he was the inspector on the house we sold before buying this one. We were so impressed with his thorough report and the time he took (6-7 hours) that we knew we wanted him to inspect the house we were buying."

actually got to the house before us, both times, and had already finished the roof inspection when we arrived. He was very professional and explained to us the seriousness of each finding. Some were serious and others were aesthetical. This helped us decide what to include in our counter offer after the inspection.
Our house had been flipped, so some of the things just looked nice - like the shower. found that the bathtub had a shower head, but didn't have a lever to turn on the shower. The bathtub had a drain, but the lever didn't make the drain work. Sounds silly, but these are things you don't notice when you love a house. also found that the range was plugged into a new socket, but the socket wasn't powerful enough to run the cooking elements, just the clock and lights on the range. So again, the brand new looked great, but without , the first night in our new house we would have been dirty and hungry!!!

"My husband and I couldn't be happier with the work that Rich performed for us. We got our inspection during the home-buying process, and were picky due to the fact that we felt as though the inspection we received on our previous home was not sufficient and we ended up with surprises shortly after we moved in. Rich was more expensive than other options we had looked into, especially with the addition of the wood-destroying insect and radon inspections that were not included in the regular inspection, however we felt as though what we received was more than worth the price. The inspection took appx. 5 hours, and Rich really took his time going through each and every room, tested every single outlet, light switch, faucet, checked every exposed bit of plumbing, and all in all inspected every inch of the house. He physically crawled into both attics in the house and both crawl spaces on either side of the basement. He was very friendly and took the time to explain everything as we went along, which included both what was normal, what we could expect to see, how to fix small and large issues, etc. I really feel as though there's nothing that could possibly have been missed, and the report that we received the next day was extremely thorough and well-written/illustrated. Our Realtor was particularly impressed as well, and will be recommending him to other buyers. I certainly wouldn't want him inspecting any house that I was selling!"

"The inspector did a very thorough job. The inspection took approximately 4 hours. He provided a very thorough report the following day. The inspector also gave him ideas how to fix some of the problems. He also gave him a homeowners guidebook."

"He arrived early, which was inconvenient, because I was planning on being there the whole time he was there. I missed the whole first 30 mins of the inspection. He seemed rushed and ready to leave, so it was a little uncomfortable. My realtor missed the inspection, too. One of the bathtubs didn't drain and the shower didn't work, which he didn't catch. I called him afterward, and he was not willing to come out and take a look at it. Only after complaining and threatening to contact Angie's List and the BBB did he respond. It was not a very good experience. "

"We were very impressed with the inspection. arrived early, and even though my husband was not able to be there personally, talked to him on the phone several times during the inspection to advise him of specific major issues. My realtor was also present, and was very thorough with what he did, and made sure that both of us understood everything. He was extremely knowledgeable and even made several suggestions to correct issues or problems that would help us stay within our budget without compromising the safety and integrity of the home. We were presented with a binder that included not only our inspection, but also several other tabbed sections full of information about home repairs, maintenance tips, and much more. We will definitely refer them to everyone we know who needs an inspection, and my Realtor feels the same way!!!"

" was easy to reach by phone and agreed to inspect the 4 unit apartment building I was looking to buy for $350. I was able to accompany him during the inspection and If i had questions during the process it was nice to be able to ask him and he explained in detail everything I needed to know. If there was a question he was unsure of he wrote it down and made sure to get an answer to me later. 's home inspection report was very through and was everything that I was looking for. It included pictures of any issues along with recommendations. Overall I would recommend Lighthouse Inspections and would use them again."

"The inspection on (my then potential) condominium was performed by Mr. . He was rude when I asked him a question; seemed rushed, as if he had another appointment to make; his work was shoddy (he performed a "random sampling" of the electrical outlets, six of which did not work when I moved in; he never checked the HVAC units at ALL except to recommend changing the filters.) I know he never checked the air/heating units for a fact as they were painted shut. When I decided to look under them after moving in, they were leaking, necessitating repairs that have cost me more than $1,200 thus far. I mentioned the HVAC units to him while he was inspecting the condo, and he indicated he would get to them. This is a random sampling of the scattershot nature of Mr. 's work. Other problems with the condo that he did not catch (e.g., plumbing issues, electrical outlets that aren't grounded) are going to cost me quite an additional sum on top of the already prodigious $1,200. I would never, ever recommend to anyone and am shocked that my realtor did so for me. I truly wish I had checked Angie's List before agreeing with my realtor's recommendation to use ."
