"The provider performed an inspection of my property for prospective buyers making a large number of off claims including a broken ceiling fan (he didn't turn it on at the wall)" a broken toilet (it was working the morning of the inspection and suddenly the valve was broken after the inspection), in several cases making false claims stating things were not to code, which is not allowed in his field without noting the year the item was added and the code at the time it was added. He even took only one picture of a small space in my attic next to the chimney where the plywood had been pulled back and it had a small amount of old matted down insulation and made a claim that the insulation was deficient throughout the attic, even though the insulation had been reapplied 2 weeks early throughout the attic to a level of R30 and the certificate from the insulation contractors was hanging immediately over the steps to the attic. Worst of all he made veiled claims that the home was structurally not sound and requiring repairs before the buyers could move in (the buyers engineer has since stated in writing that at no time did he claim the home was unsound or unsafe for habitation). In doing the "probing" for this, the inspector damaged my home and the structural members in the crawl space by jabbing them with sharp metal objects and digging at spots he thought might be soft,doing excess destructive testing beyond that which would be required by his job and leaving a large mess of wood shards all over the vapor

I recommend anyone else with legitimate issues about this inspection company (making claims of not being to code for items without stating the date they were done and the code, as of that date, as well as excessive destructive testing; doing damage beyond general poking and prodding necessary in their job) take the time to make complaints with the state to ensure this type of behavior stops. I recommend home buyers beware and look at the voluminous report from an inspector with a careful eye and filter through what is really a safety issue and what is just a typical home owner type of repair issue because if you try to go for everything you may just have an seller who says no. So educate yourself, know what matters and what doesn't, and question everything. in the end this may help buyers get a better deal on a home, and it may help realtors recommending and accepting this type of inspection get more buyers who think they are the realtor who get good deals, but it is all a bit crooked and ultimately damages the overall credibility of the inspector industry.

"I cannot say enough about
. My wife and I are very thankful for his work on our new house. We had a nightmare of a time with the builder - lots of delays," lots of damage and replacements - a nightmare. We needed an inspector who was on our side and who would hold the builder to account. At the same time, we needed someone who could 'handle' us. Someone who could point out what was acceptable (e.g. may not be ideal, but likely won't be a problem) so we could focus on the things that would be problems.

His reports were very detailed with pictures, descriptions and links to the relevant building or trade codes. I know he was probably frustrating for the builder and their subs to deal with, but that actually speaks very highly for him. It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

His assessment helped us to discover a serious mold problem that had developed in a home we were purchasing. The home at first sight would have never given the indication that a problem to this magnitude had developed. There had been a leak that seemed a minor issue that could be easily addressed. Based on his assessment, we called in professionals to estimate what it would it would take to repair the damage. The estimate came in ranging $20,000-$30,000. This obviously was a big deal. We were unable to reach to terms with the owners unfortunately and walked away from the property. We are grateful that we had this knowledge in our hands before going to close. Although we lost a total of over $1000 for inspections and appraisal, we saved a huge headache and much more had we not been made aware.

The house we are buying went under contract on a Wednesday, and since we only had 14 days for due diligence, I was worried that I wasn't going to be able to find someone to do a thorough home inspection in time for us to be able to respond to the sellers of the house.

This inspector made mistakes, made recommendations he wasnt licensed or experienced to do so on.
First, he claimed there was visible water seeping into our crawl space and there was a moisture problem that needed to be remediated. He didnt even do a moisture reading. We had a professional moisture company come in and totally refute this claim. The crawl space is bone dry, there is no water seeping though the brick walls, there is no moisture on the ground, and no signs of any moisture on the insulation/wood beams, and the moisture reading was 10% to 13%, which is very good. It appears that because the bricks were discolored from possible prior problem, the inspector never even touched the claimed wet spots, jumping to a false conclusion.
Next, he detected a few small hairline fractures in the brick foundation of our 28 year old house and said they had to be repaired. A later inspection by an engineer dismissed this inspectors recommendation.
Next, he claimed one of the seals on our window had leaked and moisture had gotten into the window. When we inspected that claim we found he was wrong again. There had been slight splatter from painter who had painted the door. Inspector should have been able to see the difference between fog and beige paint, and should have felt the windows to verify this claim.
The inspector also made claims and remediation recommendations on the structural support system and the ridge vent opening of our new roof. An engineer we talked with said unless he's a licensed engineer, this inspector is not allowed to make an assessment on structural matters. Our understanding is that he's not a licensed engineer. I will update this review when we get the engineer's report on this matter.
As for the roof, it was installed by a reputable roofing company that warranties their work. We are having them come out to explore this inspectors claims, but its highly unlikely that they would have installed the vent with too small of an opening for air to flow through.
Basically, this inspector does shoddy work, over extends his area of expertise, cost us time and money to refute some of his claims, and created a lot of headaches for our transaction. I would strongly suggest you avoid using him.
