Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!
?
There are two sides to this and everyone will have an opinion.  I can tell you that from a contractor's point of view a customer that is up front with me is much easier to work with and the entire experience is much more pleasurable to all parties involved.  If you treat your contractor like there's always something to hide from him expect the same in return.  A good contractor is going to take your budget into consideration and make recommendations based on that budget.  When possible, he's going to estimate the work 10-20% under your target to leave room for the unexpected.  With any remodeling work, there's always the possibility and likelihood that there will be surprises that will have to be added such as mold damage, improper existing framing, etc.  The cushion allows room for the project cost to grow without going over your budget.  If no problems are found and you decide to spend that money some of the final finishes can be upgraded or other projects added.

Another good arguement for disclosing your budget to your contractor is to save you both some time and aggrevation.  You may have a $10,000 budget and want $30,000 worth of work.  Wouldn't you like to know your desires aren't possible before you get your hopes up or spend money on design fees for plans you can't afford?  Likewise, the contractor doesn't want to put in the hours of calculating the estimate only to find out it was all for nothing or that he has to refigure for a much lower cost after pricing what you specified.

Be fair and honest with your contractor if you expect the same respect in return.  You'll get a lot more out of it with the right contractor.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

You should always get a set of print and pull a permit when remodeling you home. It is a good thing that you want to be involved in your project. I do have some reservation about the electrical work. There is a lot at risk with doing the work yourself. If the house burns down you will never get the insurance money, unless your a certified electrician. Now of days 90% of home fires are blamed on electrical problems because the insurance company is to lazy and cheap to investigate the true problem. Also find out if the city you live in will allow you to perform the work. Make sure you coordinate your subs to have the proper time and space to perform their job. You don't want people working on top of each other. If you order all you materials make sure everything is there before you start your project. Have your subs check for proper and full items to be installed. Make sure every sub has a working set of prints. Make sure you have all the demo done before your subs show up to work. Schedule your plumber first, do any final framing or electrical work while you wait for inspection. Electrical inspection next followed by framing, insulation, and wallboard. All subs must get a final inspection on the job before you (the GC) can call in your final inspection.

and his team transformed my kitchen from a 1960s cramped area to a beautiful and totally modern/highly functional working space. From the initial consultation to the final installation,
Charlotte Remodeling Contractors Provider Name Locked
and his team were so professional as well as being polite and personable that the entire experience was notably painless and problem free.
Charlotte Remodeling Contractors Provider Name Locked
actually served as the general contractor since he was able to recommend other reputable and reasonably priced service providers for flooring, electrical, granite counter tops and sheet rock.

This was a significant time and money saver for me so that I could concentrate on colors, light fixtures and cabinet hardware.
Charlotte Remodeling Contractors Provider Name Locked
and his team listened closely to our list of priorities and our preferences and then they developed a design to fit those needs/requirements. He and his workers made suggestions and pointed out effective and efficient ways to meet our needs, but at no time did they attempt to impose their will on our project.I don't think I ever called or texted
Charlotte Remodeling Contractors Provider Name Locked
that I did not reach him immediately. He always kept me abreast of the project and informed me the one time when there was a delay in getting products.

I would never hesitate to use his services again, and I will miss seeing these guys in my home each day. I truly love my new kitchen.

Overview
I hired
Charlotte Remodeling Contractors Provider Name Locked
because I thought he was a decent guy with the experience to complete my kitchen and do a great job. Unfortunately, organization, project management, and communication
Charlotte Remodeling Contractors Provider Name Locked
’t appear to be his forté . He has repeatedly assured me that everything will be taken care of, but the follow-through has been lacking. He may very well have a grand master plan but no part of that has been communicated to me despite repeated requests for some sort of schedule/plan. At this point,
Charlotte Remodeling Contractors Provider Name Locked
has received over $50K in payments. We have been without a kitchen and laundry room for a month with no end in sight to the project. Last week, I was assured that that my project would (finally) be a priority – but
Charlotte Remodeling Contractors Provider Name Locked
’ subsequent actions indicate otherwise.

We signed the contract in January. After lengthy delays, my project finally began on 9/9. It progressed in stops and spurts, but mostly stops. There was a major problem with the cabinets but there were other tasks that could have been performed that were not dependent on the cabinets. However, the subs working sporadically on the kitchen left on 9/23 to focus on their own jobs. I had half installed cabinets, no workers scheduled and
Charlotte Remodeling Contractors Provider Name Locked
was supposed to leave for vacation on 10/3.

I met with
Charlotte Remodeling Contractors Provider Name Locked
on October 1 to discuss the situation. I expressed my concern that there was little oversight of, or focus on, my project. I asked
Charlotte Remodeling Contractors Provider Name Locked
to please provide me with some sort of plan or schedule for the work to be done. He informed me that he had cancelled his upcoming vacation. He stated that he would provide me with a schedule for the work to be completed. He emphatically assured me that my project was a priority and that I would be happy when everything was done. He informed me that he and his assistant,
Charlotte Remodeling Contractors Provider Name Locked
, would be at my house at 8:30 the following morning.

At 8am the following morning (Oct 2), I received a text informing me that
Charlotte Remodeling Contractors Provider Name Locked
' assistant had a family matter to attend to and they would not be working that day. I understood. Families are important. Stuff happens.

Charlotte Remodeling Contractors Provider Name Locked
and
Charlotte Remodeling Contractors Provider Name Locked
did show up on Friday, Oct 3. They installed some doors and end-panels. I breathed a sigh of relief and hoped for the best.

No one showed up Monday, Oct 4. I texted
Charlotte Remodeling Contractors Provider Name Locked
at 10 and was told that they would be there Tuesday morning and would "push hard".

No one showed up Tuesday, Oct 5.

I am well aware that almost every large project, especially construction jobs, will include surprises and delays. I went into the project prepared to be patient and flexible.

Thus, I was patient and flexible when the original quote was made moot because
Charlotte Remodeling Contractors Provider Name Locked
had not priced the cabinets before signing the contract. I was patient and flexible about the various postponements in my project (contract in January, started September). I was understanding about the pricey but poor quality cabinets. I was understanding when the electrician bored a hole through the kitchen wall and into the dining room wall, and my expensive dining room wallpaper. I was understanding when
Charlotte Remodeling Contractors Provider Name Locked
announced that he would be away for a week in the middle of my project. I was understanding even though for the last month, I have not known on any given day whether anyone would show up at my house, and if so, who. However, there is a limit to my patience and understanding.

We have stopped work on the project on the advice of counsel.

Details
The contract was signed in January, the check was cashed in early April and the drywall work in the garage was done in May. That
Charlotte Remodeling Contractors Provider Name Locked
project took almost three weeks as his painting sub no-showed several times. They did an awful job when they finally did show up.
Charlotte Remodeling Contractors Provider Name Locked
apologized every time his sub no-showed and offered the excuse that he had no control over his subs.
In the meantime,
Charlotte Remodeling Contractors Provider Name Locked
informed me that he had received a very high quote from his vendor for the cabinets. I had assumed that
Charlotte Remodeling Contractors Provider Name Locked
had priced the cabinets before he quoted the project as he had been given detailed drawings from my designer. We had a signed contract at a set price.
Charlotte Remodeling Contractors Provider Name Locked
’ quote was competitive at his original price, not at $$,$$$ more. I declined to increase the budget.

Long story short, in May,
Charlotte Remodeling Contractors Provider Name Locked
found another supplier that could provide the cabinets at a price he could live with. However, instead of plywood, the cabinets would be particle board. I was assured that the cabinets would be of good quality. The samples I saw in the showroom seemed okay, but I’m not a kitchen contractor and so, placed my trust in
Charlotte Remodeling Contractors Provider Name Locked
. I agreed to not renovate the powder room and to use less expensive Ikea cabinets in the laundry room to avoid overruns on the budget.

The new cabinets were ordered in late June with a 4 week lead time. We scheduled a start date for early August to finish by mid-late September. I followed up with
Charlotte Remodeling Contractors Provider Name Locked
in mid-
Charlotte Remodeling Contractors Provider Name Locked
to confirm, only to learn that the project would need to be pushed back due to delays with the cabinets.

I was recently told by the cabinet supplier that there had not been any delay on the cabinets. I hoped that the supplier was incorrect about his dates and I let that slide as it was past history. All I wanted was to have the kitchen finished.

My long-delayed project finally started on September 9, a Tuesday. On that morning,
Charlotte Remodeling Contractors Provider Name Locked
stopped by for about an hour to introduce his subs, give them instructions, etc. Both subs were great guys – smart, focused, and handy with tools. One was a tile contractor, the other had varied experience. Neither had the extensive cabinet installation experience I expected when I hired
Charlotte Remodeling Contractors Provider Name Locked
.
Charlotte Remodeling Contractors Provider Name Locked
was not on site except for an occasional visit. He did not work on the project at all during the first three weeks.

The two subs removed the existing cabinets, piling them in my garage and driveway as there was no dumpster. The dumpster, which should have been delivered the prior week, or by Monday at the latest, didn’t arrive until late Wednesday afternoon, after the new cabinets arrived.
Charlotte Remodeling Contractors Provider Name Locked
apologized and stated that he had no control over the dumpster delivery.

Standard sequencing of the project would have called for the messy tasks to be completed prior to delivery/installation of the cabinets to limit damage to the cabinets:
- Removal of existing sink window; framing and installation of new, larger window
- Rough in for electrical, HVAC, plumbing.
- Removal of wallpaper and repair of drywall.

Instead, the cabinets were delivered and installed first. Delivery of the cabinets triggered a payment of an additional $16K, per the contract. The cabinets were not covered to protect them during work on the walls and are now covered in a
Charlotte Remodeling Contractors Provider Name Locked
of dry wall dust.

The $27K cabinets turned out to be of very poor quality. The particle board was not good grade. Sawdust in frames had not been removed, but merely painted over. All the trays were misaligned at the joints. One cabinet was cracked down one side, and had been shipped from the factory in that condition. One unit had an opening that was the wrong size for the space. Nail tips protruded into the interiors in nearly all cabinets.

Charlotte Remodeling Contractors Provider Name Locked
had the supplier and manufacturer’s rep visit to inspect the cabinets. They apologized and offered to replace some units and doors. There was talk of further discounts for
Charlotte Remodeling Contractors Provider Name Locked
on the price. Cabinet replacement meant a delay of two weeks. I wasn’t thrilled as these were clearly cheap cabinets and while doors could be replaced, I had serious doubts about the durability of the cabinet boxes. However,
Charlotte Remodeling Contractors Provider Name Locked
assured me that they would be rock solid by the time he finished installing them. I was also concerned about the overall look of the cabinets as they were obviously cheap cabinets.
Charlotte Remodeling Contractors Provider Name Locked
assured me that everything would look wonderful by the time he was done. My husband wanted to call an attorney but I convinced him to give
Charlotte Remodeling Contractors Provider Name Locked
the benefit of the doubt and time to rectify the problems.

Even though the cabinet installation was delayed while waiting for replacements, there were several other major tasks that could have been accomplished in the meantime, but there was no plan. The subs tentatively started on the laundry room but were on site only sporadically. When questioned about the spotty work schedule,
Charlotte Remodeling Contractors Provider Name Locked
replied, once again, that they were subs, and he had no control over them. I subsequently learned that even though my project start had been scheduled since
Charlotte Remodeling Contractors Provider Name Locked
, the subs had only been hired on the Sunday prior to my Tuesday start. Naturally, they had prior commitments to honor. They stopped work on my project completely after the second week. I was told that one of the subs would stay in touch with me and be my contact person while
Charlotte Remodeling Contractors Provider Name Locked
was on vacation 10/3 -10/13.

The painting sub finished removing wallpaper and
Charlotte Remodeling Contractors Provider Name Locked
’ drywall sub spent a few days patching drywall. There were multiple tasks that needed completion that did not depend on the cabinets, but none were performed. Then all work stopped.
Charlotte Remodeling Contractors Provider Name Locked
provided no information about the schedule going forward. My project was in
Charlotte Remodeling Contractors Provider Name Locked
.

During that downtime, my interior designer, as well as my architect and her husband, a builder, stopped by to look at the work. None were impressed. All recommended contacting an attorney ASAP. I felt that
Charlotte Remodeling Contractors Provider Name Locked
’ lapses were more due to disorganization than anything else so I gave
Charlotte Remodeling Contractors Provider Name Locked
the benefit of the doubt – again - and asked him to meet with me.

As noted above, despite
Charlotte Remodeling Contractors Provider Name Locked
’ assurances during that meeting to focus on my project, it has been the same story – no plan, no work and no-shows,.

Case was punctual, arriving at 9 am Monday through Saturday. We were able to sleep in our bedroom, connect to the master bath in question. They created a
Charlotte Remodeling Contractors Provider Name Locked
for dust and used covers to protect our beautiful hardwood flooring. the various crews were professional and inspired confidence.
Charlotte Remodeling Contractors Provider Name Locked
checked in regularly to make sure things were going smoothly and on time. I was pleased to find out that every project has its own supervisor, who is frequently on the job. I never gave it a thought to their being in the house by themselves. the work they did was masterful and artistic. they did a fabulous job on the cabinetry, the tile work, the fixtures and sinks, as well as beautiful countertops. I know that we were pretty demanding regarding the tile work in the shower. the border that we wanted was unusual and they took the time to find exactly what we're looking for.

Run don't walk from this company. Four years ago we had them remodel our master bath. Following the remodel we found it very difficult to get the owner,
Charlotte Remodeling Contractors Provider Name Locked
, to respond to issues that kept arising, especially water leakage from shower and grout issues. For years we tired to get him to fix the water issue -- he even came out and tore a hole in the wall but never came back to fix it. We finally had to get someone to come and fix the damage he caused. Now we are moving and the house inspector found numerous code violations and improper work. The "plumbers" he used did not know what they were doing and we are suffering the consequences. They did not know how to install a shower and did not mud up the base under the tile properly. They did not install the drain correctly and it leaks. They did not seal the grout in the shower making it very susceptible to water damage -- hence the water damage to the wall. In violation of code, they used unauthorized pipes under the sink. They disconnected a hot water accelerator and made excuses why we were now not getting hot water quickly. If you have had remodeling by this company, you should get an inspection or be aware that you are very likely to suffer problems down the road. We now have to remove the entire shower base in order to fix this problem and bring it up to code -- to the tune of $3000. We also had to have the pipes under the sink brought up to code. What a mess!
Charlotte Remodeling Contractors Provider Name Locked
seems nice but he is biggest BSer I have ever dealt with. Always
Charlotte Remodeling Contractors Provider Name Locked
& excuses. Beware of this company, they do not do not use licensed plumbers or electricians, their tile work leaves a lot to be desired and they really don't know what they are doing. They have no business being on Angie's List and should be kicked off.
