"Mr. indicated that the cracks I was seeing was just typical settling of my house (over 25 years old) versus another foundation company that" had quoted me over $20,000 in work they wanted to do. He showed me the numbers and indicated I just needed to do a few things around the house to maintain the current foundation. He did not charge for the consult and told me I did not need foundation work done. It's rare to find honest companies any longer that are willing to consult free of charge and give their honest professional opinion instead of just scamming residential customers. Would highly recommend this company.

"One day while sitting in my living room I heard a loud pop noise. I went outside and saw the front of my house had a 1 inch wide crack at the corner from the ground" all the way up the wall on two sides. Like the entire corner was about to fall off the house. I made a few phone calls and someone came out and said my brick footing had broken and I'd need to get it repaired before I could repair the front of the house. They recommended so I gave them a call and called a couple other places just to compare. came out and explained bell bottom piers to me and the other guys came out and explained how they were going to press blocks into the ground until they couldn't press them anymore. Needless to say I had come out and drill 12' deep holes and pour rebar reinforced concrete. I went ahead and had them do the entire perimeter of my house so I wouldn't have to worry about the rest of the house sinking and breaking. After the job was complete the dirt they backfilled with settled a few times and left dips around the house. I'd call and within a week they'd show up and put more top soil in. A few months after poured the piers and leveled the footing I called Restoration Brick and they took all the bricks off the corner of my house and rebuilt the walls. 6 years later and you can't tell anything ever happened. I highly recommend . Yes they were more expensive, but I don't ever want to hear that pop noise again. They guaranteed for life that I won't.

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

The guy who showed up was very nice, and did a decent job of educating me about my foundation. However, he showed up in his personal car, so I didn't know it was him when he got to my house. He had no idea that I had purchased something via Angie's list, and thought he was just there for the free estimate. I'm not sure i actually got ...More what I paid for, but didn't want to bother with finding out.
He did do a good walk around and measurement of my floors, but he did not go underneath the house. I got over my initial frustration of him not knowing what he was actually there for because he seemed to know what he was talking about. He wrote me a quote and I planned to call the next day.
I called the office the next day like he suggested, but they had no record of his visit or his quote that he provided me. I don't think I was even in their system. They said they would look into it and call back. I called back the next day and got the same answer. The woman answering the phone said she would check with the salesman and call me back. I still haven't heard back from them. At this point it's a lost cause.
I never received foundation repair services, because I couldn't trust getting into contact with them.

We had to reschedule multiple times, a couple times on our end (wife went into labor the day before the work was to begin) and a couple times on their end (rained out of other jobs). Eventually, we were able to work out a day to have the work done and it was done quickly, relatively quietly (for work using jackhammers), and done well.
My only ...More annoyance is the discoloration of the driveway where they had to jackhammer through and re-pour concrete ... but that was expected. Not really a con, just seemed to be the natural result of the work that needed to be done.
Pros: Relatively flexible, reasonably priced
Cons: Scheduling can be challenging when there is a lot of rain

Performed foundation work and was paid in full to level a home. During inspections the inspector found the property was not leveled, I called at 832-997-4442 every day for 14 days to come out and warranty / repair the foundation, he never came back to repair the property. His warranty is worthless, and I have literally begged ...More him to come out and repair. He promises to come out, but never shows up. Unfortunately I would have to say DO NOT WORK WITH THIS CONTRACTOR, HIS WARRANTY IS WORTHLESS. We bought a house that needed foundation repair. A structural engineer reviewed the foundation and determined that it required 76 piles, interior and on the perimeter. The quotation process with Honesty was easy, no haggling and very responsive. They began the work promptly and completed the work on schedule, for $500 less than the quoted price.
...More /> Because the foundation repair was financed through a bank, we had to get a structural engineer to review the property and make sure it was done correctly. When the structural engineer reviewed the work, he found and pointed out several, obvious deficiencies, sagging brick lines, door jambs that were crooked, visible cracks. But to be fair, this was an old house, built in the 1950's, some things were to be expected. The larger issue was that the house wasn't leveled to within the 1.5" variance or the American Concrete Institute (ACI) standard. Honesty came out and after some wrangling, they performed some adjustments. When the structural engineer came back out, he performed his measurements to determine if the house was within the 1.5" standard, it wasn't. At this point, Honesty truly became disagreeable, questioning whether or not I'd seen the measurements done (I had), the type of instrument used to do the measuring (I'd watched it calibrate), the method used to measure (consistent from the very beginning), and finally the integrity of the structural engineer (who despite pointing out obvious, visible signs of a poor leveling job, withheld his approval solely based on an objective, measurable standard). To be fair, Honesty came out, performed additional leveling based off the measurements of the structural engineer, reviewed and paid for the reassessment by the structural engineer, and finally we gained the necessary approval for completion. But consider, with an objective measurable standard, we had to have three different assessments by a third party to get them to perform the job correctly.
Later, during another phase of house renovation, we discovered that we had a broken drain in a bathroom. We'd had two inspections of the bathroom before renovations began, once by a general inspector, another hydrostatic test by a plumbing inspector along with a camera. In each inpsection, the drain was working. Now, immediately after the house foundation repair, the drain was broken. We contacted Honesty to ask for their assistance in the drain repair. They replied that it wasn't their responsibility, producing an unsigned contract, which we'd never reviewed or been presented, that indemnified them from responsibility from associated damage. We provided to them a contract, which they had previously signed, from the mortgage company, that said that associated damage would be their responsibility. In response, Honesty denied that they inflicted the damage (which admittedly we did not witness, because we have jobs), said that we would need to have hydrostatic testing done to prove it, immediately before and after (impossible, because the drain had already been repaired to move forward with other work), and used other language that suggested that we would need to to get them to do the right thing. All of this to say, is it worth it to do business with Honesty? Do you have an extra $4500 (the cost of the repair), lawyer on staff, or structural engineer to ensure that they do the work correctly? My advice, is to keep on to the next company. I strongly considered not posting this review, but walking through the house with multiple doors that stick, and cracks appearing around the house, just further frustrates the situation.
