"I reached out to to do an inspection on a small commercial building I was looking to purchase through my real estate development company." He was unable to do the inspection right away because of a family matter, but told me that if I could wait a few weeks to reach out to him again. I completely understood. After a few weeks I reached out to him again and he said he could do the inspection. Great I said, get me a contract asap since I am running low on time for the due diligence phase before closing. sent me the contract to do the inspection over the weekend. I called the office on a Tuesday to schedule the inspection and was told by the office manager that he could do the inspection on Friday. Great! I said please put me down on the schedule and I will confirm later because I need to see if we can get access to all the tenant spaces. The office manager told me that they needed the deposit check for 1/2 of the inspection fee ($1500) before did the inspection. I told her I would put it in the mail to make sure they got it by Thursday. She also told me to bring the remaining amount to the inspection on Friday. I told her I thought that was a bit unconventional to pay the whole amount before the inspection was even completed, but I said I would bring a check for the remaining $1500 to the inspection to give to when he was finished. I called the office manager back later that day to let her know that I still hadn't heard confirmation from the building manager, but that I would let her know as soon as I did. On Thursday at about 2pm I call to confirm the inspection and the first words out of the office manager's mouth were "We never received your check". I told her that I had put it the mail and it supposed to be there that day. She then said "No check means you have lost all credibility with us, Bye Bye" and hung up on me. It was the most unbelievable conversation I have ever had with a vendor. Totally unprovoked and so incredibly rude. I couldn't believe it. I went on USPS to check the status of my priority mail package and it said it was on a truck to be delivered that afternoon. Later that night I went on USPS again to see if it had been delivered and the package had been sent to instead of Lynnfield, so it was now scheduled to be delivered on Friday morning. Not that it mattered at this point. The next morning the office manager calls me. I was in a meeting so I don't answer, but she leaves a message on my phone saying that they received my check this morning and it is a personal check (which is false, it was a company check it was just regular sized, she apparently didn't read the heading) and that is was an out of state check (true, because the company buying the property is based out of state). She said they don't take personal checks or out of state checks so they were mailing my check back to me and good luck with my building. She had not mentioned either of these things when I originally talked to her on Tuesday, if she had told me then that they don't take out of state checks I could have arranged to wire them the money. I am still at a loss for what happened and why I was treated so incredibly badly. The only think I can think is they didn't want my business. If that was the case, why didn't they tell me that a month prior when I first contacted them?

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.  
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors 
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps) 
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

is great! Just like everyone else said, he was already there before me. He inspected the outside and perimeter eter and roof. He is extremely friendly and professional. There were a few issues he found and I had the seller fix them. I found him on Angie's list with an A rating and now know why. I would definitely use his services again.

The inspection went well. It went so well that we decided "not" to purchase the property. Items pointed out included inadequate roof membrane (poorly done), water intrusion into the foundation, bathroom vented into the attic, cracked roof rafters, incorrectly sloped patio, decaying driveway pavement, rodent droppings ...More in crawl spaces, raised basement floor with 2x6's (not sure if the water flowed beneath), non sheet metal protected garage entry door, improperly installed garage ceiling insulation (not covered by sheetrock), etc. The list goes on. took photos of all the faults and included them along with a well structured report. When it was all said and done the property seller was not a happy camper and eventually sold the property to others for a reduced price. We just did not want to take on all the repairs required.
So bottom line is if you want a great home inspector, is your man. He is honest and straight forward. My wife and I highly recommend and his excellent service. Plan to use him again once we find another property.

They were very accommodating to my schedule as well as a last minute change due to needing access to a neighbors unit. He arrived promptly. I got the report promptly and it was detailed 10 plus pages. It was also my first home inspection so I didn't know what to expect. But what really impressed me was when I read a friends home inspection ...More report. Ispys was 10 times better- there was no comparison. Ispy was more thorough and better written. Example would be ispy had a paragraph with photos about the fuse box and what was wrong and why it had to be redone. Theirs had one sentence saying the fuse box needs upgraded. That was it. Ispys had great pictures and pointed out nuance things a homeowner would like to know such as outlets are tired or bathroom fan needs cleaned. I have lived here for months now and I have yet to find something ispy did not find. The nuance things were right as well. I had to replace all the tired outlets as stuff wouldn't stay plugged in. I'm more impressed now than I knew I should be at the time.

arrived promptly at 9am and did a 3 1/2 hour home inspection of a 2,000 sq. ft. house. That evening, delivered a 90-page report with 100 (!) photos outlining issues with the house.
Walking around with during the home inspection was a huge learning experience. He clearly ...More explained what he saw and why it mattered. The photos that he took are enormously helpful. A photo speaks a thousand words, and the 100 photos he included in his report are an incredible reference for me. I am able to see, in an organized manner, all the problems that exist and then properly prioritize them.
The home inspection was very thorough. He discovered undisclosed termite damage, gas leaks, faulty wiring and many other issues. The price of $725 was higher than other home inspectors, but the quality of 's work merits it. I found his work to be an excellent value.
