"Great! Guardian was very flexible scheduling the appt and I booked it just three days in advance. Inspector arrived early and started inspecting before we arrived. Then he explained the process to us and went through a sample report in detail. Inspector stopped to explain things to us during his exam and did so in a way we could understand. He also told us what to look for when researching certain items and the best and most cost efficient ways to make certain repairs. I went out to lunch after the inspection and when I got home the report had already been emailed to me. I would recommend Guardian to anyone who needs a home inspection in Cincinnati."

told me to wait until after his inspection before I called in a structural engineer and termite inspection, because he could tell me if these were unnecessary extra expenses.

went over the whole house pretty carefully. He found lots of things and he deserves credit for that. Here are the reasons I would not score him with an "A" however: 1) He and I did not find any evidence of current termite activity. But, he insisted I get an official one done by a licensed inspector anyway. I did so, but as we very well knew, there was nothing to find and I wasted another $65 on a useless termite report. We already knew there was nothing. I don't understand what that was about. 2) He failed to notice that the north side chimney brick facings are falling off. Now that I own the house it is too late to lower my offer to pay the thousands it will take to repair this. 3) He did not notice the siding pulling apart, especially on the south side."

"My experience with Forrest was excellent. This inspection was prior to me placing a bid on what ended up being my first home. He started in the afternoon before I got off work and once I arrived he had already been through the house once on his own. We then walked through and he pointed everything he noticed out. One quality I really liked about him was that he took the time to explain and educate me about what he included on his report. You could tell he had a lot of knowledge and experience. "Butch was a delight to deal with. Although the house is only 864 sf, a ranch, and had no utilities, he spent hours checking everything and answered all my questions. I'm buying for investment and have seen over fifty homes in the last three months so I've learned a lot about what to look for. Still, his inspection found a few major problems I had missed. When he was finished, he walked me through the property showing me the highlights of his findings. His report is clear, complete and had good pictures. This was very useful when I had to argue with HUD to get out of my contract. This bad report sounds bogus. The SELLER is angry that a buyer walked away after Butch told the Buyer about defects in the home? Sounds like he was doing his job. I find it impossible to believe the seller "bought" the inspection! The seller's probably mad that someone found the defects he was trying to hide."
