"I had a couple of spots where water was leaking into my basement during a torrential downpour. I had never noticed this happening before, but figured I'd better" have it checked out before it got any worse. I called
& Sons and left a voicemail, and received a callback within in an hour. We scheduled an estimate for 2 days later, on a Saturday - which works great for me. He came out and looked at everything, and determined that our problem was very minute and easily fixable - by adding some new caulk around some wires, and cleaning out the window wells. He told us it was something we could do ourselves, and when I inquired about what type of caulk to buy, he said he had some in his car and went ahead and did it for me. He said if we continue to have issues, just give him another call and he will come back out. When I asked him what we owed him, he said just $20 to cover his gas. I gave him $30 for being honest, quick, helpful, and friendly. I would definitely call them again for any other issues I might have.

Mold in a basement is a common problem. My company helps people with this every day. Some of the answers you received were helpful but not all the information is correct. First, you need to eliminate the two main ingrediants that mold needs to survive. The first one is water intrusion. This is a must. I am assuming you have no water intrusion as you make no mention. The second componant that needs to be eliminated is moisture. Moisture is also humidity. Basements need to be kept airtight in the summer months. Some folks have posted that you need air flow in your basement. Nothing could be furthur from the truth. When you open any windows for example, not one micron of air goes out of the basement, Warm humid air is sucked into the basement. Houses suck air into the basement and it meets the cool surfaces and skyrockets humidity. The windows must be kept closed and a dehumidification device installed to ensure humidity stays below 60% humidity. The dehumidifier should be energy star rated and purchasing a seperate humidity guage is a must to monitor the unit's progress. We like to keep our customer's basements at 50% humidity. This eliminates the smell that is active mold spore growth. Once the water and humidity is brought under control. Remove the organic materials that have mold on them. Walls, sheetrock and studs that have been affected. Follow the advice of previous posts as you must ensure that you do not affect the rest of the home. Once removed, install new walls using as much inorganic material as possible. We also install vapor barrier over the walls and seal the floors to stopwater vapor transmission into the basement. Poly plastic is not a acceptable vapor barrier. It is not "zero-perm" and will still allow moisture transmission. It will also crack and break into pieces over the years. A PVC liner rated "zero-perm" is the correct product in this application. Depending how large the basement is and if it is sectioned off will determine the dehumidifier strength. We use the Santa Fe line of dehidifiers as they are super energy efficiant and work like a dehumidifier on steriods. I hope this helps and I wish you the best in Basement Health!

Where is the home located, what is the exterior wall construction and type, how is the space heated?

 

It could be a whole host of different scenarios that would generate that result.  It is nearly impossible to tell but I would say that most basement moisture problems are a result of bulk moisture intrusion or condensation issues. 

 

Given the deep and hard winter this year, it could be a condensation issue that hadn't previously been shown.

I was surprised that they completed the work on a day when it was raining. There were three workers. They started at 9 AM and finished at 7 PM. It took a lot longer than expected due to the rain.
We were not told during our initial consultation with owner

I have waited several months to write this review so I could go through the seasons to see how the work I had performed corrected my problem.I live in a cape cod house built in 1952 with an added addition. The old part of the house is on a crawl space the newer addition is on a slab. Over the years the addition has eliminated air flow for the crawl space and the homes being built behind my property has increased water flow to my home moving the earth much higher against the brick than when it was built. The crawl space is accessible like a cellar and I've notice over the last couple of years a musty.earthy smell during spring months before the air conditioning was turned on.Condensation on duct work and pipes was causing them to rust.The earth was uncovered and always damp with the cinder block showing moisture year round. I called five leading water proofing companies in the area. The first company had a beginning inflated price of $17,000 to install drains to the interior and exterior of my house including possibly an air dehumidifier. Several other companies in my opinion wanted to

the problem by encapsulating the crawl space. On company just wanted to install a new sump pump for $5,000. My aunt recommended Aqua Proof they had stabilized her foundation..They suggested work similar to the highly inflated company but their price started at $13,774. They came down to $12,000. The crew arrived on time on the exact date. The job as very labor intensive. They dug around the exterior of my home down to the footer and applied a sealant to the brick followed by the installation of a drainage system to move water immediately away from my home. They redirected the water from my gutters and installed new drainage pipe to the front and rear of my home. They also installed an interior drainage system to carry the water immediately to the sump pump. They did not recommend any type of encapsulation but I asked

if they could cover the earth with plastic to keep the earthy smell down and possibly use the area for storage. This is the best investment I have ever done for the house. We had several very rainy months which would normally saturate the crawl space. The combination of the drainage systems removes water immediately from the house and all areas are bone dry. The sump pump kicks in and removes any ground water that seeps in. Since using the air conditioning there is no condensation on the duct work and pipes are no longer sweating. I thought the added plastic covering may have been cheaply installed but it is adhered to the wall with a plastic base and makes the area look clean with no odors. The crew had to

When we were doing our inspection on the home we purchased we saw water in the unfinished basement. The guys from

Everyone worked hard to complete the repairs. I had blocked the following day to "pick up the pieces" after they left but that was entirely unnecessary - they left our property in better condition than when they came. They landscaped the back with stone and mulch and cleaned up all dirt and debris. This was quite a relief for me since I have a large perennial garden surrounding the work area.
