"
appeared to have good reviews and the design sensibility we were seeking. Called to set an appointment as we wanted some input regarding" time frame, costs, etc before submitting a final offer on a downtown condo. Very rude girl answered the phone by asking if I was so-and-so (I am not). I had to ask her if I had reached
and her response was "Yes but I thought you were someone else." Shaky start. After explaining what I was looking for she simply said "No, we only deal with homeowners. We don't look at projects before closing." Really? Never heard that one before. If she is the public interface for this company they have problems.

"
from
goes beyond merely competent and excellent and approaches his work like an artist. A few months ago, my basement" was a concrete slab with uneven floors, drainage issues and a raw, unfinished ceiling. I had general ideas about what I wanted to do with the space.
was able to see right away what would work with my vision, how he could change things to fit the vision, and what types of options that perhaps I had not even considered that would make it even better. He is excellent about explaining the process each step of the way. The crew that conducted the majority of the work was extremely efficient and professional. The space today is warm, inviting, and unique. It feels like the antithesis of what a number of other contractors were offering; basically boxing in the space completely with drywall and calling it a day. Overall, I believe that you can have your work done less expensively somewhere else. If you are looking for something generic and straightforward,
may not be the best option. If you have a real vision about what you want or if you know that you want a space that feels individualized and created to be exactly what it is supposed to be, I could not recommend
more highly.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?
There are two sides to this and everyone will have an opinion.  I can tell you that from a contractor's point of view a customer that is up front with me is much easier to work with and the entire experience is much more pleasurable to all parties involved.  If you treat your contractor like there's always something to hide from him expect the same in return.  A good contractor is going to take your budget into consideration and make recommendations based on that budget.  When possible, he's going to estimate the work 10-20% under your target to leave room for the unexpected.  With any remodeling work, there's always the possibility and likelihood that there will be surprises that will have to be added such as mold damage, improper existing framing, etc.  The cushion allows room for the project cost to grow without going over your budget.  If no problems are found and you decide to spend that money some of the final finishes can be upgraded or other projects added.

Another good arguement for disclosing your budget to your contractor is to save you both some time and aggrevation.  You may have a $10,000 budget and want $30,000 worth of work.  Wouldn't you like to know your desires aren't possible before you get your hopes up or spend money on design fees for plans you can't afford?  Likewise, the contractor doesn't want to put in the hours of calculating the estimate only to find out it was all for nothing or that he has to refigure for a much lower cost after pricing what you specified.

Be fair and honest with your contractor if you expect the same respect in return.  You'll get a lot more out of it with the right contractor.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

?
You should always get a set of print and pull a permit when remodeling you home. It is a good thing that you want to be involved in your project. I do have some reservation about the electrical work. There is a lot at risk with doing the work yourself. If the house burns down you will never get the insurance money, unless your a certified electrician. Now of days 90% of home fires are blamed on electrical problems because the insurance company is to lazy and cheap to investigate the true problem. Also find out if the city you live in will allow you to perform the work. Make sure you coordinate your subs to have the proper time and space to perform their job. You don't want people working on top of each other. If you order all you materials make sure everything is there before you start your project. Have your subs check for proper and full items to be installed. Make sure every sub has a working set of prints. Make sure you have all the demo done before your subs show up to work. Schedule your plumber first, do any final framing or electrical work while you wait for inspection. Electrical inspection next followed by framing, insulation, and wallboard. All subs must get a final inspection on the job before you (the GC) can call in your final inspection.

It didn't go well. At all. The entire process has taken nearly two years. We were never assigned a project manager. The sales person was rude and belligerent (of course after we were under contract). Conversations which entailed changes in project scope were not documented until after my wife had been called a liar and we demanded documentation. Getting a detailed written estimate was nearly impossible (we eventually got one after scores of email and phone conversations.) All work was done by subcontractors - the quality and professionalism of their work varied. We were never able to be notified in advance when workers would be at our home. TO THIS DATE no representative of the company has come to our home to see if the work was completed. We did recently receive a large invoice for the project. The letter with the invoice claims they have sent others - we have not received any others.
The company is primarily a commercial janitorial services company. We were referred to them by our (trusted) insurance agent (it turns out his brother is a principal in the company - in fairness, our insurance agent is excellent, and I do not blame him for this nightmare). Midway misrepresented the nature of the company. Until very recently, their web site didn't even list restoration construction services or identify any names of company leadership (it has since been updated.)
Most of our contact was with their estimator who performed some project management as the company never provided a project manager. At one point he yelled at me over the phone saying, "I'm not even in production." Nobody was, apparently.
Despite the fact they have left our project for dead - never contacting us to come see if it was completed (as I said - they have nobody in production; all the work was done through subcontractors), they are now hounding us for payment on the project.
In retrospect, this is an object lesson in why not to blindly trust a referral - even from a trusted source. It speaks volumes that Midway was not even listed on Angie's List until now. When we started working with them, they didn't even perform home restoration construction services - at least according to their own web site at the time.

I had three estimates. One was very high and the other two were basically the same. I chose 123Remodeling because they had a lot of experience working in high-rise buildings. My condo had not been renovated since the 1970's. My project manager,

Darmoni, was always accessible and responsive to all of my ideas and wishes. Nothing was too much or too difficult. I am a very particular person and
Chicago Remodeling Contractors Provider Name Locked
fulfilled all of my dreams for this condo. Due to his experience,
Chicago Remodeling Contractors Provider Name Locked
often had design ideas that were better than mine and/or saved me money. The workmen were very professional and also very responsive. I am 100% delighted with the finished project and with my experience with 123Remodeling.

We made an appointment with
Chicago Remodeling Contractors Provider Name Locked
to come over to see what we needed. The current outside door was quite old and larger than most. He measured for a normal sized door and made suggestions for the replacement. He referred us to door supplier where we could see the actual doors and styles. Once it was decided what kind of door we wanted he placed the order and adjusted the door frame for the normal sized door. When the door was ready he picked it up and installed it.. He was most cooperative regarding the fact that this door was for an entryway to two apartments and had to be locked at night. He coordinated everything very well and in a most courteous manner

and his team were absolutely awesome. They began work the second week of March and construction lasted about 9 weeks.

was very personable, patient and willing to take the time necessary to fully understand our vision for the basement area. Prior to JK beginning construction we had the basement waterproofed and a new concrete floor installed. Because there was very little demo work to be done,
Chicago Remodeling Contractors Provider Name Locked
’s team reported to our home promptly on day one of construction and immediately
began framing out the spaces in the basement. They worked from about 8:30am to 4pm every day. The team was

didn’t do as he was involved with all aspects of the job.
After the framing was done, the team began running the electrical and plumbing to the new spaces as well as modifying the duct work in the basement. The team was professional, efficient, and the work was of high quality.
We were very impressed not only with the pacing of the job but the quality of the work. Every week or so
Chicago Remodeling Contractors Provider Name Locked
would visit the site to check on progress and to ensure that we were satisfied.
We are very impressed with the work of
Chicago Remodeling Contractors Provider Name Locked
and his team. We have had several tradesmen in our home since the basement was completed and they all comment on the great job that
Chicago Remodeling Contractors Provider Name Locked
and his team did. We are EXTREMELY satisfied with the finished product. I would recommend anyone seeking to remodel their basement to hire JK Complete Remodel and Construction. Over the course of the job they proved to us that their capacity goes well beyond basements. We will absolutely be hiring them again for our next construction project!

Some of
Chicago Remodeling Contractors Provider Name Locked
's workers were excellent - his plumber and electrician (brother and brother-in-law) are very good. In fairness,
Chicago Remodeling Contractors Provider Name Locked
took over a bad job that was started by Askel, Inc. (who may not even be in business now). A few of their workers were a little sloppy and we have some door frames that are not plumb. The folding closet doors that they provided are poor quality and we should have insisted on samples. Our biggest mistake was to hire an architect and then assume that she would oversee everything. She had some good ideas but if I had to do it over, I would get a kitchen designer for the kitchen and a bathroom designer for the baths. Community Home Supply on Lincoln Avenue, which is now

Home Supply has good designers and excellent service. I had called

back for a quote on additional work but he came in at such a high price I hired someone who is not usually available "to the public." Perhaps
Chicago Remodeling Contractors Provider Name Locked
wanted to discourage us! We can be critical - like expecting door frames to be plumb and fit perfectly, though in a high rise floors and ceilings are rarely level and buildings move. I will affirm that
Chicago Remodeling Contractors Provider Name Locked
is honest, never padded a bill and did respond to complaints. I should have been more exigent about which workers he sent. <br abp="1083">

Bathroom remodel nightmare.
Before hiring
Chicago Remodeling Contractors Provider Name Locked
builders I had asked about the owners experience and workers qualifications. Once the project was underway I realized the construction workers had limited to no experience doing certain jobs. The owner
Chicago Remodeling Contractors Provider Name Locked
wasn't around to supervise at any time during the week leaving the task up to me. In the end these guys needed more supervision then I could give them.
Chicago Remodeling Contractors Provider Name Locked
did stop by one day at my request but ultimately that angered the workers instead of making them more conscientious.

The plumber (14 years’ experience) and his brother were the two construction workers on the project.

Day one the workers showed up and asked what they needed to do.
Plumbing
Plumbing- A one day job turned into three days of work On day two the plumber expressed concern multiple times over the difficulty of basic plumbing work. He didn’t have the necessary tools to complete the job which meant I had to rent them for him. Before the project began additional plumbing work was agreed on but was never started. After seeing the plumber’s lack of experience I asked that this work not be done.
Construction
Additional support for the shower base was not secured to the existing joists Exposed electrical wiring was discovered under the floor and If I hadn't noticed he wouldn't have said anything. He didn't see this as an issue because “it would be covered up” Electrical work was not included in the project and I didn't expect him to fix it but he should have notified me of the hazard.
Floor is not level. Up to one inch off around toilet Wall sconce boxes were not at same height Needed to remind the guys to insulate the exterior wall Exterior wall insulation consisted of chunks of styrofoam being loosely placed in one cavity Floor tile is white and it was to have grey grout. The tile is uneven and spacing is so off that some tiles are touching each other. This resulted in the grout having to be changed to white so the
imperfections could be
Chicago Remodeling Contractors Provider Name Locked
.
While grouting a 12 x 12 sheet of tiles came up in one piece with no thinset stuck to the back of it. This raises a concern over the remainder of the floor and how secure are those tiles
The main construction guy said this was his first job for
Chicago Remodeling Contractors Provider Name Locked
and I was kept busy keeping him from cutting corners and slacking at the end of each day
Discovered while glass shower door was being measured for. Walls were up to one inch out of plumb and shower base
Chicago Remodeling Contractors Provider Name Locked
tilted out instead of in for water drainage.
When the garbage was removed, 14 iron posts forming a fence were pulled out of the ground and taken.
I told the guys about this but they didn't have them brought back.
I’m sure are there are many things I’m not aware of that will come up in years to come since I wasn't able to watch their every move.
Lastly, if contractors are going to speak about the client in another language, they should make sure the client doesn't understand the language they are speaking in.
Bottom line, I think most of the issues could have been avoided if proper supervision was provided and
Chicago Remodeling Contractors Provider Name Locked
or the guys would have been up front about what they were skilled at. I would have been happy to work with
Chicago Remodeling Contractors Provider Name Locked
to ensure quality work was done.
After the project was complete
Chicago Remodeling Contractors Provider Name Locked
was apologetic for the work and asked what could be done but that concern doesn’t help after everything is done.
