to take a good inspection of my townhome a year and a half after I purchased it. We have the normal Houston settling issues going on here - however, I have never lived in this part of the country so I was uneasy about ...more some of the issues going on at my home. He did a thorough inspection and provided a detailed report. My foundation is fine - and he agreed with my ongoing watering of it. This was money well spent as far as I am concerned. "

provided my foundation and framing plans for the city and did a great job.
He provided signed and stamped plans for me to present and all went well. Thanks.

A highly rated structural engineer explains why it may be best to hire an engineer and draft a plan before hiring to repair a wet basement or crawl space.

's office called and scheduled the appt.. He was running a little late, so he called and explained and gave a time he would be at my home. Mr.
showed up on time, explained what he was going to be doing after he got a history of the problem I was having with my foundation. Mr.
...more took all the measurements and explained to me that what I needed was not a foundation repair , but a root
because of the oak tree in my front yard that was lifting my foundation.
is professional, friendly and explains everything he is doing and why. His pricing is reasonable. He sent a comprehensive report, with recommendations a few days later. I am following up at this time.
Would recommend Mr.
on a home that we were in the Option Period for buying. Our original inspector had found some potentially serious issues regarding one of the outside walls, and it appeared that the builder had done something that wasn't very common. Before
even came out to take a look at the home, ...more he made himself very available to review pictures, and have consultations over the phone. He was very insistent that he only come out there unless he was absolutely needed, thereby saving us the price of having a formal inspection. We did end up having him come out, and do the inspection - he was incredibly thorough in his inspection, great independent consultation, and even sent us over to another vendor to have the issue fixed. We were very pleased with his service! "
"Horrible.... The team was out the door and finished with their initial inspection before they realized they had not done the smoke alarm testing. They performed the test and went to leave again only to realize they had not tested the sprinklers.... No telling what else they forgot to do.
, wrote up and alerted ...more all parties to mold in the AC duct but it ended up only being a mold tablet after a second party came in to check an hour after
left. A mold tablet is something that prevents mold so I called up
to let him know that what he had told everyone was being questioned by another specialist. I asked
if he took a sample or picture of what he suspected to be mold and he said no.I asked that he come back out to point out what he was talking about and he said he wouldn't.
A week later we had a roofing inspector come out and raised several concerns that should have been caught by
that were not.
We are thinking about hiring another inspector for an additional $2500 because we
"We were looking for a structure engineer/architect to look at our 56 built home. We have two very specific goal in mind. One to raise ceiling heights and the other is to convert home into more open floor.
is the perfect person with unique set of skill and patience to get it right. He showed up 10 mins ahead of the appointment ...more time and waited for us to get home. The home in this case is already gutted out, so it’s all dusty and only sun light.
took his time to draw existing structure and listed to us on what
we are trying to accomplish. Within 3 to 4 weeks, he gave us plans that accomplish our goals. In my view given the work
and multiple time he need to travel back to home to get accurate picture of existing structure, 3 weeks is like lighting fast. I would not hesitate a second to rehire him for any remodel works down the line.
is truly god sent for us with work ethics, professionalism and with response. Thank you very much for guiding us in the right direction. "
was right on time. He spent approximately 2 hours (maybe more) evaluating my foundation. He did extensive measurements of the elevations throughout the home and examined the outside of the home for problems. He discussed his findings with me before he left and answered my questions thoroughly. I received ...more a detailed report by email (he asked if this was acceptable and I actually prefer this modality) about 2 days later. Not only did he give me a thorough report but he explained his report quite well. He made recommendations, including the need for root barriers (and even suggested which kind and where to place them). He gave alternatives but I prefer the root
suggestion. He recommended 3 companies to do the root barriers. He explained why the root barriers were the best option (I agree). He gave me some other helpful suggestions such as proper moisture control of the soils beneath the foundation and how to tell if foundation stability has been achieved. I highly recommend his services. He is also very nice, considerate, and professional. "
"This engineer was very professional. His wife made the appointment, he was a little late since he was inspecting another house way across town, but he figured out an inexpensive way to solve our problem and recommended a carpenter to complete the repairs. I would highly recommend his service before you spend alot of money to make repairs that may ...more not be needed. For example, this was not a foundation issue but a foundation company wanted to
up the foundation and suggest we get the joists fixed too. As it turned out, all we needed was a beam place under the cracked joists to support the load. The foundation is fine. So instead of spending over $ 10,000 we will fix it for around $ 2,000. "
This is the experiance that has driven me to start using Angies List.
Breckon, P.E. of
was to inspect a small warehouse and provide foundation repair plans that could be used to obtain quotes for foundation repairs. He was also asked to provide Roof Loads as we are thinking of creating a green roof.
Before ...more showing up I informed
as to the areas of known damage so that he could focus on design aspects.
(Originally from the Petrochemical Industry) is a busy guy, so I had to plan his visit several week into the future. (no problem.. must mean he is good). I took a day off work to walk the sight..
was punctual and with a good attitude. I showed him where the roof is leaking and where the slab is broken and where truss connections look a bit dicey. I brought a ladder to look at the roof (I have a roofing background) he wanted to see the roof.. so ok.
came very poorly equipped playing with his tape measure, crappy flashlight, and near useless camera.
We had several discussions before and during
's inspection so that he was clear what was required. He expressed concern at not being able to see the current underpinning of the tilt wall which was subsiding. So I asked him to work up best case / worst case design scenario so that I could get ballpark estimates.
As an Engineer myself, I am deeply offended by
’s "Results" which my mother raised on a farm would have done a better job of providing - no exaggeration. I guarantee my mom would have gotten the drawing layout right (
missed 2 columns in a rectangular building and provided no dimensions anywhere). If I were daft enough to send his plans to a foundation repair contractor they would not know is the building was 100' or 200' or.. who knows what.
Worse than that he provided absolutely no plan for repairs. His PE stamped letter only list the damages which I had pointed out to him and says that they should be repaired. He did give live and dead roof loads but I have no confidence that his calculations are correct because of the blatant mistakes throughout his report (and I'm not counting the fact that he misspelled my name).
When I called him to let him know that I required more for his services to be of any use to me (I was more tactful). He sent me the same incorrect drawing with 36 red dots on it and a footnote that says "Exterior Piers". This is worse than useless. This would mess up any quote I could go out for since there is no access available for "exterior" piers. The approach and cost is significantly different for exterior and interior piers.
Long Story short.. I will be having words with "
of TDS foundation services" for recomending this guy.. and I will not be using TDS for my foundation repairs."
