"Initially I was quite happy with their knowledge and response time. Originally scheduled in February but due to the ice and parking issues had to re-schedule. Second" time we had an appointment they were behind schedule due to inspection reasons. Third time we scheduled an appointment I was told by that they were behind schedule due to rotting wood on some other jobs they were doing. Sent them an email letting them know parking issues had been cleared up from the bad weather and even spoke with local civic parking commission to get them a temporary parking pass. I re-organized my whole house and set up hotel reservations for the third appointment. Cancelled the most recent appointment we had set for May 25th abruptly and by email, did not even bother with a phone call. I have attempted to call them every few days and left messages. Now they do not even answer their phones. I would still like to have the work done.

"They gutted and renovated our small bathroom. They also replaced the subfloor and some plumbing in the wall, which was not originally quoted. So the priced ended" up being 50% more than estimated (quoted $6000, but paid $9000 for labor and construction materials). We paid and provided all the fixtures/tub separately. The owner showed up the first day, but then only his workers came after that. We had no other bathroom and had to use a neighbors so they said the job would be done in 7 days. After the first few days, they didn't show up and we had to complain. So they started coming in every day after that, but mainly in the afternoon and into the evening- which was loud and disturbing for our neighbors. Finally the job was done in 10 days and then the owner showed up just to collect the check. He also had an Angie's List review form printed out and insisted we fill out right there and give it to him. I refused because I thought that was unethical. His workers were professional though and came back to caulk and fix some cracks.

?

This part of Don's answer follows my thoughts exactly:

"You want to deal with a professional person that is selling you a bath that was not working as a cashier a few months ago."

Do you go to the gracery store and ask for someone to cook your steak?  Of course not.  So why would you go to a building supply store and ask for someone to remodel your bathroom?  Rarely will you see a legitimate contractor take jobs from a retailer.  Why?  Because they don't pay much.  Speed is the most important thing to them, along with getting it done cheap so they can maximize profit.  About 10 years ago I worked on a few contracted structures (sheds, garages, etc.) from Home Depot.  They contracted to another company who then contracted people to build them.  At that time they paid a flat $250 for a contractor to pick up the supplies, build the structure on site, paint it, and use their own tools.  By the time the cost of a helper, fuel, tools, etc. was factored in there was nothing left for the contractor.  Anyway, the point I'm making is that the guy who will eventually show up to do the work will be so far down the line that everyone else has already taken the profits (Home Depot, ReBath, possibly someone else, and finally the guy working) that he probably isn't going to care what kind of job he does for you, quality or not.  He likely won't have much experience due to a high turnover rate and any experience he does have will probably be limited to his teachings at that job.  He probably can't answer any building code questions or identify other hazards once things are taken apart and he certainly won't do anything he doesn't have to while it is apart.

Another problem I've heard of repeatedly is that if (when) there is a problem there is always someone else you need to speak to.  You might have to talk to 4 or 5 different people before you can even get to someone that can address the problem.  Now multiply that due to having (at least) two separate companies involoved.  "You need to call ReBath."  "No, you need to call Home Depot."

You hire a general contractor for a reason.  We learn, understand, and keep up on building codes.  We are the one point of contact for all questions and issues on a project.  There is no manager in some other store, state, etc. to call.  You contract a GC and deal directly with that GC, or a site supervisor in some cases.  There isn't a huge chain of command to get through to reach the main decision maker for the business.  In a bathroom remodel you need someone who can do the plumbing, repair and/or move any electrical, install tile/flooring, drywall and paint, trim carpentry, and someone to coordinate all of that.  Sometimes you can find a qualified contractor to do all of those things and sometimes he will sub-contract out certain components (especially due to licensing laws) but you will always have that one definitive person to go to for any questions or issues.  A salesman in a store doesn't visit your home throughout the project to check on the status.  Even if he did, he likely wouldn't now what he is looking at.  The same goes for a retail manager.

Hire someone who specializes in taking care of your home.  Hire based on reputation & knowledge/experience.  You are right that not every customer can be happy so an occassional bad review can be found on just about any business.  Read the reviews, not the grades (they are always biased).  Look to see if the contractor attempted to rectify the problem, not ignore it.  Lastly, unless you want cheap, sloppy work and a whole heap of other troubles, don't hire based on a low price.

?

You gave a good description, but without seeing some photos and maybe even the space itself it would still just be a guess.

A few years ago we replaced a significant load bearing beam to raise it up a foot in the new kitchen.  It was nearly 17' long with a new LVL beam.  For us this was pretty reasonable.  The LVL was about $250.  And maybe 12-15 2x6s, to temporarily support the ceiling joists, were probably like another $75.  The labor was $800.  There was also some finish work done afterward, but that was worked into a much bigger job for the entire floor.

Technically speaking, it is likely that you need to have something spec'd out by an engineer or architect, to calculate load, etc.  I don't know your area but in most places "a mere contractor, GC, or carpenter" is probably not allowed to just rip out a load-bearing wall without someone who is qualified to do the load calculations (which will be VERY conservative.  A brand new LVL will be VASTLY stronger than it really needs to be, but it won't be expensive.  The typical contractor will be like "hey we'll sister up two 2x12s", and not really know if that'll do the trick or not.  I'm not saying that all guys are like that, but ... it is what it is.

What you are talking about is probably at least a bit more involved and I'd love to give a good estimate but it's hard to say without a better understanding of the space.

You may be looking at $1500 - $3500?  It depends on too many specifics that we just can't know without a bunch of photos, and maybe even opening up a wall or ceiling to see exactly how temporary supports could be installed, and where the permanent beam/header could be placed and properly supported.  Your span isn't all that big so if at all possible I would do it without columns - it'll be much nicer.

If I were you I would first have a quick consultation with a "professional engineer".  They are qualified to calculate load etc - and cost a lot less than a full architect.  In my experience, an engineer just wants to provide a quick, proper solution without a lot of extra BS.  My experience with architects has been less than favorable.  Too much drama and expense and he actually spec'd things wrong and my carpenter had to pick up on it.

Sorry I couldn't be of more help.  Good luck!!!

Hair spray is one of those things that is really bothersome.  We've run into this alot unfortunately.  And NOTHING we've found will actually clean it off.  The problem is that if you just paint over it, you still see shiny spots wherever the hairspray was.

Our companie's policy is to prime the area with any bonding primer.  This will seal the hairspray in and not let it affect the next coat of paint.  It would also be a good idea to lightly sand the area first.

Our recommendation for primer would be Zinsser's BIN Spray (red can) and can be bought at most paint stores or home improvement stores.  Other than that, any thing that specifically says "bonding" for a primer should be adequate enough.
?
What I always ask my customers regarding this question when remodeling bathrooms is how good they will be about maintaining and cleaning the new bathroom, especially when the old bathroom is obviously neglected.  If you are one of those people who wipes the glass down after a shower and cleans your bathroom every week or two you really don't need to spend the extra money.  If you are at the other end of the spectrum and clean it when it finally bothers you enough it may not be a bad investment.  I've had customer tell me they can tell a difference compared to their old glass without it and others say it made no difference at all.

S & I Construction did an outstanding job for a great price. Before starting Ayal gave me a very detailed explanation of what he thought the scope of work would need to include in order to achieve the results I wanted, and he quoted very reasonable pricing. Mid-way through the project I was so pleased with how things were going that I asked him ...More to stay on and do more than I had previously planned.
He and his team arrived extremely early and incredibly promptly each morning and worked tirelessly until very late each evening, and they were extremely professional and pleasant to be around throughout the week-long job. At the end of the job there was no hassle about the bill - he stuck to the exact quote he had given me. He and his team went above and beyond to provide me with the highest quality service and outcome. I was thoroughly impressed with their work ethic, skill set and pricing, and as a result I highly recommend Ayal and S & I Construction. Next time I need home repair or construction help I will certainly use them again.

We live in a long, narrow brownstone in Boston. Typical of other small brownstones, our kitchen has been carved out of a hallway creating a galley type space. When we moved in, the cabinets were a white laminate, the refrigerator had been placed close to the living room and storage was limited. From the first minute I met ...More , I liked her style which is warm and friendly yet very professional. After coming to view our space, began to work with me on a redesign for the kitchen. We both felt moving the refrigerator to the far end of the space, not readily viewed from the living room was preferable. She suggested a long (84 inch), series of cabinets with a granite counter top on the wall opposite the sink and appliances. This had three functions: 1) seating for two; 2) a food prep counter top; and, 3)additional storage. It has proven to be a stroke of genius!
I had definite ideas for the kitchen and when disagreed with my ideas, she tactfully voiced her opinion but let me decide. I opted for a built-in oven for more elegance while she suggested a slide in unit. I insisted on a narrow pull-out high "pantry" unit to take advantage of the space between a refrigerator door and a fixed wall. worked to find a perfect unit for that space. suggested open display niches for some of our bowls and pitchers and suggested off setting the glass front cabinets over the sink for more visual interest. Many friends have commented on how much they like both of these touches.
The cabinets were installed by a general contractor but needed a little fine tuning after installation. , the owner of Prestige, detailed a fabulous carpenter to provide this service.
All in all, working with Prestige was wonderful. We have a stunning kitchen with more storage than we ever dreamed possible.

Everything went well until I had a problem with my cabinets and
dishwasher. I had to reschedule the countertop installation at the last
minute, adjust my cabinets, get a new template made and have them cut
an extension piece. This was certainly not their fault (someone
improperly installed an appliance and we had to adjust ...More the cabinets to
fix it) and they were very friendly and worked with me on this. However,
they weren't clear about the cost of the extension piece and sent me a
last minute bill (not even an invoice, just an informal email asking for
an extra $280), urging me to confirm quickly otherwise the installation
would be further delayed. I had already paid an extra $260 for the
second template and felt surprised by this additional cost, which was
for a 1" thick piece of granite to extend the counter and fill a gap.
After trying to contact them twice, with no success, I replied to the
email expressing my dismay at the surprise and lack of professionalism
in their customer service. I felt that they should have a) prepared me
for additional expenses at the beginning and included an invoice and b)
called me rather than emailed if it was urgent. I explained that I
would pay the money but felt "backed into a corner" as it was all so
last minute, and that I would not want to use them for another unit as I
had planned. Their response was a phone call from the shop manager who
insulted me over the phone, told me I was treating my order like
"ordering a pizza" and proceeded to shout at me that this was all my
fault because of the cabinet issue and I had no right to be upset. I
have never been treated with such disrespect by any company where I have
been a customer. After, complaining about the shop managers behavior, I
was given a discount of $130 and an apology. I felt somewhat satisfied
with this and moved forward, even considering giving them another
for another apartment I was renovating.
I also apologized to (who was very nice about the whole thing) for reacting so quickly to the
billing issue, as I don't like being a customer who is unwilling to
empathize with the stress of running a business and the subsequent possibility for
mistakes. That said, when they
finally installed the countertop it looked great... BUT, the installer damaged my sink by
attempting to make it fit into a hole that was cut too small (it was the same sink that was installed during the original template and I did not change sinks in the interim). In the
end, I had to buy a new sink (with same dimensions) and have my contractor enlarge the hole
with a grinder by 1/2" on two sides to make it fit. That was the last
straw for me and I decided not to use them again. After my experience
speaking with the shop manager on the phone, I decided it was best to
leave it be and not complain about the undersized sink opening. Damage
done, it looks and works fine now, moving on.

Update:
I would have given them a B for the problem with the sink opening alone or a B or C for the shop manager's behavior alone, but the combined issues were a lot to deal with. I would like to think that my experience was unusual and will give them a C, only because I want to ensure that I'm being fair.

Excellent work, Great pricing & Extremely professional.... I've used Junior and his team on multiple projects that included; complete remodels, kitchens, baths, painting, flooring etc (my own home & income properties). Basically I've gotten to the point where if I need anything I give Junior a call to do the work. It's not always ...More the biggest jobs (sometimes it is!) but if I give him a call he's always right there. Before I started working with him, I was always concerned about how responsive/trustworthy a contractor would be. After working with these guys for a few years I don't have that concern anymore. Junior is my go to guy.
My last project was a complete gut and refinish a decent size kitchen. As usual the work was completed on time, on budget and the fit & finish was great. They really walk you through what is going to happen and what you should expect. If something does come up they're very proactive/straight forward about what the issue is and give you a few ways to fix it. They definitely give you the feeling that you are part of a team and everyone is going in the same direction.
I don't have enough good things to say about Junior and the team. I look forward to working with these guys in the future and highly recommend them to anyone!!!!
