The home at first sight would have never given the indication that a problem to this magnitude had developed. There had been a leak that seemed a minor issue that could be easily addressed. Based on his assessment, we called in professionals to estimate what it would it would take to repair the damage. The estimate came in ranging $20,000-$30,000. This obviously was a big deal. We were unable to reach to terms with the owners unfortunately and walked away from the property. We are grateful that we had this knowledge in our hands before going to close. Although we lost a total of over $1000 for inspections and appraisal, we saved a huge headache and much more had we not been made aware.

The house we are buying went under contract on a Wednesday, and since we only had 14 days for due diligence, I was worried that I wasn't going to be able to find someone to do a thorough home inspection in time for us to be able to respond to the sellers of the house.

This inspector made mistakes, made recommendations he wasnt licensed or experienced to do so on.
First, he claimed there was visible water seeping into our crawl space and there was a moisture problem that needed to be remediated. He didnt even do a moisture reading. We had a professional moisture company come in and totally refute this claim. The crawl space is bone dry, there is no water seeping though the brick walls, there is no moisture on the ground, and no signs of any moisture on the insulation/wood beams, and the moisture reading was 10% to 13%, which is very good. It appears that because the bricks were discolored from possible prior problem, the inspector never even touched the claimed wet spots, jumping to a false conclusion.
Next, he detected a few small hairline fractures in the brick foundation of our 28 year old house and said they had to be repaired. A later inspection by an engineer dismissed this inspectors recommendation.
Next, he claimed one of the seals on our window had leaked and moisture had gotten into the window. When we inspected that claim we found he was wrong again. There had been slight splatter from painter who had painted the door. Inspector should have been able to see the difference between fog and beige paint, and should have felt the windows to verify this claim.
The inspector also made claims and remediation recommendations on the structural support system and the ridge vent opening of our new roof. An engineer we talked with said unless he's a licensed engineer, this inspector is not allowed to make an assessment on structural matters. Our understanding is that he's not a licensed engineer. I will update this review when we get the engineer's report on this matter.
As for the roof, it was installed by a reputable roofing company that warranties their work. We are having them come out to explore this inspectors claims, but its highly unlikely that they would have installed the vent with too small of an opening for air to flow through.
Basically, this inspector does shoddy work, over extends his area of expertise, cost us time and money to refute some of his claims, and created a lot of headaches for our transaction. I would strongly suggest you avoid using him.

Inspection went great and was incredibly thorough. We had a punch list of items that were noticed by the inspection down to a granular / detailed level that was greatly appreciated. We also requested a Radon inspection and were glad we did because there were elevated levels that were found in the home. When I first called

That's about the only negative thing I can think to say, and I had a good laugh with the mental picture of someone answering a phone in a crawlspace. He showed up before his promised time of 9:30AM and got to work immediately. The home is a fixer-upper and I asked a mountain of questions, each of which he answered in clear language and took the time to explain some of the backstory of which things are in need of repair and how they should look when fixed. He left no cranny unchecked, nor electricial wire untested, explaining details to me throughout. He ended up taking around 4.5 hours performing the inspection (mostly due to my excessive questions) and I anticipate great detail in the report. I ended up forgetting to invite my realtor (d'oh!), so I can't relate how he interacts with other non-customer professionals. Overall, a very positive experience and I would hire him again without thinking twice.
