If he is running into problems with extras they should only be related to things the adjuster missed and not his or his crews incompetence. If upon rip out he finds hidden water damage that would be an example. An example was a flood job I did not too long ago where we found termite damage that could not be seen untill after demo. Since it was not related to the flood it was not covered. Unless this is his first insurance job he should know the procedures and not be expecting money before it is due, stick to your guns and make sure he is doing the right job. If not include your insurance company and possibly even your mortgage company in any problems. A lein is not that big a deal though in the long run as long as you pay off the agreed amount as per contract. Just make sure if you stay with this guy he has a lien release with him when you give him the finnal check!

The construction supervisor was very friendly, but I don't think he was as diligent as he should have been. For example, there were doors opening the wrong way, baseboards not matching, painting that wasn't quite right, shelves that needed to be replaced that weren't, roofing issues that were missed, etc. There's a long list... I should not have had to point all of these issues out. As the supervisor, I felt it was his responsibility to make sure these issues were completed and completed correctly. They fixed the issues, but my point is that they wouldn't have been had I not pointed them out when he should have done it.
I had cork flooring installed, but they did not apply the sealer to it. Instead, they brought the sealer to me so I could do it myself. And, regarding this and other issues that I discovered after I moved back in, I was told by the supervisor that his concern was to get me back in the house as soon as possible. It will be almost impossible for me to apply the sealer on the flooring now that I am back in the house with 4 dogs and furniture. The cost of the flooring seemed to be much more than the price I was quoted from the manufacturer. However, I have not been provided invoices from anything I paid for that insurance did not pay for, so I have no way of determining if it was correct.

They provide a 5 year warranty. Within a month after moving in, the area between the ceiling and the crown molding in the dining room was separating and there were two crack above doors. The response was...the house is settling, so we'll repair it once. Really...the house settled in a month...the house is over 50 years old; I think it's already settled. In addition, the person who came out to fix this issue and to install some latches wasn't even sure what all he was supposed to do. He didn't have all of the materials, so I ended up doing it myself.
I feel this company has great potential and wants to do the right thing, but you will probably have to go to the owners if you if you issues. Maybe if I had done that I would have had a better experience.
