"The office staff are very pleasant. There does appear to be some communication issues, e.g., who will do the work and when, lack of confirming dates and such. " Fortunately, I was not in a big rush, just needed the work done soon, 8-10 weeks. I still am not sure if the guys who did the work were employees or subcontractors, but the job was well done; hard working guys who cleaned up their construction mess. There was also a communication glitch in putting on the metal cap, but when pointed out was taken care of pretty quick. Their prices are mid-range and seemed reasonable. If you want tight communication on a tight timeline with minimal calls, this group might not suit you. Again, the job was well done and I am happy with the final result.

Chimneys, fireplaces and vents need to be inspected at least once per year. Even an unused chimney needs to be checked for possible animal nests or damage.

Most all professional chimney sweeps now utilize the National Fire Protection  211 Standard for chimneys, fireplaces , Vents and solid fuel-burning appliances for chimney inspections, which determines when and whether he has to access the roof.

There are 3 levels of inspection  The most commonly performed are Level 1 and level 2  are listed:

Level 1            Done as Annual Inspection

                      Routine cleaning of the flue

                      Direct replacement of a similar appliance

Level 1 inspection is recommended for a chimney under continued service under the same conditions with the continued use of the same appliance.

IN A Level 1 inspection, your chimney service tech should examine the *READILY ACCESSIBLE portions of the appliance and the chimney connection. HE will be looking for basic Soundness of the chimney structure and flue as well as the basic appliance installations and connections. HE will also Verify that  the chimney is free of obstruction and combustible deposits.

* Readily accessible Means that no special equipment is required to gain such access, ie.Ladder

 

LEVEL 2            Upon sale or transfer of a property

                       After an operating malfunction or an external event is likely to have caused damage to the chimney

                        Addition or removal of one or more connected appliances, or the replacement of an appliance withone of a different type, a different input rting or a different efficiency.

                        Prior to relining or replacement of the flue lining

 

Level 2 insp. are required when any changes are made to the system. Changes can include a change of Fuel Type, changes in shape or material in the flue,Replacement or addition of an appliance of a disimilar type, input rating or efficiency. Building fires, chimney fire or other seismic events as well as weather events or obvious construction defects would be indicators that a level 2 is warranted.

 

Level 2 includes everything in a level 1 PLUS the *Accessible portions of the chimney exterior and interior including attic, crawl spaces and basements. it addresses proper clearances from combustible in accessible locations.There are no speciality tools required to open or access doors, panels, or coverings during a level 2 insp.  The level 2  insp should also include the visual inspection by video scanning equipment or by other means in order to examine the internaql surfaces and joints of all the flue liners inside the chimney structure. No removal or demolition or any permrnantely attached portions of the chimney or building structure or finish shall be required in a level 2 insp.

*ACCESSIBLE means if you can get to it with special equipment do it but you dont have to take apart anything for said access. Use of ladders and cameras just no demolition.

 

LEVEL 3  SEE NFPA 211 STANDARD FOR DETAILS

 

***THE REAL ANSWER to this question lies with the accessibility of the top of the chimney and roof type.  Most professional sweeps want to examine up close the top of the chimney for cracked masonry crowns , which is very common, Flashing issues, top view down flue, and for prefab chimneys to insp the condition of the Chase cover and cap.

Note that the use of a special tool (ladder) to gain access to the chimney is under a level 2 inspection, which can be additional costs since it is a much more thorough inspection.

It is possible to sweep and do a level 1 insp. without accessing the roof. 

 

Also most professional sweeps have equipment that allows us to sweep the chimney with a rotary system that is operated from inside at the fireplace opening and achieve a much better cleaning than pushing brushes down from the top and without getting on the roof. We also video scan the flue from the hearth so the homeowner can be a part of that inspection or "chimney-oscopy". They see the live action of the top of the chimney and conditions that exist inside their system so when they get their report they know they are not some stock pics that could be used to sell repairs but the actual pics of the conditions they viewed in their system. And we do not have to access the roof.

If the chimney access requires multiple ladders or is a "brush with death", there could be extra cost, and the sweep would make an onsite decision regarding the ability to safely reach the top of the chimney or have to use a lesser option of binoculars or rely on experience to determine whats going on up top based on visible symptoms,  if access is too dangerous or not possible.

 

So don't discount a sweeps knowledge or ability on whether he gets on the roof or not. Check him out on referral sites , company web site, credentials, training and experience. Excellent. I had to work on the morning of the job and got home at lunchtime to see five workers actively working on my front chimney. The project foreman Rocky met me immediately and brought me up to speed with the project. I thought the team might have to use scaffolding, but was relieved to see they could access everything using ladders (tons of them). It took them several hours to completely restore the front chimney and upon review (with binoculars) of the finished work I could not see a single crack or unfilled mortar joint.
The crew then moved the operations to my second (smaller) chimney. This one was worse off than the chimney in front and was in need of immediate repair. Rocky and his team were able to safely repair and seal every

joint and crack to the point where the upper portion almost looks like new. It passed the binoculars test once again!
Very happy with the work done and the whole process. I was a little concerned that maybe there was mortar that spilled off into a gutter so I brought my concerns to Rocky. He immediately got a ladder and had his crew check it out. It turned out to be chunks of ice in the gutter that were dirty and gave the impression of being cement. His worker still took the liberty of chucking the ice out of the gutter and removing it.

The guys arrived on time to do the inspection and were very nice. During the inspection they found a major problem and told me that it would take them some time to come up with a plan for fixing it. They told me they'd get back to me in a "couple" days.
When I hadn't heard from them in a week, I called to check in. They gave me a verbal quote for a small job ($400) and also a much larger one ($4200). They seemed to assume (I don't know why) that I wouldn't want the large job done. It was almost as though they were willing to do the quick and easy part of the work, but wanted no part of the more difficult job but didn't want to admit it. I asked them to write me up a plan and quote for the big job. They told me to not expect them to be able to do either of the jobs any time soon. I was fine with that because I wanted to get some more quotes.
I had actually given up on them when I hadn't heard from them about either scheduling the small job or seen a quote on the large job in over a month. But I accidentally called them, meaning to call another company that I was working with on another quote. But as long as I had them on the phone I thought I'd try to figure out what had happened?
First off the woman I spoke to told me, "I have a note in your file that you told me that you DIDN'T want a written quote on the big job." I told her I had never spoken to her about it, that I had talked directly to the inspector and told him I DID want a quote. She said, "You had to have talked to me. Otherwise, I wouldn't have this note in your file."
Well, I didn't talk to her. I swear.
Then she said, "We have you scheduled for the small job on November 18th." This was four days away, but no one had ever contacted me about being on the schedule. I wasn't available on that date, so I asked her, "How did I get on your schedule? No one called or spoke to me about that date?"
She said, "Well, you obviously did talk to me because you're on the schedule and I have a note in my handwriting." I attempted to remind her that I had never spoken to her about either of this issues, but she continued to insist that she and I had spoken about both the written quote and the schedule for the small job.
Honestly, this was some pretty infuriating customer service. My wife had spoken to no one in the company, and I know for sure that I had never spoken to this woman about either schedule or quote. There were no messages on my voicemail from the company. Frankly, I didn't appreciate being treated like I was a forgetful idiot in this exchange. I didn't appreciate the fact that if I hadn't called by accident, their guys would have shown up at my place to do work when I wasn't expecting them. And, finally, her dogged unwillingness to accept responsibility for something that she was clearly, clearly wrong about gave me a general sense that these were not the sort of people I wanted to work with.
I asked her to take me off of her schedule. I'll just have the work done by one of the other companies I'm working with--they all seem to have their acts more together.

It took them just a day to do the work. The cleanup was great. I asked them to save the chimney bricks to match my older home's exterior. They did a great job to clean the mortar from the bricks and stacking them up in my garage. The yard was left in great shape too. One section of the apron blew off and I called them; they were out within two hours to put it back in place. They also let me pay off the work over a period of three months, which I really loved.
