Dear Angie: What type of service provider installs window wells? Would it be landscapers, general contractors or another category? – Garrett C., Upper Marlboro, Maryland

While it can seem like an unnecessary expense, an egress window with dimensions that meet local building codes should be added. (Photo courtesy of Angie's List member Dale R. of Detroit)

Angie's Answers

Hello - I hope my answer will help point you in the right direction.

The reason you're having a hard time getting clear information is because there are hundreds of companies saying their window is the best. There are probably millions of different features you can choose to have for your windows and in price ranges from $169-$1200 (per double-hung window).

I've been in the business for 15 years and have seen many different window products from many different dealers and manufacturers. This all comes down to: "what's important for you and your home?" If you want a strong warranty from a company who has a full-time service department to give you piece of mind and service your windows should needs be, or are you looking at only those companies who offer true wood interior windows that you can paint or stain to match the home decor? Whatever is your hot-button, then that's where you want to start.

I would recommend you first choose how you want your new windows to look. Wood-interior with vinyl clad is only offered by certain companies, while there is a vinyl woodgrain finish to give you similar results without the maintenance. If you're only looking for a white interior and don't want the maintenance, a fiberglass or vinyl window would be the best choice from what is offered in the market today (vinyl will be less expensive - not necessarily cheaper quality). If you are going to change out a window to a french door and a door to a window, then you WILL NEED to find a contractor with some carpentry experience. Some companies will tell you upfront that they do not handle those sorts of remodeling projects due to the complexity and time it would take to get it complete.

Unfortunately, we won't be able to personally help you with your project as we work in the New England Area. However, if you wish to talk further, please feel free to email me at: sven@ritewindow.com and I'll be happy to let you know our prices for what we offer so you can compare and hopefully find a similar company to do the work for you near the Austin area.

Get your roofer back out there.  Course of shingles above the window need to be pulled, self sealing flashing, drip caps, and counter and step flashing are going to be required here.

This is a flashing issue as the window connects to the mansard roof surface.

Condensation and a leak are two different and very noticeably different (i.e. volume) things.

Flashing and roofing on Mansards can be tricky but is sounds very much like a roofing issue.

For a broken window (or leaking seal in multi-pane unit), for a standard roughly 2x3 foot window, can run from low of about $75-125 for single pane to more like $200-300 range for triple pane, depending on construction and any special ultraviolet or heat reflective coatings. If a removeable window unit, of course cheaper to remove it and take to replacement glass place then have them come out, measure glass size, order glass unit, then come back to install.

If taking in yourself, commonly they can do single-pane in an hour or two, but count on a week or so typically for sealed double or triple pane unit to come in, so you will have to seal the opening in the interim. That is an advantage of having them come out - they measure and determine type of unit on first visit and can seal with tape and plastic sheeting (if you have not already done that), then come back with new unit and install a week or two down the road - but you are not stuck with an opening in the wall for a long time.

Much easier to scratch and typically not as good a finished quality as compared to glass.

Benefits are the resistance to breakage as mentioned by LCD.  Any glazing shop should be able to re-create that panel.

Thermal numbers look okay when looking at the NFRC.

Do you have any other data on them?  Air infiltration, Design Pressure, Visible Transmittance, and Condensation Resistance are all good evaluators.

Air infiltration rate is way high at 0.21.

It may look nice in person but the performance numbers are below average.

Egress Window reviews in Detroit

The installation went great. I had no issues contacting Green Construction to schedule the work or for any questions I had.
I wanted a egress window put in for a downstairs bedroom, the existing window was not a egress. The crew had to cut into my driveway to dig the hole for the well. The cut was precious and they didn't tear up my driveway. The workers were very professional and they did a great job. The window and especially the timber well look great.
I would recommend green construction to anyone wanting a egress window.
- Derek V.

I would recommend these guys to anyone! We recently moved to Indiana and I have had no idea of whom to use for services and these guys were great. They were on time, courteous, and the quality of their work/materials is phenomenal. If you are looking to replace your old exterior cover, use these guys and you WONT be disappointed at all.
- Gregory M.

Process was great. Contacted their office and spoke with
Detroit Egress Window Installers Provider Name Locked
she gave me a few steps to take so she could get an estimate from
Detroit Egress Window Installers Provider Name Locked
(the owner) to me.
Detroit Egress Window Installers Provider Name Locked
called a few days later and went over everything with me. I received an estimate a day or two later.
Detroit Egress Window Installers Provider Name Locked
Detroit Egress Window Installers Provider Name Locked
showed up as scheduled and did everything they said they would. They were personable, professional and worked hard until the job was done (didn't leave until 8pm).
The only unusual thing about the process - for me - was nobody every came out to write up an estimate. They did it solely based on the info I gave them and the photos I sent. That almost
Detroit Egress Window Installers Provider Name Locked
me to go to a competitor, but in the end I'm happy I stuck with them. Very satisfied with the work they did.
- Chad T.

Very well, employees were very good, professional, laid down drop clothes everywhere they walked in the house. Cleaned up work area very well, never even knew they were here by the time they left.
The work they did was very good, very good pricing in comparison to similar work from other quotes I received from other companies. I would definitely hire them again.
- Matthew W.

I'm very pleased with the work
Detroit Egress Window Installers Provider Name Locked
did for me. Out of three estimates he was the best value when you factored in well size, outside and inside trim work, cost of permit being included, etc. but what really sealed the deal is this is
Detroit Egress Window Installers Provider Name Locked
's only offering -- he only installs egress windows and he does it well! Aside from being a likable guy, he was prompt, professional, and maintained very good communication throughout the process all the way from estimate to completion of the job. He did the work for me in November -- we were delayed one day due to a heavy snow. The snowfall was followed by some very cold temps and I assumed
Detroit Egress Window Installers Provider Name Locked
would want to delay the job but to my surprise he called and said to expect him in the morning.
Detroit Egress Window Installers Provider Name Locked
told me my job was one of the most difficult he'd done to date and it took a couple hours longer than planned on the final day, yet he stuck to his initial estimate and the finished product was great. I've recommended him to two family members already; my niece for her new (first) home and my brother-in-law, who does general contracting and was in need of this work for one of his clients. I'd hire
Detroit Egress Window Installers Provider Name Locked
again in a minute. As a side note, I'm very happy I went with the timber well with a planter integrated in the step -- it's such a nice view from inside the finished basement. One of the best bang-for-the-buck improvements I've done on the house.
- Barb W.

I got a flyer on my Mailbox. I called them then asked about thier services. Came in and I was sold. A week later I got flowers. Two weeks later I got a porch being constructed. A week later I have a functional porch/patio and its amazing. Will last lifetime of my house. Matches the paint of my house and will suite me for all my needs. Thanks so much Maxx. Love what you do.
- Derrick H.

I must confess we got a great deal from
Detroit Egress Window Installers Provider Name Locked
and he was professional and ethical throughout the process. Let me tell the story.
My wife and I, not knowing what the cost would be, wanted to put a new block window in our basement. It wasn't the most standard job because it required not just cutting through foundation but also our driveway (and therefore re-pouring cement once the window was installed). We felt like it was a $1500 job. I got two estimates, one from
Detroit Egress Window Installers Provider Name Locked
's company and one from someone else. The estimates were widely different....
Detroit Egress Window Installers Provider Name Locked
's was $1300 and the other company was nearly $3000. Given the discrepancy, I personally reached out to the estimators who had been here, re-explained exactly what we wanted to do, and that we wanted the estimate to reflect the entire job, not simply just putting in a window. Both estimators stood by their estimates. I'm not one to go with the absolutely lowest estimate usually but I was conflicted because
Detroit Egress Window Installers Provider Name Locked
's company really does have the best reviews on Angie's list overall when it comes to basement window installation. So I went with
Detroit Egress Window Installers Provider Name Locked
-we signed a contract, I put in a down payment, and work was supposed to start in very early June.
On the day of the installation,
Detroit Egress Window Installers Provider Name Locked
arrived and quickly realized that the estimator--who I learned at this time had been fired due to inaccurate estimates--had vastly underestimated the size of the job. It was then clear to me that the job really was around $3000, or what my second estimate told me. However, I had already put in a down payment, signed a contract, and even gave the estimator (whose experience I didn't know) a second
Detroit Egress Window Installers Provider Name Locked
to change his estimate! So it seemed to me that, unfortunately for
Detroit Egress Window Installers Provider Name Locked
, we had a deal that I was going to greatly benefit from. I was basically getting 50% off.
From early June to mid-August, I waited for
Detroit Egress Window Installers Provider Name Locked
to order the window, get the permits, and get everything in place. It took a very long time, and I called
Detroit Egress Window Installers Provider Name Locked
several times during that period to see when it was going to happen. I asked for specific time frames but was disappointed when they never came to fruition and never heard from
Detroit Egress Window Installers Provider Name Locked
as to why there was a delay. So I had to keep calling to get an idea. At the same time, I couldn't really be that upset because I knew I was getting a great deal.
Detroit Egress Window Installers Provider Name Locked
, while bummed about the estimator's error, kept his head high the entire time. He insisted that he had to keep up his integrity and honor the deal...he was right, after all, because we signed a legal document and
Detroit Egress Window Installers Provider Name Locked
had already taken money from me as a deposit. He was entirely professional except for the delay, and I really don't blame him because I'd be bummed too knowing I'm going to
Detroit Egress Window Installers Provider Name Locked
money on a job.
The work was finally done in late August, and it was done in one day. The guys who came were great and jackhammered the driveway and foundation, put in the window well and glass block basement window, and cleaned up the mess. I LOVE the new window and the light that it lets into a space in the basement that had no light before. It's rained several times since and no problem! I fed the crew lunch when they were here, because in a way, I owed them and the company. I also talked to
Detroit Egress Window Installers Provider Name Locked
after the job was done to express my happiness and also let him know something I was considering the whole time....although the contract was for $1300, I would be willing to pay $1500, which represented the maximum amount my wife and I were willing to spend on the project.
Detroit Egress Window Installers Provider Name Locked
was very gracious even though I know even that amount didn't make him whole.
In the future we will dig out a basement bedroom and install two egress windows. I will certainly get estimates from
Detroit Egress Window Installers Provider Name Locked
again when that time comes, and I'll make sure I talk and joke with
Detroit Egress Window Installers Provider Name Locked
about how the estimates should be right! I am likely to use
Detroit Egress Window Installers Provider Name Locked
again-a company that does great work and has an owner who is good to his customers and has great integrity.
- Mary L.

Great service, we called them after researching price options and reading their reviews. It was easy to schedule and they were able to get us in within a week of calling. The team came over today, checked in and started working ASAP. They were friendly and got the work done quickly. They saved some of the living frogs in our window well and moved them for me. They cleaned out the window well and got the covers on fast. They put on the locks through the basement and wore booties while in the house. Very fast and easy to work with.
A+ would use again, but won't need to since these are covered for life!
