was AMAZING!! We hired him to do a home inspection and radon test for a home that we were under contract to buy, and it could not have been a better experience! He showed up on time, and went through the house with a fine toothed comb. He showed us everything he found, and explained it to us in plain English. He thought he would be there for only 2.5 hours, but ended up staying for over 4! arrived on time. Inspection took 2 hours 45 minutes. After each area of the home was inspected he showed me what he'd found. He was very courteous and knowledgeable. He also showed me where all the emergency shut off valves were. The next day he emailed me an electronic copy of the inspection report. There was a web version and a PDF version. There were photos of each problem that he'd found. Made it very easy to email the PDF version of the report to the seller so they could fix problems.

was friendly and on time. He provided a 24 page report with pictures and walked us through his inspection. He, unfortunately, missed some items that have turned out to be problematic. We had water in our basement only two weeks after moving in. While this certainly isn't his fault, there were some things that, in my mind, should not have been missed. The basement windows were not finished and there was a 6" gap at the top each one, leaving the top of the window, the insulation, and everything else in the wall exposed to the elements. All of the french drains at the bottom of the window wells were also visibly clogged -- no special cameras needed. A 1 foot high berm of mulch surrounded the yard, preventing any water from fully draining away from the house. The only way to walk into the backyard was to step over this berm that crossed the side gate. While I'm not a home inspector, I would have thought that he would have taken a look at the gutters which he would have found to be 100% clogged. However, in my line of work, I do know to trust but verify. The previous home owners claimed that the water that came into the basement was simply due to the cover being blown off of the window wells. In reality, there were many contributing factors, several of which could have been easily spotted.
Other issues with ground drainage should also have been easily spotted. The downspout for the front gutter was simply stuck about 2 inches into the dirt. The neighbor's downspout which buts up against our wall (we're in a townhouse) drains right next to the exterior wall. The patio has settled over time so that the slab next to the house is angled so that water drains towards the house. Previous owners have made this even more obvious by sloppily throwing some concrete into one corner.
Another less significant, but still aggravating issue was the fact that the microwave was not put on a dedicated circuit. A

test of "what turns off when I flip this breaker" would have discovered this. When the 1700 watt microwave was on, the light over the

was on, and the first floor lights were on, 26 amps were being drawn through a 20 amp breaker. Yes, all of these were on the same circuit. Fortunately, the breaker worked and tripped.

did inform us of some work that needed to be done on the chimney. Unfortunately, he vastly understated the amount of work that needed to be done. I wish he was right about the point-tucking work, but as we've come to find out, the whole top needs to rebuilt.

Interestingly, our insistence on this was met with some resistance by the agent, and of course the owner. I don't know how hard I would have pushed without

don't use your Realtor's recommended inspector, as they may depend financially on the work provided them by the agency.

At that time, he quoted me $500 + $75 (for him to walk through another property with me because I was considering purchasing that one as well. I am an investor). So I was fine with the price that he quoted me. On the day of the inspection, I was a few minutes late to the property and then I got a call from Mr.

He promised me that he was going to send it to me that very evening so I waited until the next day to check my email and still did not see the report. I then called him repeatedly and left him messages and he finally called back saying that he is a perfectionist and is very detailed with his report and he is going to send it to me shortly....And so the shortly came and went and it has been now more than 5 days after the inspection and still no word from him. I do not recommend this person at all. He is a fraud. I called me credit card and disputed the charge due to the fact that he did not perform the services he promised to perform. So I will get my money back. It's just very funny because throughout the inspection he was criticizing this and that and he was saying if he had been the one working on it, it would have been better and he's such a perfectionist that he wouldn't be able to sleep for a month if he didn't complete something to it's perfection. HAHA....he must be losing sleep right now. Do not use this person. Spend a little more money and find someone who is willing to do what they promise you.

The job was to take 3 weeks and we would need to vacate the house as the water, gas and electric would need to be turned off. This repair took place in the actual center of our house, also limiting our access to other floors and rooms. Once the floors were taken up and demolition completed, it was obvious that the problem was larger than could be seen initially. In the end, 16 rotted joists and 3 cross beams needed to be removed and replaced. The two walls joining the kitchen and the powder room were rotted and also needed to be removed and replaced. There was a huge amount of related work (tile, baseboards, plumbing, electric, etc.) that needed to be completed. Throughout the entire job,
