" Overall, I was disappointed with the level of investigation that the provider offered as far as thoroughly checking under the house for structural problems." I base this on the following: 1. Provider crawled 3/4 of the way into the access point, then came out, explaining that he could not see beyond a limited distance, because dirt was piled too high under the foundation. 2. To my recollection, no camera devices were used, other than his cell phone. I would have expected something similar to a leak-detection camera, for customer's viewing, to at least address problem areas. 3 Based on provider's brief report, I performed the same check myself, and could easily see all the way to the back of house. I made note of some issues that he didn't even mention. 4. After, telling me that he couldn't see enough to give an assessment, he began his SALES PITCH to excavate, put new piers in, and
everything. Cost-16,000.00 And by the way, this could only be done by tearing out my entire dining room floor, comprised of red heart pine wood.

For this type of job, you need plans and specs from an Architectural/Engineering firm before thinking about contractors - and to get a building permit. Ben's method would work and done incrementally could cost well over $100,000 plus as he says, but this not really the most economic way to approach this big a job. A House Mover or Foundation Underpinning specialty company can usually slide your house onto a whole new foundation, or jack it up on steel beams and hold it there while a basement is dug underneath it, without any intermediate piers. The jacking/move cost would probably be on the order of $30-40,000, and a new basement probably about $40-50,000 - rough ballpark, though I have been involved in some 1000-1500SF single story jobs that went for under $70,000 total. I have been involved in a fair number of these type jobs - and the way the numbers come out, if there is room on the property to move the house, it is almost always nearly as cheap or cheaper to build an equivalent square footage (basement plus ground level) addition rather than add a basement under the house, and that way your new footage is half above ground so worth more on resale, plus you do not lose use of the house for a month or two. Second cheapest is usually sliding house to a new foundation, if property is large enough to do this - though house is totally cut off from utilities for a week to three. Most expensive, and usually only done in tight city environments or with full 2 story or higher houses, is adding the foundation in place, though your utility interruptions should be on the order of hours at a time rather than days or weeks. Talk to an architect - I think you will quickly lean towards the addition option rather than adding a basement - it is just too expensive to deepen foundations in most cases, plus you WILL get cracking in the house and possible water and sewer pipe problems in a move/underpinning job, which is not the case with an addition. This become more likely the case since you want to add 8 feet off the back of the home anyway - so why not just enlarge the addition and do it all that way - MUCH simpler, and MUCH less disruption of your life, and you get much higher resale return on your investment.

Unfortunately this is not something you will easily resolve; and even if you were to win, the amount of time and funds spent will probably exceed the cost of the actual repair.

Each state has different rules on what "as-is" means, but almost all use the term when it comes to realestate sales.  At two years, you are facing a hurdle that any issue could be the result of new conditions, acceptable wear / settlement, etc.  Has there been any changes in the area? (New house built next door, new addition, earthquake, flooding, etc?)

While you may have been given a home warranty with the purchase (do check your sales paperwork to see if there is any warranty and what it covers for how long) the house is sold to you as-is; it is your responsibility to raise concerns prior to taking over the house, so going back two years later is a huge up hill batle.

The home inspector is also going to be found faultless, as their reports almost always have words like "consult with an expert. . ." after each report section and they have disclaimers for missed items, etc. I got certified as a home inspector and was surprised at just how little they actually require you to know to become an inspector. They are really just an extra pair of eyes to help inexpereinced home owners look where most people don't look or go.  You even mention that the repair work was well masked, so you didn't notice it until you began looking for it.  A good inspector might have caught it, but you won't win any court cases proving yours wasn't good enough.

The Seller will claim that any foundation issues were fixed and resolved, which is why they marked "No" on the foundation issue section.  They fixed it; so it was no longer an issue.  If it came back, that is a new issue.  You and I know this is bogus, but to win in court you have to prove intent; and the builder can easily show they thought it was fixed.  Or, they might even be able to claim they were unaware - the repairs were from the previous owner, and were hidden so well HE and YOU didn't notice them.

So the next step is to meet with your home insurance agent.  As I mentioned above, if there have been any enviromental changes (a new house next door could have changed the underground water table flow or pressures, for example) you may be covered.  Even if there are no issues, you still may have a policy that allows for major repairs to be covered after a certian cost threshold, etc.  You'd be surprised at what your home owners insurance covers - find out first; they might have in house or low cost engineers who will do the initial inspection, etc.  They also will provide advice on your home sale; if they think you have a case against the Seller.

Best of luck on this issue.  Make sure any solution you pay for solves the cause (Stress on the wall), and doesn't just fix the results (cracks).

I asked them specifcally for an engineering report and to pull a permit with the city. Neither of these was done. I have been trying to get a hold of them for a week about it and I still haven't heard from them on it. If they can come up with some explanation, I will be happy to modify my review. As it stands now, I would say be wary.
The work itself seems good. The lack of follow-up screams something is up. I don't know if they just forgot to do the report and permit or if something else is up. Without them contacting me back, I have no way of knowing.

I initially tried reaching out to Brown Foundation several times to request if this job is still under warranty, they declined to communicate with me as the buyer and instructed me to contact the seller, or the seller's agent. I requested the seller's agent to contact Brown to schedule an appointment to get the damage warrantied, or a new bid submitted if out of warranty. They have declined to do so and only stated the work will not be warrantied.
I've taken further actions and requested to schedule an appointment for a date AFTER I close on the house. Not only were they rude on the phone, and refused to talk to me as the buyer, the office manager claimed it was 'illegal for them to schedule an appointment with the buyer' or 'to discuss any past work performed' on this property. Note the seller's disclosure contained all documentation from

This shows very poor professionalism, and legal knowledge. I stressed the importance of getting myself on the calendar AFTER the date of close (within 2 weeks) to keep the inconveniences to a minimal during my transition into the house, but the office manager did not seem to want my business.

They were very acommodating with the schedule and arrived early as I had to go to work. He draw the whole house to scale and measured all elevations. I was surprised by his knowledge and advise. He confirmed house was leveled and minor variations should be compensated with appropriate watering and dirt addition around certain areas of the perimeter. I am having water intrusion issues between the sill plate and my foundation.

came out to evaluate. They were on time and very professional. They gave me a candid evaluation and told me that I had some gutter and soil issues and not foundation issues. They further told me that they could fix the gutters but that they would be more expensive and that I could get the same results for this type of job elsewhere. I cannot tell you how refreshing that is.
There was no upsell or grandstanding, just good solid advice. I would definitely recommend them to my friends and neighbors or use them myself if I ever have an issue. I can't speak to their pricing, but I am often willing to pay a bit more for honesty and good craftmanship.

It’s a VERY long story that spans from 2001 – when I purchased the home -- two years after Alpha claimed to put in 26 new piers and relevel the house for the owner at that time.
There’s not enough room to provide all of the details, but I went round and round with Alpha over
the years – even paying them to do work (excavating, replacing rotten sill
beams and joists, and leveling) that SHOULD have been covered under their
warranty. I had MAJOR settling
throughout my home, particularly on the west side. Last fall, engineers
calculated a nearly 5-inch differential between the east and west sides of the
house. Over the years, Alpha consistently
blamed it on too little or too much moisture. At their behest, I took out
trees, installed air vents, and did (and
paid) for lots of other work to try to correct the problem. Indeed I had some sewer leaks, but they cannot be blamed for the YEARS of settling.
At one point, in the

wrote me an email saying, "You're hired! If every homeowner paid this much attention to their foundation they probably would build them right to begin with." He added: "Lastly, I am sorry I could not be more help on some of these issues. We do not keep those sorts of records on hand though I agree that we should." We were discussing pier maps, elevation readings, from their original work.
In fact, Alpha NEVER produced a SINGLE paper documenting anything it had done to my house.
Finally, in October 2014, I demanded that Alpha excavate the perimeter of the house and expose the piers and determine if they were failing -- as some other foundation experts suspected.
The excavation revealed many surprises:
* only 19 piers could be found -- NOT the 26 it claimed it installed in 1999 * the piers were placed haphazardly -- NOT spaced evenly * on the west side, where the worst settling had occurred there was one 12-foot section where NO pier existed.
And if all that wasn't bad enough, the biggest problem was that there were concrete slab footers at nearly every corner which

eventually admitted had caused differential movement over the years, actually working against its pier system.
The slab footers were THERE when Alpha did the work in 1999, but no one revealed that to me. Why didn't they take them out then or at least disclose that they would cause differential movement? I believe that

didn't personally know they were there because he wasn't with the company then, but one of the current owners was involved back then. Does this perhaps explain why they would NOT want to keep any documentation about my house?

Alpha kept NO records, no elevation readings,
no pier maps about the house, and when they tried to produce a current pier map after the excavation, it was completely inaccurate.

wanted me to pay labor and equipment costs, not only for that, but for installing new piers. When they

-hammered out the concrete slab footers, they broke my concrete beam in four places.
For four months -- between October and February -- we were at a near impasse. I was trying to get a structural engineer to guide me toward a solution. Alpha kept stonewalling and saying I need to pay for labor and costs. All the while, mounds of dirt and concrete debris sat around my house, piled up like a bomb had gone off. When I pushed Alpha to cover up the holes to prevent pets, people or water from getting under my house, they broke windows, window screens and even cut up gutter downspouts, and drilled holes into my brick to attach plastic to 2x4s. It was a mess that

a stop work order from the city of Dallas.
Eventually, after involving a couple of fairly high powered structural engineers (at my own expense), Alpha finally offered to install new piers and relevel the house and clean up the piles of concrete debris that by now, had completely destroyed my yard.
By then, I was being advised by other experts to never let Alpha touch my house for fear I would wind up in even WORSE shape.
Alpha destroyed my trust, and both they and I were very upset with each other.

let me know he was sick of dealing with me and said he didn't think it was fair for Alpha or me to have to pay for these repairs, but he finally offered to do the work he should have offered four months prior. By then, however, so much damage had been done. And I had lost all faith, all trust, and all hope that they would do the job well. Plus, I feared that because they were so frustrated with me that they'd cut more corners, do more sloppy work and I'd be that much worse off. Others agreed.
So far, I’ve spent well over $50 thousand to fix damages that occurred while I was supposedly in the good hands, under warranty, with Alpha. I'm still facing thousands more to replace broken windows, fix the exterior brick, and about 40 interior cracks, and to completely rebuild my landscaping.
If you want to check further, go to city hall and see how many permits for foundations they've pulled and how many NEVER got closed with a final inspection by the city.
Hopefully this information will save someone else from a miserable ordeal.
