"Wow if I could give zero stars I would. I rarely had issues when I did they were usually resolved the office workers were usually polite and nice, today I received" a bill from the end of our lease saying we owe them $12 after charges racked up of $1,312. there was an error of us being charged rent for the month of march at $750 AND prorated amount of $225 because we were completing the floors til the 7th. I was Charged $35 for weed treatment, I was charged $35 for a rotten particle board cabinet door that the face had fallen off which it clearly states in the lease that normal wear and tear was covered by landlord. which was actually noted on the move in move out sheet of missing knob/ broken, to which they said I need to be more specific and the charge will remain. I was also charged for a "repair" to a bedroom door that the maintenance guy had ruined while he was replacing a door knob because my child had locked himself inside the room to which we were given no keys for, so I was given a $60 charge for him to "fix" the putty job that he made while replacing the door knobs. I am beyond furious! I will admit the hollow door from the house to the garage needed to be replaced from running into the door after hearing an emergency scream coming from the garage. Which I was charged $112 for the door itself and $60 to put it on. the home owner was awesome he gave us his number to keep in contact if we needed anything to which we did improvements to the house such as repainting the garage floor that looked terrible and replacing the bathroom floor with expensive decorative concrete epoxy because the pink and white tiles that were previously there were chipped and broken. We cleaned the house and repaired holes in the wall from our tv wall mount and repainted. If you are using this company you NEED to keep track of everything take pictures of the maintenance guys terrible work such as the seals on the doors that were replaced that were barely nailed in and fell off the next day. Which who knows how much they charged the home owner for this. When talking to the owner he had told us that if there were things we could fix ourselves he would reimburse us for the cost of the item because they charged him a lot for any small fixes so we agreed. He did purchase a new thermostat and sent it to us via mail that we did install for him. So I think you should beware as a home owner and renter, expect to pay ridiculous expenses if you do not take pictures and keep evidence of EVERYTHING. If you were not keeping track here are our charges. $225.00 for 7 days $35.00 weed treatment $112 to replace a hollow door $60 to put the door in place $35 to somehow rehang a door that was put back up. They said because it was put up after the walk through the charge remains. $60 to "repair" a door that the maintenance guy puttied up after replacing the knob $35 for a broken kitchen drawer that was dry rotted particle board it literally fell off when I opened it.

Most states require a seller or landlord to disclose a death in the home. Absent of there being an undisclosed death, the tenant doesn't have a leg to stand on. Usually, small claims court will order the tenant to forfeit the deposit and pay for any unrented time in the home. However, if the tenant can prove that there was an undisclosed death in the home prior to their renting it, you may be liable for a full refund of all rents, deposits and moving expenses.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

We arrived from out of state to the home and it was trashed. We got in late and were tired, and we had to deal with the dirt and grime through out the home. The toilets were filthy, the kitchen counter tops were dirty, the refrigerator had moldy food in it, the oven was dirty, and this home had leaves and debris throughout on the floors. I called

Through out the course of the year a storm came through and damaged some shingles on the roof, the 1980's era refrigerator quit working, an outlet went out, and the shower started leaking. We reported all of these items to

Beaver and they had them all fixed over the year.With the exception of the refrigerator we reported these items for their benefit not ours.
Also he had the carpet cleaned within a week after we moved in because it smelled bad. There we no remotes for the garage door when we moved in so he had us go buy a pair and program them.
THEY TOOK OUR SECURITY DEPOSIT AND HAVE REFUSED TO RETURN IT. Whats funny it that they are charging us for the new refrigerator, the garage door remotes and the roof repair. REALLY? THE ROOF REPAIR? That is almost comical because in the lease agreement it clearly states in fine print the

He is extremely honest, professional and polite. He is everything you'd want in a property manager. He answers your calls immediately. He works for the tenant. He goes out of his way to take care of you. Any problem, no matter if it's just a leaky faucet, he is on it. There is such a difference between my old property manager and him. He is absolutely fantastic! I would highly recommend him to anyone! Property managers like him are rare. He only cares for his tenants to be happy!

was my property manager for 5 years - taking care of a 12 unit apartment house and a triplex. She was selected because of her honesty, her resourcefulness and her professionalism. She supervised the on site handyman, received rents ( quite a few paid in cash) , signed leases, did inspections, paid the bills, dealt with vendors and tradesmen and reported everything to me. She was skillful in dealing with difficult tenants, negotiating with regulatory officials and doing occasional evictions. In addition she did apartment cleaning and painting when necessary.

While they may defend their stance as that they "provide service and protect the interest of the landlord", I would say that while that may be their intent, they fail to do so effectively. Their lack of responsiveness and communication in both directions between landlord/tenant is indicative of a company who simply has too many

We needed a rental property on short notice to align with the timeframe between quick sale of a home and building of a new one. The

available at that time who accepted well trained, housebroken pets were of minimal selection, which is why we went with the property managed by this company.
Prior to moving into one of their

, we viewed several of their offerings--many of which were maintained at the bare-minimum level and some less than that; with smells of mildew, cracks in the walls, ceilings, floors, missing baseboards , etc. The property we chose was more tolerable than the others, had a fence for our dog, and a decent amount of storage space. When we did our walk through prior to move in, we pointed out several items, one of which was a beehive in between the two window panes. Though promised otherwise, the beehive was never removed through the duration of our 14 month lease. Many of the windows in the home also do not close fully at the top, leaving outside air and bugs to come inside, not to mention astronomical utility costs. We had no choice but to place plastic over the windows in the home to seal them. These are just a few examples of the maintenance-- but the big picture is that so long as it is not directly attributable to a specifically listed violation in the property/housing code, they will not address it. While this may save the homeowners money on the forefront, it costs them in the long run with higher maintenance costs in the end as well as the opportunity cost of lost rent by leaving

refused to advertise or communicate this offer with any realtors (or clients) who viewed the property, but kept telling me that "we would work it out" regarding a way to implement the incentive to potential renters. While

Six to eight weeks later, we attempted to call the homeowners/landlords ourselves after repeated lack of response from

for contacting the homeowners--as if we had any other choice.
Once the lease ended, we received no correspondence whatsoever for well over a month (even though, of course, they had told us they would be calling us "that week" to finalize and close out). With still no follow up or notice, we received a bill in the mail with a stack of past-due water bills that they had never bothered to share with us before (as a tenant, we could not have the water in our names, so we never received bills for water. Similarly, we never received any request from

to reimburse them for any type of expense). In addition to the water bills we were never made aware of in the past, there are late charges we were never made aware of for a check that was supposedly received one day late (it wasn't , but it's hard to prove because they didn't cash it right away) , and the past due rent amount for the extended contract term that we signed under false pretenses.
The bills forwarded are all in addition to the rent that we already paid for 2 months after moving out-- we tried our best to pay for the vacant rental property for the first few months, in hopes the signing bonus we were offering would eventually be relayed to someone who could take over our lease. When we got to the point that we simply could not continue paying a lease payment and a mortgage payment, we tried to reason with

to cash out our security deposit so that we could use it to pay the rent we owed them for 1.5 months of not living there. They refused to do so, and failed to follow up with us when the office staff told us they would "talk to Chip and get back to us on what to do next". While the bills for water are legitimate, it's a bit sloppy on the funds/business management side to never acknowledge any type of water bill for the duration of tenancy, and then just forward a stack of bills 4 months after we have moved out.
I suppose that this is all a long winded way to share these experiences to warn anyone else before initiating any type of contract with this company. I sure wish I had seen this beforehand. While I may have moved out of state, I left quite a network back in Maryland after living there for my entire life. Not only will I never recommend this company to anyone for whom I do not have ill wishes, I will continue to actively warn close friends and family in the housing

's has done a fantastic job in the management of our two rental homes. They're very thorough, keep in great communication, keep me apprised of the status of my homes, and have always been pleasant to work with. Photo/video documentation of the homes before and after tenants is nice. My only complaint is that t he quality of their work through their repair contractors (when service calls are needed) sometimes leaves a little to be desired. I've occasionally had to pay for re-visits to address the same issue for service calls, which is frustrating. Despite this, for the price (which is on par with other services), I've felt they've done a great job and feel confident leaving them in charge of my rental properties.
