Price - I give it an A, but the context is that this is a holistic view taking into account the enormous value we got out of it.
is not the cheapest on an absolute dollar basis. But the prices are still perfectly competitive, and given the amount of stress they eliminate, it's the best value out there. No delays. No mistakes. No re-do's. No gotchas. They remind me of my coordinator, who basically runs my professional life, and is worth her weight in gold given how much smoothly my life runs bc of her. Again, none of you reading this wants to deal with bull$hit, especially at this time in your life. Overall, I could not recommend

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

There are two sides to this and everyone will have an opinion.  I can tell you that from a contractor's point of view a customer that is up front with me is much easier to work with and the entire experience is much more pleasurable to all parties involved.  If you treat your contractor like there's always something to hide from him expect the same in return.  A good contractor is going to take your budget into consideration and make recommendations based on that budget.  When possible, he's going to estimate the work 10-20% under your target to leave room for the unexpected.  With any remodeling work, there's always the possibility and likelihood that there will be surprises that will have to be added such as mold damage, improper existing framing, etc.  The cushion allows room for the project cost to grow without going over your budget.  If no problems are found and you decide to spend that money some of the final finishes can be upgraded or other projects added.

Another good arguement for disclosing your budget to your contractor is to save you both some time and aggrevation.  You may have a $10,000 budget and want $30,000 worth of work.  Wouldn't you like to know your desires aren't possible before you get your hopes up or spend money on design fees for plans you can't afford?  Likewise, the contractor doesn't want to put in the hours of calculating the estimate only to find out it was all for nothing or that he has to refigure for a much lower cost after pricing what you specified.

Be fair and honest with your contractor if you expect the same respect in return.  You'll get a lot more out of it with the right contractor.

Herlonginc's answer stated that it is not the contractor's job to pay for materials and labor to do the job. I say baloney - a reputable, established contractor has the funds (or a business operations line of credit) to "carry" the job between interim or partial payments, each of which should be keyed to completion of distinct easily measured mileposts in the job, and for a homeowner I would say should be in not more than 20% increments for jobs exceeding a week or so. For shorter jobs, then an initial payment, 50% completion, and completion would be normal. His cost of carry funds is part of his cost of doing business, and is figured as part of his overhead.Bear in mind when he is buying materials and paying labor, his materials he typically pays for on a 10-30 day invoice, and his labor typically a week or two after they work, so he is not really "fronting" that much money if you are giving him weekly or biweekly interim payments, on a typical residential job.

If he does not have the funds to buy materials (excepting possibly deposit on special-order or luxury items, which still typically are 10-30 day invoiceable to him) and hire personnel then he is a fly-by-night operation, and he should not be bidding that size job. You should never (other than MAYBE an earnest deposit of not more than the LESSER of 10% or $5000) let the payments get ahead of the approved/inspected work progress - typically payment should be 10-20% BEHIND the progress, with at least 10% retained at the effective end of work until final inspections and completion of the final "punchlist".

That promotes rapid continuation of the work, discourages the all-too common nightmare of contractors taking on more work than they can handle so they leave your job for weeks or months to go work on someone else's job (frequently to start that someone else's new job so he can get the job), and does not leave you out a tremendous amount of cash if he does not finish and you have to hire another contractor to finish the job. Remember, if you have to hire a new contractor to finish the job, he will charge you a lot more than the original bid to finish someone else's unfinished mess.

This may seem cynical, but having started in the construction business about 50 years ago and seeing the shenanigans that a lot of contractors pull you cannot be too safe. You have to remember contractors are like any other people - I would say maybe 10% are outright crooks, another 25% or so will pull a fast one or overcharge if the opportunity presents itself, maybe 30% will do the work but not any better than they are forced to, about 25% are good conscientious reputable workmen, and the last 10% or so are really spectacular - conscientious, fair, and efficient craftsmen. This top 35% are the only ones you should have bidding in the first place. Therefore, only get bids from long-term reputable firms (so you shake out the marginal short-timers with less experience and also generally less ability to finish the job on budget and schedule), only those that have good RECENT references, and preferably with excellent word-of-mouth recommendation from people you know and trust. That way, you are starting right off with the cream of the crop, so hopefully whichever one bids low should be a good choice.

NEVER start with bids, then check the references of the low bidder - why even consider a vendor or contractor who you do not have faith in from the start ? Get references and short-list you possibles BEFORE you ask for bids.

Low bids - that is another matter - commonly the low bidder is NOT who you want, especially if he is significantly lower than several others, which might mean he is desperate for work, made a math error, or did not correctly figure the entire scope of work. You want a reasonable bid with someone you connect with and trust - that is worth a lot more in the success of the job than the absolute lowest bid.

You should always get a set of print and pull a permit when remodeling you home. It is a good thing that you want to be involved in your project. I do have some reservation about the electrical work. There is a lot at risk with doing the work yourself. If the house burns down you will never get the insurance money, unless your a certified electrician. Now of days 90% of home fires are blamed on electrical problems because the insurance company is to lazy and cheap to investigate the true problem. Also find out if the city you live in will allow you to perform the work. Make sure you coordinate your subs to have the proper time and space to perform their job. You don't want people working on top of each other. If you order all you materials make sure everything is there before you start your project. Have your subs check for proper and full items to be installed. Make sure every sub has a working set of prints. Make sure you have all the demo done before your subs show up to work. Schedule your plumber first, do any final framing or electrical work while you wait for inspection. Electrical inspection next followed by framing, insulation, and wallboard. All subs must get a final inspection on the job before you (the GC) can call in your final inspection.

The job was scheduled for 4 weeks (which I assumed meant it would take 6). It took them NEARLY FOUR MONTHS to complete the job. There are few aspects of the work that I was happy with, and many things had to be redone repeatedly. Their work was consistently sloppy. If there was a wall to be painted and there was a nail in that wall, they painted simply painted over the nail rather than removing it. The baseboards were literally smeared with glue, and visibly crooked. They had to be redone several times. The floors had to be repainted at least twice during the duration of the job, and they had to come back again several months later because the paint was peeling up. It is peeling up again now, but there is no way I would have these guys back in my building again. The quality of the work really left me feeling like I was being pranked. Like they actually expected me not to notice the globs of glue left smeared on our new countertops, or the tiles that didn't match up. Also during the remodel several items went "missing", including a digital camera, and a 10 foot ladder. The camera?? sure maybe we misplaced it in the shuffle.... but the ladder???

Excellent work, Great pricing & Extremely professional.... I've used Junior and his team on multiple projects that included; complete remodels, kitchens, baths, painting, flooring etc (my own home & income properties). Basically I've gotten to the point where if I need anything I give Junior a call to do the work. It's not always the biggest jobs (sometimes it is!) but if I give him a call he's always right there. Before I started working with him, I was always concerned about how responsive/trustworthy a contractor would be. After working with these guys for a few years I don't have that concern anymore. Junior is my go to guy.
My last project was a complete gut and refinish a decent size kitchen. As usual the work was completed on time, on budget and the fit & finish was great. They really walk you through what is going to happen and what you should expect. If something does come up they're very proactive/straight forward about what the issue is and give you a few ways to fix it. They definitely give you the feeling that you are part of a team and everyone is going in the same direction.
I don't have enough good things to say about Junior and the team. I look forward to working with these guys in the future and highly recommend them to anyone!!!!

I went to the project site several times to inspect progress. The rough carpentry and plastering were done nicely. On my third trip, to see the freshly installed crown molding, I could see that it had not been mitered at the correct

as soon as I saw these issues and he assured me that this was just the roughing-in step, and that they had a whole second day reserved to fix up everything with caulk (tubes of DAP). I expressed concern that some of the gaps seemed rather large to fix with caulk, and that I didn't understand how mismatched edges (particularly protruding corners) were going to be fixed with caulk and leave a smooth, paintable surface. He assured me it would produce a good result. That evening after work I researched crown molding installation issues and learned that caulk is indeed a standard solution to very small cracks, but that professional-grade work doesn't require a lot of caulk, especially not in corners, where the two mitered edges are supposed to line up without a big gap or a lip. I wrote

an email explaining my concerns, and in the morning we talked on the phone and agreed to meet at the project site.

I mentioned that my online research said that for gaps this large, one needs to use plaster to re-grade the wall to meet the molding.

As we walked through the apartment, he trailed sullenly behind me by several feet, sometimes looking at his feet or out the window as I pointed at various spots, calmly pointing out mismatched edges. I said some were so mismatched that they might need to be recut if it's not possible to make the mismatch disappear with caulking and patching.

said nothing. We got done walking the whole apartment and then we were interrupted by a phone call I'd been waiting on. When I tried to resume the conversation,

said they all needed to get to work, and didn't I have to get to work, too? I told him yes, but that I wanted to know what his thoughts were on the various issues I'd pointed out. He said curtly that they would spend some time that day fixing those spots as I wanted, in addition to re-placing the doorbell ringer back where it goes (which had left an exposed hole in the wall), and cleaning up the project site. Then he opened the door for me to leave. Seriously unprofessional. Later in the day he called and said they were done, that the only thing left for them to do was to install some folding closet doors that hadn't arrived yet.

The next morning I went to the project site again, and noticed a few improvements, several remaining deficiencies, and a few ADDITIONAL issues. Along the length of the crown molding, most of the thin gaps had been effectively filled with smooth caulk, with no leakage onto the adjacent wall. The 1/4" gap was filled with caulk, too, and it didn't look good. A couple of the corners looked better, but many did not. He said they had used plaster and sanding to re-work the mis-matched corners, but I saw no evidence of this, just caulking and clear glue. Indeed, several corners looked WORSE than the day before because there were now big globs of plasticky caulking on the surface of the crown molding, and even smeared on the walls below in several spots. The doorbell ringer had not been moved back into place, so there was a clearly visible hole in the wall above my front door.

I also noticed two things that had escaped my attention previously: some newly installed baseboards produced very poorly matched edges, such that both have a very visible "lip" of wood protruding past the adjacent piece; and a bit of trim that was supposed to be installed around the top of a support column was missing. So I called

again, and told him that some things definitely looked better, but also explained the issues I was still seeing. I started talking about the crown molding, and he flatly stated that they are "DONE dealing with the crown molding." I said it's not done, though. He said they're "DONE with it!" and that I'll "have to hire someone else" if I want it fixed any further. I told him I can't pay him his last installment if the work isn't done, and he said fine, and that he would return the spare keys he still had. I sent him a follow-up email with photos showing examples of the problems I was still seeing with the crown molding, and also detailed the other few items that still needed to be done (the folding closet doors, the doorbell, the column trim, and removal of a small pile of construction debris from my back porch) and said that, independent ofthe crown molding issue, these items needed to be done or I would consider him in breach of contract. I also wrote and posted the first version of this review, ending with "I hope to update this later with a more positive outcome."

The next day I'd arranged to start painting with two friends - I planned to start with the ceilings in the hope that the crown molding issue might yet be resolved.

Admittedly, at that point I was so concerned that I'd be left with crappy crown molding that I ratcheted down my expectations. I didn't bring up the two-foot-long, 1/4" gap between one wall and the crown molding above it, which

had stuffed with a thick bead of caulking and which is still clearly visible as a cheap fix. I gave up the idea that anyone was going to recut the two bits of baseboard that meet very poorly at two corners. And I was willing to accept any amount of improvement in the worst of the mismatched crown corners. To

's credit, he did a good job fixing almost every problematic corner, spending several hours sanding, patching, caulking, smoothing, and removing most of the glops that had been messily smeared on neighboring surfaces. (The next day I did a few more touch-ups to the crown, and still need to revisit the baseboards to see if additional patching and sanding will bring them in line, but it's WAY less work left for me to deal with than before.)

So then I had to wonder why this was all so contentious and difficult in the first place. I never raised my voice or was nasty in any way that might warrant such unprofessional behavior. It was confusing when he suddenly switched 180 back to the civil, agreeable person I'd met on day one, offering me a handshake and asking "Are we OK?" It reminded me of the time I lived with a manic depressive roommate for a year - you just never knew which person was going to be there when you got home.

I had talked to two other contractors and they were way off the hook with their pricing.

came in and said it was no problem and he could get that done for me. After he decided to do the work for me, I had a leak come through a skylight. I was about to leave town and I told him about it to see if he could check it out for me. He showed up the very next morning and went right up on the roof and fixed it. He said I could pay him along with my other contract later but I decided I had to pay him for it then. I'm later having him replace my kitchen cabinets because he's done such a great job. As for my back wall, he tore it down and made sure it was insulated properly and then plastered it. He even replaced my backdoor. I'm already saving as there are no drafts coming through. He also re-tiled my kitchen floor with porcelain tiles and did a beautiful job. I had a marble floor installed 8 years ago which had totally cracked up due to the wrong sub-floor. He tore it all out and put in a new sub-floor and this new tile looks absolutely beautiful. One thing about

I've never had a contractor who cared so much that as little mess as possible was left. We're getting together towards the end of November to discuss more work because of course he is busy. I felt so good about him being here when I wasn't here. I work evenings and he works mornings. When I would get up in the morning to run errands I would have to come back and get a few hours of sleep later and he made sure that their radios were always off when I went to sleep.

He gave me the time to get the right color that I really wanted before he put on the second or third coat. Even when it came to the electrician everything was perfect. I decided I would have the thermostat changed in the kitchen area. When it got colder and I turned it on there was no heat. As soon as I called him and told him it wasn't working he emailed me back immediately telling me he would be contacting the electrician. He showed up quickly and fixed the problem. It was such a pleasant experience. He gets the job done and he gets it done in a timely fashion.

This allows him to work at his own pace and hours to coordinate with his other jobs. But his work came in right on time. Very nice person to work with and eager to please and do a good job. Great company, great crews, great prices & awesome work.... I've been using the United team for a number of large projects after the first one went so well!!!! Each of the projects involved a large amount of work (electrical, plumbing, finish work, etc.) and the team handled without issue. The quality of their work is very high (and I'm picky). There were definitely some surprises (old houses) that Junior and team really worked with me on and provided a number of different options. The process of scoping out the overall projects/estimates has been very consistent, professional and without any issues or surprises. They have always been very fair with me in terms of cost versus other companies.
I've been able to establish a great relationship with these guys over the last couple of years. Junior consistently meets my expectations around; quality of work, meeting project schedules/timelines, pricing and the ability to overcome unforeseen challenges. When Junior and team are on my projects I have no concerns, I know they're going to take care of everything. I have a few multi family homes and I basically use them for everything. Anytime I'm in a pinch all I have to do is give Junior a call and he's right there to help (this is really tough to find).
At the end of the day I really enjoy working with Junior/team and wouldn't want to use anyone else. They make you feel comfortable and confident that the project will go well. Beyond the work, these guys are really good guys too. I highly recommend the United team for any projects large or small!!!!
