Expertise and professionalism that contributed to us finding and closing on our first home in about a month. We called
on a Friday night and he had 11 comparable homes lined up for the next day. Truly impressed with
and his ability to act quickly on such short notice, which was evident all the way through closing. There was not a question or concern that we had that
could not answer. The process was surprisingly smooth compared to what most describe in purchasing a home and I would largely attribute this to
and staff. We had several hiccups** along the way that would have been disastrous, including financially to us, that
either solved or mitigated with ease. I already have recommended him several times to my closest friends & family and would to anyone looking to purchase/rent in the general vicinity of the Denver area (s).

I tend to research everything. When I decided to sell my home, I turned to the Internet to find a good real estate agent. Not wanting to
get lost in a bureaucracy, I was looking for a small company that gave personal care.
stood out as a
.
and
sold my house and also held my hand through the process of building a new home. I cannot say enough good things about this duo. They are both not only very smart, but meticulously conscientious and very gracious individuals. They ALWAYS did exactly what they promised and did it well.
When I decided to sell my house and buy a new one, I already had in place a very busy travel schedule.
and
worked around that, still managing to get my house on the
very quickly. When an appropriate offer did come through, I was in Europe. We were able to handle everything via email, Skype, and digital signatures.
has very good resources. They arranged for the preparation of my house for sale, including painting, repairing, inspecting, and staging. They also had an excellent photographer and incorporated great marketing skills. All these resources made the process of selling as painless as possible.
and
far exceeded my expectations in the purchase of my new home. I had never before had a house built, so had little confidence. I didn’t even know what questions to ask.
negotiated some upfront financial arrangements that were very helpful. Either
or
also attended all meetings with me, including signing of documents and choosing options. (There were over 500 options with the home I chose, so it was overwhelming.) I was purchasing this house by myself, so I really appreciated another eye.
and
also negotiated with my builder to move up the closing date of my new home to coordinate with the closing of the house I was selling. By doing so, I was able to avoid the expense of moving my belongings in and out of a storage facility.
Early in the process of selling and buying, I realized I could completely trust the judgment of
and
in all respects. Feeling such confidence in them was like having a huge weight lifted from my shoulders. Looking back over the entire process, I have no regrets about giving them that trust. They were super in every respect.
I would readily recommend
to anyone who is buying or selling a house. These two ladies are not only great businesswomen, but also very good people.

Denver Real Estate Agents Provider Name Locked
helped me find and purchase the home I was looking for. This was a fairly lengthy process. I had some fairly specific requirements in terms of location, immediate surroundings, size, floor layout, structure, basement type, etc. and he worked with me throughout the whole filtering process. He's knowledgeable about how houses are constructed and the important things to consider (aside from my requirements and aesthetics) which helped me quite a bit in the decision making process. For a while it looked like my requirements in my preferred price range wasn't going to happen but the
Denver Real Estate Agents Provider Name Locked
continued and we did end up finding some new home construction with my requirements at a fair price. It was actually a pre-sale situation that wasn't yet advertised (I didn't even know those existed) but
Denver Real Estate Agents Provider Name Locked
was able to help find and pursue it, which ended up being just about perfect. He walked me through the whole contract process and even spent some time (upon my request) to give an opinion on some of the interior options in terms of aesthetics, resale value and expected maintenance/durability. After initial pricing of the home was given there ended up being a small discrepancy between what I was told the price would be and what the price ended up being. This was a mistake by the home builder and
Denver Real Estate Agents Provider Name Locked
was able to work with them to ensure I received the house for the price originally quoted (it was only a 1k discrepancy but 1k in my favor is still 1k). After the price was worked out and the contract signed it was a waiting process until the house was built.
Denver Real Estate Agents Provider Name Locked
would occasionally stop by the house and take pictures of the construction process and send them over. Super nice gesture. He would also stay in regular contact to ensure everything was still on track, all my questions were answered and even walked with me through the house a few times as they were building it. The house was built about 7 months later and
Denver Real Estate Agents Provider Name Locked
helped with the final inspection process to make sure all punch list items were covered and corrected. He also found a few issues in the home and was able to ensure they were taken care of. The closing process was relatively straightforward but he was able to explain the intent of most of the documents provided.
Denver Real Estate Agents Provider Name Locked
is non-threatening, not pushy, very friendly but still gets results. I think he was very helpful and I have no problem recommending him to others.

The
Denver Real Estate Agents Provider Name Locked
the agent hired was contributed absolutely no value. She handed me 12 pages of notes that said to declutter, which i had already told her upfront that i needed to do. I ended up staging my entire home, and the realtor handed me a bill from the
Denver Real Estate Agents Provider Name Locked
for hanging art that we rented and that my husband had to help her hang. When we got an offer on the first day we were on the
Denver Real Estate Agents Provider Name Locked
that was $50K less than our asking price, the realtor pressured us to take the offer saying it was "only" $50K less. It was only $600 less in commission for her so she wanted to close the deal $50K less for us. I made her call one of the other people that had also seen the house on the first day because I knew they were interested. In the end, I held steadfast to my price, and I got my full asking price. When the buyers walked away, I had to constantly hound her to get our earnest money signed over. When the house went back on the
Denver Real Estate Agents Provider Name Locked
, I asked for those marketing brochures she said she had on the first day we were on the
Denver Real Estate Agents Provider Name Locked
, but every time I asked, I got a different answer that made it very clear to us she lied and never had anything printed. When a buyer came in unrepresented, the reatlor declared that she had "procured" the buyer and insisted that she was "entitled" to the entire commission when in fact, our buyers found our home on Zillow. Our buyer had discounted the buyer's commission. We tried to negotiate with the realtor with reasonable request, and she would not hear anything of it. Then after a call with our agent and our buyer where they had agreed to not get a home inspection, and in return, we would give them the inspection report from the previous buyer, which we provided everything that she requested. Then on the same evening, without consulting us, she called our buyer and told them to get their own home inspection, which then costed us another $2500 from the Inspection Resolution. In addition, she shared confidential information, without our permission, with others including the real estate agent for our first buyer. She shared with our the exact amount of her commission and the purchase price of our new home. She had also shared unsolicited private and confidential informaiton about the purchase of one of her other clients to me.
Based on all of these problems, we contacted
Denver Real Estate Agents Provider Name Locked
Carnesi, owner of
Denver Real Estate Agents Provider Name Locked
DTC, to inform him of the problems with were having with one of his agents, he told me he would look into the situation and call me back. Needlessly to say, he never called me back. Instead, I got an email from the reatlor saying that I would be dealing with another agent in the office. Luckily, my buyers contacted me to ask if I was aware that he was informed that although I would be dealing with another agent, but that my buyers would continue dealing with the
Denver Real Estate Agents Provider Name Locked
. That information was never relayed to me nor discussed with me by
Denver Real Estate Agents Provider Name Locked
Carnesi or anyone from
Denver Real Estate Agents Provider Name Locked
. At that point, I contacted my lawyer to fire both
Denver Real Estate Agents Provider Name Locked
and
Denver Real Estate Agents Provider Name Locked

In exchange for the reduced listing commission, we had promised to purchase our next home with
Denver Real Estate Agents Provider Name Locked
. While we were under contract with our first buyer, we began the house
Denver Real Estate Agents Provider Name Locked
. It because apparent very quickly that her
Denver Real Estate Agents Provider Name Locked
criteria had everything to do with her commission and not our
Denver Real Estate Agents Provider Name Locked
criteria. She sent us listing that were $100-$150K above our price range, and in areas that was no where near our interested areas. When we did find homes on our own that met our criteria, it would take several rerquests to her to get a showing scheduled. A coupld of days after my parents looked at a house for us while we were out of town that was a contender, she called us to inform us that there were two offers on the house. we told her that based on my parents feedback, we were not interested in placing an offer. She was persistent about us putting an above asking price offer and then cancel later if we do not like the house after seeing it. I had to finally yell at her that we were not interested in the house or jumping into a bidding war. When she was not finding what we were looking for, we informed her that our back up plan is to rent an apartment and take our time looking since we needed to get our son settled before school started. Here is the email response from her. Keep in mind that we never promised her commission on three homes even if that was her own personal goal.

**** and *******

Hope your vacation is going well given all the considerations going on for you in Denver. I will forward the inspection report to you as soon as I receive it.

Timing is everything and your housing decisions have clear domino effects. I realize how important it is for you to make plans to go forward toward your new dream home site. I understand your financial considerations given the proposed pricing of the premiere building lot sites and lack of suitable properties available in
Denver Real Estate Agents Provider Name Locked
for purchase. I fully support your decision to rent during this interim period. I understand that is a business decision that you and
Denver Real Estate Agents Provider Name Locked
have made after careful consideration.

That said I do not work for myself. I have a contractual relationship with
Denver Real Estate Agents Provider Name Locked
which includes a annual financial obligation threshold in addition to monthly fees. I am not at liberty to make decisions that impact the company without approval of my employing broker. Therefore any downward adjustment to under six percent must have prior approval of the employing broker and is strongly discouraged in the industry as it relates to a perceived diminished value of the realtors services.
Agents are granted authorization on a case by case basis to reduce a commission rate to 5 percent with supporting reasons . The rationale I presented to my employing broker to offer you 4 percent was based on a three transactions agreement that we discussed prior to signing the listing contract. Per this unwritten understanding I did not enter a provision to the contract adjusting the commission rate should this agreement change.
With this email I am requesting that you agree to amend our contract with a adjustment in the commission rate to 5 percent.
I am continuing to work very hard in all aspects and I trust that I am demonstrating my value. I am committed to providing exceptional service to you during this selling and future building transactions while maintaining a positive relationship with my broker.
As you are aware I will always be grateful to you for providing me the opportunity to start my career with listing your property. Given our like visions and collaborative work to showcase your property you are under contract in one day.

I value your friendship and would have much preferred to have met with you in person to present this concern.

All the best

When we found a property that would work for us, and put in an offer, she wanted us to put in cash offer, which we bluntly told her no. Then she informed us that the seller's agent requested copies of "verifiable funds" since we did not have our pre-qual letter. We provided enough to her to cover the 20% down payment that we put in the contract. However, two days later when we sent that to her to forward to the seller's agent, she requested statements from us to cover the entire purchase price. We told her no. Her response was we it was necessary in case we needed to go into the deal with all cash. When we reminded her that we would not do that, she said it was if cases we defaulted on our mortgage in the future. We told her that at that point, it was strictly between us and the bank. We realized at that point that she was on a fishing expedition of our finances. Given that she was and is still married to
Denver Real Estate Agents Provider Name Locked
, who was convicted for a $6M
Denver Real Estate Agents Provider Name Locked
scheme here in Denver, we called LifeLock right after we ended the phone call with her to put a fraud alert on both of our accounts, which we realized was necessary because when I followed up to see if she had forwarded the bank and investment statements for verifiable funds to the seller's agent, she informed me that he did not want them. It was confimation to us that she snooping into our finances.
We a strong believers of
Denver Real Estate Agents Provider Name Locked
and holding to our words, we found a house and let her get the buyer's commission not because we trusted her, but we were in complete control for everything on the transaction, and it meant we kept our words even if she did not at any turn. We also still in the middle of our contract on our home and did not want to do anything to disrupt that. However, after death by a thousand cuts with this agent, we could not even resolve our issues with her through
Denver Real Estate Agents Provider Name Locked
. In fact, we ended up dealing with a
Denver Real Estate Agents Provider Name Locked
owner (
Denver Real Estate Agents Provider Name Locked
Carnesi) that had even less integrity and professionalism than
Denver Real Estate Agents Provider Name Locked
. We have bought and sold five homes, so we have dealt with enough realtor and real estate agencies. This was the first time we have ever worked with
Denver Real Estate Agents Provider Name Locked
and
Denver Real Estate Agents Provider Name Locked
, and it will be the last! Also, hire an attorney to look over that listing contract. This is a large industry where the realtors have the upper hand, and the listing contracts are all on their favor. Be sure to negotiate the earnest money as they get 50% of if your buyers walk away. They may be entitled to all of the commission if your buyers are unrepresented, which is more likely to happen these days with the internet. Better yet, do the work in getting your house, and then find one of these agents who will list your home for $500-$1000.

We found
Denver Real Estate Agents Provider Name Locked
through a friend and engaged him about a year ago to begin the process of buying a home. While we
weren't out of control picky about what we wanted, we were sticklers for price and location. So here's the scoop:
The Home
Denver Real Estate Agents Provider Name Locked
:
We spent about an hour upfront with
Denver Real Estate Agents Provider Name Locked
going through our wants and needs. He knows the
Denver Real Estate Agents Provider Name Locked
neighborhoods well, so he could give us practical information regarding what we wanted vs. what we wanted to spend in the neighborhoods we wanted to be in. Throughout this process
Denver Real Estate Agents Provider Name Locked
was engaging and professional. He listened and actively toured each home with us - providing feedback to help us refine our
Denver Real Estate Agents Provider Name Locked
as we went along. He was a very helpful eye - looking past what was and seeing what could be, a useful trait when touring mostly fixer-uppers! But he was also upfront and straightforward with these assessments - you can spend yourself into oblivion for a dream house, so a reality check on the cost and effort of things is good to have as well. It took us almost a year to find a house we wanted to put an offer on and not once did we feel pressure to put an offer on anything less than what we wanted.
The Offer Process:
We are currently in the closing process.
Denver Real Estate Agents Provider Name Locked
has been incredibly prompt in responding to us and takes all the time we need to make sure we are comfortable with what is going on. I am comfortable giving this feedback even though we haven't officially closed on the house yet because of the customer service we have received so far.
Overall:
To be honest, not everyone needs the services of a realtor, but you can appreciate the good ones. We talked to a few people before engaging
Denver Real Estate Agents Provider Name Locked
and they ranged from apathetic to scary overzealous. So it has been nice to work with someone who listens to our needs and works with us every step of the way.
Denver Real Estate Agents Provider Name Locked
is great at his job and really seems to enjoy helping people; I would recommend him to anyone buying or selling a home. While we engaged him as buyers, we toured a home he was acting as selling agent for (it met almost all of our criteria) and we could see firsthand that he works just as hard for his sellers as he does his buyers. When the time comes to get back on the real estate
Denver Real Estate Agents Provider Name Locked
-go-round (buy or sell), we would work with
Denver Real Estate Agents Provider Name Locked
again.

Note on the price: it was customary commission percent for buyer broker...not certain of the exact amount
Denver Real Estate Agents Provider Name Locked
is the consummate professional. He was patient, attentive to detail, and flexible in how he worked with me once I expressed how I wanted my home

process to be handled. As an attorney,
Denver Real Estate Agents Provider Name Locked
is well-versed in the legal aspects of real estate contracts and transactions which I appreciated. Moreover, he has a

eye for things that the average buyer might not pick up on and served as a good counselor (literally and figuratively) throughout the

does business with honesty, candor and integrity...would have no hesitation having

This service was a dream for me. Listings take a ton of time to put on the
Denver Real Estate Agents Provider Name Locked
. From all of the documents that need to be drawn up and signed to the creation of the marketing materials on the property, it can be very time consuming. Lastly, plugging everything into MLS and making sure that all of the other real estate websites have the new property and are ready to
start promoting it.
Denver Real Estate Agents Provider Name Locked
was a pleasure to work with, extremely professional, prompt, and detail oriented. She made the whole process as streamlined as possible and really took the stress off of my plate so I could go out and sell the property quickly and efficiently. It ended up selling in a day and a half for more than asking price!!! I couldn't be more pleased with my experience with
Denver Real Estate Agents Provider Name Locked

and plan on using and recommending them regularly in the future!

I met
Denver Real Estate Agents Provider Name Locked
about a year and a half before purchasing my second home. He seemed very enthusiastic and concerned that I was not treated well by previous Real estate agents.
He took the time to get to know me and what I was looking for in a home. He showed me a LOT of homes, but some how they were just not the "one." He then began asking me some questions about what I did and how I saw myself existing in my space. He did it in a way as to get to know me and my ideal place Again, it took a long time and I give him a lot of credit for his patience and advice. After we found the place I had hoped to be mine, he was very thorough in setting up home inspections, giving me choices of vendors and their specialties.
Denver Real Estate Agents Provider Name Locked
was very good at negotiating the deal and we both held firm on my bottom line. I was very happy with the outcome.
Denver Real Estate Agents Provider Name Locked
has become a good friend and I recommend him exclusively when someone is looking for a property.

assisted us in finding a new home in the Wash Park area. The process took a few months because of the real estate inventory and demand for homes and throughout the process

She was amazing and incredibly helpful as we are both new to Denver and first time buyers.
Denver Real Estate Agents Provider Name Locked
was great about showing us properties across all neighborhoods that fit within our
Denver Real Estate Agents Provider Name Locked
criteria and knowledgeable about the pros and cons of each neighborhood. She also had no qualms about showing us properties that spanned the entire breadth of our budget. Very helpful in determining what we could get for our money in each area. When it came time to submit an offer, she was on fire! We were a very efficient and productive team. She was a strong advocate for us during the negotiation, recommending an aggressive but fair and pragmatic approach. Her expertise during the inspection process was invaluable. She insisted on a $99 sewer scope which ended up saving us thousands.
Denver Real Estate Agents Provider Name Locked
is very no nonsense in this regard and was a real asset in guiding us through the whole process. She made us feel comfortable every step of the way, very attentive, personable, and constantly explained the protocol to us without making us feel like the amateurs that we are. Also of note: she was very comfortable using technology to make the process easier, more efficient and timely. She was very responsive to email, texted us to confirm appointments, used electronic signatures for our contracts, etc. We will absolutely recommend her and use her again.
