Denver painting pro warns of lead dangers in texture

"My 2,200-square-foot house has a horrible texture coat all over it. I'm thinking about having the texture coat removed, and then painting the house. But I can't find anyone to remove the texture coat. One contractor said it couldn't be sandblasted because that would damage the underlying wood. Help!"

Due to the thickness and absorption tolerance of standard wood paneling, installing wood over the existing outer surface would not be advisable, according to Miguel Gallardo, project manager of highly rated Patriot Painting Professionals Inc. in Denver.

"Standard panels are thinner and more vulnerable to the elements," Gallardo says. "Thicker wood paneling, such as hardboard or plywood, are more durable but also more expensive."

Since it's highly likely Riess' home contains lead paint, as it was built in 1950, Gallardo advises her to seek a licensed contractor certified by the EPA to work with lead paint.

Regardless of how one approaches the issue, high cost for this project, he says, is unavoidable.

"Doing the job right outweighs the risks of doing it cheaply," Gallardo says. "The best option would be to remove the old material and replace it with new siding, but this may damage the underlying substrate. The second best option would be to stucco the house. While completely understandable that this homeowner is searching for ways to lessen the costs, it may be advisable to wait until more funds are available."
