"I dropped by & Window this past Saturday morning, looking for some help with getting a screen for a double-hung window I have in my" condo. I have no experience in windows/doors, so I figured I'd try a small, independently owned business instead of the big box retailer. I thought, perhaps, that I'd get some personal attention; some expertise; some good advice how to best proceed. I could not have been more wrong. I was "assisted" (if you even use that word) by a probably late-50's gentleman with a white mustache. I began by explaining that I had one window in my condo that (a) is not the same size as any other window in my condo, and (b) for which I do not have a screen. The gentleman insisted that he "has to have a sample" in order to make a screen, which I indicated was impossible for me to obtain. I told him that I had undertaken precise measurements, to which he responded: "We can build it for you, but it's 100% your risk if it doesn't fit". Fair enough, I suppose, but not exactly the "how can we help you with your problem" one expects from an expert in the field. I went on to ask several general questions of the gentleman "what are the locking in/securitization methods commonly used"? What are the advantages/disadvantages of a half-length versus full-length screen? What purpose does the cross-bar on a screen serve? None of these questions were specific to my window, but his increasingly condescending response was the same: "I can't tell you that." "I haven't seen your window". "You don't have a sample". It's almost as though he thought he was taking on some great liability by providing answers to GENERAL QUESTIONS about window screens -- a field that this company holds itself as being professionals in. It's almost as if the entire interaction was animated by a terror deep within him that he'd make a screen for me that may not precisely fit -- which I acknowledged again and again was fine with me. (Though, again, you'd think someone in the service industry would try to HELP a potential customer with a problem). I threw my hands up and left. Never again back to this place.

" 's estimate was higher than others', and the reviews we read here and on Yelp indicated that can be easily" insulted and quirky, but we picked them anyway because their schedule met our needs, seemed to have a good eye for design, and because the carpenter ( ) and plasterer ( ) got good reviews for quality. I can confirm that does have an eye for design and project planning, and that 's rough carpentry and 's plastering work is very good. However, I would strongly caution anyone against hiring this company for crown molding, or probably any other kind of finish carpentry, and I would generally caution anyone against working with unless you get all of your expectations about the quality of the work committed to on paper. Ask lots of questions about the specific skill set of the crew for each bit of work, and exactly what the finished results will look like, and what they will do if things don't end up that way. Buyer beware. I went to the project site several times to inspect progress. The rough carpentry and plastering were done nicely. On my third trip, to see the freshly installed crown molding, I could see that it had not been mitered at the correct in several corners, such that the edges lined up unevenly. This left a "lip" in some cases where one extended past another, and a "gap" in other cases where some or all of the didn't meet the of the neighboring piece. In still other cases where the crown molding was just supposed to stop rather than wrap around a corner, there was a gap between the "return" piece and the wall. Finally, along the length of the crown molding, there was a clearly visible gap where the crown molding meets the wall, in some places as much as 1/8"-1/4" wide, which was very visible from most vantage points. I called as soon as I saw these issues and he assured me that this was just the roughing-in step, and that they had a whole second day reserved to fix up everything with caulk (tubes of DAP). I expressed concern that some of the gaps seemed rather large to fix with caulk, and that I didn't understand how mismatched edges (particularly protruding corners) were going to be fixed with caulk and leave a smooth, paintable surface. He assured me it would produce a good result. That evening after work I researched crown molding installation issues and learned that caulk is indeed a standard solution to very small cracks, but that professional-grade work doesn't require a lot of caulk, especially not in corners, where the two mitered edges are supposed to line up without a big gap or a lip. I wrote an email explaining my concerns, and in the morning we talked on the phone and agreed to meet at the project site. This is the point in our project where started to exhibit seriously unprofessional behavior. When I got there, he was removing masking tape from the floor and first just ignored me while I crouched next to him saying hello. (Update 11/24 - the tape appears to have permanently marred the floor in that one location, which I didn't notice until two days later.) I started walking around the rooms inspecting the crown molding and joined me after a few minutes. We agreed to walk the whole apartment together. Many of the small gaps between the lower of the crown molding and the wall had been effectively sealed with caulk, but there were still small gaps along some of the seams, one whole room hadn't been addressed at all, and the largest gap (a 1/4" gap about 2 feet long) was still just as wide. I mentioned that my online research said that for gaps this large, one needs to use plaster to re-grade the wall to meet the molding. didn't respond. As we walked through the apartment, he trailed sullenly behind me by several feet, sometimes looking at his feet or out the window as I pointed at various spots, calmly pointing out mismatched edges. I said some were so mismatched that they might need to be recut if it's not possible to make the mismatch disappear with caulking and patching. said nothing. We got done walking the whole apartment and then we were interrupted by a phone call I'd been waiting on. When I tried to resume the conversation, said they all needed to get to work, and didn't I have to get to work, too? I told him yes, but that I wanted to know what his thoughts were on the various issues I'd pointed out. He said curtly that they would spend some time that day fixing those spots as I wanted, in addition to re-placing the doorbell ringer back where it goes (which had left an exposed hole in the wall), and cleaning up the project site. Then he opened the door for me to leave. Seriously unprofessional. Later in the day he called and said they were done, that the only thing left for them to do was to install some folding closet doors that hadn't arrived yet. The next morning I went to the project site again, and noticed a few improvements, several remaining deficiencies, and a few ADDITIONAL issues. Along the length of the crown molding, most of the thin gaps had been effectively filled with smooth caulk, with no leakage onto the adjacent wall. The 1/4" gap was filled with caulk, too, and it didn't look good. A couple of the corners looked better, but many did not. He said they had used plaster and sanding to re-work the mis-matched corners, but I saw no evidence of this, just caulking and clear glue. Indeed, several corners looked WORSE than the day before because there were now big globs of plasticky caulking on the surface of the crown molding, and even smeared on the walls below in several spots. The doorbell ringer had not been moved back into place, so there was a clearly visible hole in the wall above my front door. I also noticed two things that had escaped my attention previously: some newly installed baseboards produced very poorly matched edges, such that both have a very visible "lip" of wood protruding past the adjacent piece; and a bit of trim that was supposed to be installed around the top of a support column was missing. So I called again, and told him that some things definitely looked better, but also explained the issues I was still seeing. I started talking about the crown molding, and he flatly stated that they are "DONE dealing with the crown molding." I said it's not done, though. He said they're "DONE with it!" and that I'll "have to hire someone else" if I want it fixed any further. I told him I can't pay him his last installment if the work isn't done, and he said fine, and that he would return the spare keys he still had. I sent him a follow-up email with photos showing examples of the problems I was still seeing with the crown molding, and also detailed the other few items that still needed to be done (the folding closet doors, the doorbell, the column trim, and removal of a small pile of construction debris from my back porch) and said that, independent ofthe crown molding issue, these items needed to be done or I would consider him in breach of contract. I also wrote and posted the first version of this review, ending with "I hope to update this later with a more positive outcome." The next day I'd arranged to start painting with two friends - I planned to start with the ceilings in the hope that the crown molding issue might yet be resolved. emailed and called to say that would be back to deal with the four items I'd emailed him about. I said fine. showed up and started working on those items and our little painting crew stayed out of his way. An hour or so later, showed up and was suddenly civil, even cordial, asking if we might talk privately somewhere. He asked if he might hear my concerns again. This time he listened. He asked clarifying questions. He got up on a step ladder to look closely at what I was talking about. Ultimately he decided to send on to the next job while he, , stayed behind to give it a last shot with the crown molding, using caulk and Patch-n-Paint. It was like talking to a completely different person. Admittedly, at that point I was so concerned that I'd be left with crappy crown molding that I ratcheted down my expectations. I didn't bring up the two-foot-long, 1/4" gap between one wall and the crown molding above it, which had stuffed with a thick bead of caulking and which is still clearly visible as a cheap fix. I gave up the idea that anyone was going to recut the two bits of baseboard that meet very poorly at two corners. And I was willing to accept any amount of improvement in the worst of the mismatched crown corners. To 's credit, he did a good job fixing almost every problematic corner, spending several hours sanding, patching, caulking, smoothing, and removing most of the glops that had been messily smeared on neighboring surfaces. (The next day I did a few more touch-ups to the crown, and still need to revisit the baseboards to see if additional patching and sanding will bring them in line, but it's WAY less work left for me to deal with than before.) So then I had to wonder why this was all so contentious and difficult in the first place. I never raised my voice or was nasty in any way that might warrant such unprofessional behavior. It was confusing when he suddenly switched 180 back to the civil, agreeable person I'd met on day one, offering me a handshake and asking "Are we OK?" It reminded me of the time I lived with a manic depressive roommate for a year - you just never knew which person was going to be there when you got home.

Hello - I hope my answer will help point you in the right direction.

 

The reason you're having a hard time getting clear information is because there are hundreds of companies saying their window is the best. There are probably millions of different features you can choose to have for your windows and in price ranges from $169-$1200 (per double-hung window).

 

I've been in the business for 15 years and have seen many different window products from many different dealers and manufacturers. This all comes down to: "what's important for you and your home?" If you want a strong warranty from a company who has a full-time service department to give you piece of mind and service your windows should needs be, or are you looking at only those companies who offer true wood interior windows that you can paint or stain to match the home decor? Whatever is your hot-button, then that's where you want to start.

 

I would recommend you first choose how you want your new windows to look. Wood-interior with vinyl clad is only offered by certain companies, while there is a vinyl woodgrain finish to give you similar results without the maintenance. If you're only looking for a white interior and don't want the maintenance, a fiberglass or vinyl window would be the best choice from what is offered in the market today (vinyl will be less expensive - not necessarily cheaper quality). If you are going to change out a window to a french door and a door to a window, then you WILL NEED to find a contractor with some carpentry experience. Some companies will tell you upfront that they do not handle those sorts of remodeling projects due to the complexity and time it would take to get it complete.

Get your roofer back out there.  Course of shingles above the window need to be pulled, self sealing flashing, drip caps, and counter and step flashing are going to be required here. 

 

This is a flashing issue as the window connects to the mansard roof surface. 

 

Condensation and a leak are two different and very noticeably different (i.e. volume) things.

 

Flashing and roofing on Mansards can be tricky but is sounds very much like a roofing issue.

For a broken window (or leaking seal in multi-pane unit), for a standard roughly 2x3 foot window, can run from low of about $75-125 for single pane to more like $200-300 range for triple pane, depending on construction and any special ultraviolet or heat reflective coatings. If a removeable window unit, of course cheaper to remove it and take to replacement glass place then have them come out, measure glass size, order glass unit, then come back to install.

 

If taking in yourself, commonly they can do single-pane in an hour or two, but count on a week or so typically for sealed double or triple pane unit to come in, so you will have to seal the opening in the interim. That is an advantage of having them come out - they measure and determine type of unit on first visit and can seal with tape and plastic sheeting (if you have not already done that), then come back with new unit and install a week or two down the road - but you are not stuck with an opening in the wall for a long time.

Much easier to scratch and typically not as good a finished quality as compared to glass.

I had talked to two other contractors and they were way off the hook with their pricing. came in and said it was no problem and he could get that done for me. After he decided to do the work for me, I had a leak come through a skylight. I was about to leave town and I told him about it to see if he could check it out for me. ...More He showed up the very next morning and went right up on the roof and fixed it. He said I could pay him along with my other contract later but I decided I had to pay him for it then. I'm later having him replace my kitchen cabinets because he's done such a great job. As for my back wall, he tore it down and made sure it was insulated properly and then plastered it. He even replaced my backdoor. I'm already saving as there are no drafts coming through. He also re-tiled my kitchen floor with porcelain tiles and did a beautiful job. I had a marble floor installed 8 years ago which had totally cracked up due to the wrong sub-floor. He tore it all out and put in a new sub-floor and this new tile looks absolutely beautiful. One thing about is if he says he's going to be here, he will be here. If he can't make it then he will call ahead. He really cared for me which was incredible. I've never had a contractor who cared so much that as little mess as possible was left. We're getting together towards the end of November to discuss more work because of course he is busy. I felt so good about him being here when I wasn't here. I work evenings and he works mornings. When I would get up in the morning to run errands I would have to come back and get a few hours of sleep later and he made sure that their radios were always off when I went to sleep. Constructions is the best and I've had my place for 18 years now. I've had three contractors in the past and I would never call them again. The gentleman had sent to do my painting was named . I had picked an outrageous orange for my accent wall. As I was leaving I wasn't sure about the color. When I got home, the color was all wrong and I had made a huge mistake. We discussed what could be done with the wall. About 5 days later asked me if I had decided on the color I wanted. I said just stick with the original color. He laughed and assured me that he wanted it to be something I would like. He gave me the time to get the right color that I really wanted before he put on the second or third coat. Even when it came to the electrician everything was perfect. I decided I would have the thermostat changed in the kitchen area. When it got colder and I turned it on there was no heat. As soon as I called him and told him it wasn't working he emailed me back immediately telling me he would be contacting the electrician. He showed up quickly and fixed the problem. It was such a pleasant experience. He gets the job done and he gets it done in a timely fashion.

A few examples: I had one small kitchen window looking over my backyard and the contractor was going to keep the same size window, but put in a window box. said your backyard is lovely and you should see it, so why not put in three windows which would also allow much more light. Great idea! Another example: I have a very small den off the kitchen and it had three small windows, which the contractor had suggested replacing with one large picture window. said the three small windows that you have perfectly fit in this small room and if you put in one large window, you would be looking at your neighbor's old shed! She suggested keeping the windows and with the money saved to buy a beautiful French door for the den leading out to the backyard. What a difference! I had the upstairs bathroom completely gutted by a different contractor. Once he met , going forward, he discussed everything with her and commented to me how fortunate I was to have found her. I absolutely love my bathroom and so many of my friends have raved about it. I could go on and on, but I'm sure you get the picture.

I had the original backdoor to my house that was allowing frost to enter my pantry and was extremely drafty.
The new door looks like it has always been there. and did they work and they were extremely ...More detailed oriented and wicked professional. They asked me how I would like thing done in regards to fine detail.

is a little high on the price point but for the quality of work and products, it is well worth it.
I WILL be calling again to do some more work on the rest of the building once funding allows.

I bought my home almost two years ago and was informed that a new bulkhead had been installed two years earlier by when I bought it. I soon discovered that they had installed it incorrectly as it was leaking. I contacted the company who proceeded to inform me that they warrantee was non-transferable (talk about not backing up ...More your own product). They said they would come and check it out if I left the bulkhead unlocked. They never showed up and I didn't hear a word from them until three months later I got a call from a woman trying to arrange a time for her to come and take measurements for a new bulkhead. I informed her of what the actual situation was and she said she would make sure the right people called me. 9 months later I send an email to their email address outlining all of this. No response. Frankly, I am a busy person who has better things to do with his time that chase after a contractor who did a shoddy job with my bulkhead and didn't properly waterproof it.
