checked in regularly to make sure things were going smoothly and on time. I was pleased to find out that every project has its own supervisor, who is frequently on the job. I never gave it a thought to their being in the house by themselves. the work they did was masterful and artistic. they did a fabulous job on the cabinetry, the tile work, the fixtures and sinks, as well as beautiful countertops. I know that we were pretty demanding regarding the tile work in the shower. the border that we wanted was unusual and they took the time to find exactly what we're looking for.

"Run don't walk from this company. Four years ago we had them remodel our master bath. Following the remodel we found it very difficult to get the owner,
" , to respond to issues that kept arising, especially water leakage from shower and grout issues. For years we tired to get him to fix the water issue -- he even came out and tore a hole in the wall but never came back to fix it. We finally had to get someone to come and fix the damage he caused. Now we are moving and the house inspector found numerous code violations and improper work. The "plumbers" he used did not know what they were doing and we are suffering the consequences. They did not know how to install a shower and did not mud up the base under the tile properly. They did not install the drain correctly and it leaks. They did not seal the grout in the shower making it very susceptible to water damage -- hence the water damage to the wall. In violation of code, they used unauthorized pipes under the sink. They disconnected a hot water accelerator and made excuses why we were now not getting hot water quickly. If you have had remodeling by this company, you should get an inspection or be aware that you are very likely to suffer problems down the road. We now have to remove the entire shower base in order to fix this problem and bring it up to code -- to the tune of $3000. We also had to have the pipes under the sink brought up to code. What a mess!
seems nice but he is biggest BSer I have ever dealt with. Always
& excuses. Beware of this company, they do not do not use licensed plumbers or electricians, their tile work leaves a lot to be desired and they really don't know what they are doing. They have no business being on Angie's List and should be kicked off.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

There are two sides to this and everyone will have an opinion.  I can tell you that from a contractor's point of view a customer that is up front with me is much easier to work with and the entire experience is much more pleasurable to all parties involved.  If you treat your contractor like there's always something to hide from him expect the same in return.  A good contractor is going to take your budget into consideration and make recommendations based on that budget.  When possible, he's going to estimate the work 10-20% under your target to leave room for the unexpected.  With any remodeling work, there's always the possibility and likelihood that there will be surprises that will have to be added such as mold damage, improper existing framing, etc.  The cushion allows room for the project cost to grow without going over your budget.  If no problems are found and you decide to spend that money some of the final finishes can be upgraded or other projects added.

Another good arguement for disclosing your budget to your contractor is to save you both some time and aggrevation.  You may have a $10,000 budget and want $30,000 worth of work.  Wouldn't you like to know your desires aren't possible before you get your hopes up or spend money on design fees for plans you can't afford?  Likewise, the contractor doesn't want to put in the hours of calculating the estimate only to find out it was all for nothing or that he has to refigure for a much lower cost after pricing what you specified.

Be fair and honest with your contractor if you expect the same respect in return.  You'll get a lot more out of it with the right contractor.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

You should always get a set of print and pull a permit when remodeling you home. It is a good thing that you want to be involved in your project. I do have some reservation about the electrical work. There is a lot at risk with doing the work yourself. If the house burns down you will never get the insurance money, unless your a certified electrician. Now of days 90% of home fires are blamed on electrical problems because the insurance company is to lazy and cheap to investigate the true problem. Also find out if the city you live in will allow you to perform the work. Make sure you coordinate your subs to have the proper time and space to perform their job. You don't want people working on top of each other. If you order all you materials make sure everything is there before you start your project. Have your subs check for proper and full items to be installed. Make sure every sub has a working set of prints. Make sure you have all the demo done before your subs show up to work. Schedule your plumber first, do any final framing or electrical work while you wait for inspection. Electrical inspection next followed by framing, insulation, and wallboard. All subs must get a final inspection on the job before you (the GC) can call in your final inspection.

The wood repair was made under my front door and several small pieces of trim in the front door area were replaced with a pvc material. The trim work was not caulked; it was very noticeable as you walked up to my front door. When I specifically asked

to have his guys caulk the new pieces, he refused to, saying there was no need to caulk the new pieces because they wouldn't rot if water penetrated between or behind them. Having gaps between those pieces created an eyesore as you walked up to my front door. The work that was done in my crawlspace was horrible. For starters, the piece of wood under my front door that was replaced had been done from the crawlspace. The worker had removed the insulation under my front door/foyer, but when he was finished with the wood repair he didn't replace the insulation. My front door/foyer area was left with no insulation underneath it. The drain line for the sump pump was supposed to run from the back of my house to my back property line to get the water away from my house. Without my knowledge or permission, the drain line was installed going out the side of my foundation and it ended about a foot away from my foundation. This obviously is NOT getting water away from my house. In fact, the sump pump drain line was located so that it dumped water along the very foundation wall where water was entering the crawlspace in the first place. After the guys dug the trench around the interior perimeter of my crawlspace, they started to cover it with plastic without putting the black corrugated pipe into the trench. I asked them where the black pipe was and they said that

The sump pump had a one inch opening at the top of it to discharge water, and yet the worker hooked it to a one half inch diameter pvc drain line with a piece of flexible hose in between the sump pump and the drain line with no glue, clamps, etc. holding the pieces of hose and pvc pipe together. Any person with common sense knows that's going to be a problem. You can't have an opening one inch wide discharging water into an opening one half inch wide. That is a recipe for disaster. Before I describe the disaster that occurred on 9/13/14 as a result of the faulty installation of the sump pump and drain line, let me explain that I contacted

installed was shooting water straight out of the top of it into the floor joists of my home. There was about 4 inches of reddish brown water on top of the plastic on the floor of my crawlspace. The water was shooting up out of the sump pump into the floor joists and then splashing back down onto the plastic on the floor of the crawlspace. There was no hose attached to the top of the sump pump. All of the wood framing underneath my house was saturated with water. It was a combined project where I did some demo and some finish work.

sub-contractors dug for and did the footing and
foundation, poured the concrete slab, did framing, roof, sheathing, drywall, electrical and plumbing. We painted, floor tile, siding and trim
work.
Footing and foundation - good, no issues...More /> Framing - Good, had some issues where the roof met the upper walls, large gap at the fascia. I informed

and problem was corrected.
Roof - good, no issues, roofers cleaned up after themselves.
Plumbers - so-so, they hooked up the hot and cold water backwards under the house. I went under the house checking up on them when they where done and noticed it. They should have asked me to which pipe was which. I was at home when connections where made. Inspection issues, failed inspection because pressure was not maintaining in pipes, only had one pressure gauge for both hot and cold water. They installed two after failure, but hot still lost pressure. Was told, we (plumbers) just have a bad valve, we do not have leaks. It was true, bad test/isolation valve. After it was removed, pipes where fine.
Electricians - Good on rough-ins, worked with me as to where I needed lights and receptacles. They had 3 runs back to my breaker panel, freezer,
lights/receptacles and receptacles. They said they tried to get the cables up the exterior wall and into my breaker box and could not, so they went out
through the foundation, then drilled back into my siding and used flexible conduit and pulled the cable through it. Not very good looking. After the
project was complete, I drilled a new hole under the house, up into my wall and did what they said could not be done. Run the cable up into the breaker panel through the wall. Took me maybe 15 minutes.
Electrical work at this point was unsafe and against code. While pulling one cable back, I found out that they had spliced the cable/wires inside the wall
with wire nuts and black tape. I fixed this when I re-did the cables with a junction box under the house and new cable. I told

about this and sent a
picture to him. He sent it to the electrician's boss, but never heard any more about what I found.
Drywall - good work, got a little crazy on cutting out for the receptacles and lights. Had a large cut in the ceiling where the rotor tool must have gotten
away from them. Also cu a hole in the wall at the wrong spot, receptacle was to the right about 16 inches. Large gap around one recessed light, lucky the trim covered it up, just barley.All bad spots where fixed and can't tell they where there. Did a good job matching up the new ceiling with my old, nice and smooth.

back in 2010 when we purchased a new flat screen that needed installation over our fireplace. The crew who did the work did a fine job. When they finished up closing the wall - one of the cables did not work - they opened the wall again and replaced the faulty cable free of charge. We were so happy with the courteous nature of the crew - we went to them for the flooring project.
You do not need to read about ripping out carpet, installing bamboo floors, and accomodating mistakes that the builders made 18 years ago when putting up our cookie cutter. What you do need to know about are the little things:

--Establishing timing and staffing parameters for the whole project and sticking to them all the way thru
--When the refrigerator was moved – they plugged it in - nice touch
--When the crew knew about my wife's concern for the color pattern, they inquired to make sure;
--When the crew knew the pattern in the foyer and the living room were going to be different – they inquired.
--When the crew needed extra transition pieces, they helped me order the right ones
--Installing the shoe moulding around the island and affixing it to the moveable island – very nice touch
--The shoe moulding around the marble slab in front of the fireplace – nice
--Volunteering to take care of an unrelated moulding/wall covering issue in the 1/2 bath
--Knowing where the offset was on the dishwasher door causing it to not close properly and fixing it in 30 sec
--Helping me move a couple of pieces of furniture.
--Expressing appreciation for my wife and I having the place mostly cleaned out for them upon arrival
--Start and end time the SAME every single day
