"Builder did not start the project until 4 months past the contract date, which resulted in the project going over the pre-determined & agreed to building time. This resulted in the buyers having to move 3 times, once into a corporate apartment until that lease expired, then into a hotel, then into the home. During this time, the buyers 4 children had to live with various relatives. It should be noted, there were no weather related, or act of God issues that delayed the building of this home. During the construction phase, the builder did not visit the job site unless expressly asked to by the buyers. The builder often had no idea who was working on the house or what had or had not been completed. The buyers took 1 month off of work to manage the subcontractors and ensure materials were delivered in order to complete construction. Builder assured the buyers monthly the project would be completed on time and on budget. Builder went 2 months past contract time and $100,000 overbudget."

The overall estimate/bid was $8,000. He bills his labor by the day...not the job. His cost is $300/day. He bids how long the job will take, approximately...& provides a timeline of the project & what he plans to complete each day.

After all, many people do work without getting it permitted. Not only were we shocked to have our job halted, but we found out that our guy was not a licensed contractor or plumber!

Bottom line, if you need general home improvement work done that does not require a permit, you might be fine. Keep in mind that

is not a licensed contractor, which means he is not insured. If this is not an issue for you, than you will be fine. I would NOT pay in full until you are completely satisfied. He played our heart strings & acted pitiful, so we paid him in full thinking he would still help us make things right with the city. He took our money & left town, and told us he would not come back to help us unless we paid his travel expenses AND for all work he would have to redo. Might as well have thrown our $8,700 in the dump as we had to start over & pay it all over again, including fines from the city.

"We and everyone in our neighborhood were impressed with the speed and efficiency at which they worked: the entire building process took about two-and-a-half months from beginning to end. When horrible weather canceled some of the workdays, they came around on weekends or holidays to make up for lost time: their idea, not ours. They consulted with me each step of the way as to what they would be doing, what they needed from me (i.e., to show up to pick colors, materials, etc.). The completed project is terrific - beyond what I expected it would be and a lot of that is due to their advising me as to materials, colors, etc.
