On Aug 6th, I returned to the rental (which is empty), and found that the carpet looked exactly the same as it did before cleaning. None of the stains were removed or even any lighter. All of the steps were completely dirty as before. In fact, there was no evidence of any cleaning whatsoever.
I immediately called
and asked that one of them come back to evaluate the situation.
stated that he would return on August 9th to look at the carpet and decide what needed to be done.
On Sat Aug 9th,
called me and stated that he could not meet me at the house that morning because of traffic. I asked him to meet me there later in the day or to pick another day. He stated that he would prefer to issue a full refund than to come and look at the problem. I told him that I would accept a full refund or he could come evaluate and remediate the situation, and that either was fine with me. He responded that he would "call me later."
did not call me back.
On Mon Aug 10th, I again called
and asked him to come and evaluate the rug and decide what needed to be done. Again
told me he "would call me later".
did not call me back.
On Weds Aug 13th, I texted
two pictures of the two large stains that looked unchanged from before he "cleaned".

"I can meet you at the house on Friday at 9a for you to pretreat the stains, or send me a refund check for $175.00 so I can hire someone else. Either is fine with me, thanks. Mailing address is
Parkway Baltimore MD 21211. Let me know which option you are choosing so I can hire a different company if you choose to not come back, and you will refund the money."

"You did not call like you said you would. New tenants moving in tomorrow. Since you have not made yourself available for past 10 days to see the problem with your work, I need a full refund so I can hire another company to have carpet cleaned immediately."

"U said fri now its different i will talk 2 u tonight about it i will call u"
Aug 14, 2014, 2:35p:
"You offered me a refund on last Saturday when you could not come to evaluate the problem. You have made me wait repeatedly and said you would call and did not. Kindly stick to your word and refund the money so I can get the job done."
"Please have the check dropped off at the house by Monday morning. If not I will need to seek help from the BBB. Is is inappropriate that you have failed to evaluate the problem for 10 days and meanwhile deposited my check."
:"Like i said ill talk to u this evening"Me:"You said that yesterday and never called. You said that Saturday and never called. Kindly refund the $175 as you indicated. I am done waiting for you."

August 15, 2014, 10:06a: I sent another photo of the rug stains.
"Once again you said you would call and didn't. Since you have not made yourself available to evaluate and address the problem, I expect a full refund at the house no later than Monday."
Aug 15, 2014, 8:08p:
"Stop calling me or im gonna telephone missuse and harrasment u will only b refunded price 4 deep clean as per contrast 8o dollars no more and stop demanding things doesnt work like that and call bbb or the president but last reqest stop calling me or i will file charges i have all
info to do so."
"You just threatened me. I will make a note of it and share with the BBB. You need to issue a full refund because you refused to come evaluate the problem and propose a solution."
:"Nobody threatened i just told u wat will happen i will use my rights if anymore calls from u as advice of my attorney again stop harassing me."Me:"It is not harassment for a customer to ask you to come evaluate your work. I suspect you did nothing but cash my check. Your refusal to evaluate the situation speaks to the kind of business you have. I welcome you to consult with your lawyer. He or she will advise you to issue a full refund. I have appropriately exercised my right as your former customer to ask you to evaluate the problem with your work. You failed to do so for a prolonged period of time and refused to even schedule a time in the future to come evaluate the problem. Therefore, I am within my rights to seek a full refund. Since you are now refusing a full refund (even though you offered me one on Saturday), I am within my rights to appeal to the BBB for assistance. Furthermore, stating that you will use a customer's personal information against her, information that you have because she was your customer, is a clear threat. The fact that I am alerting you to the fact that I plan to seek the assistance of the BBB in dealing with your threats and your failure to evaluate and remediate the job you were supposed to do does not constitute harassment. It is what a customer is supposed to do in these types of situations. Please let me know if the full refund is coming today or if I need to seek assistance from the BBB. Thanks"

It went amazingly well! Not just "went well considering" but " went well, period" I would never have thought the areas that had been so conspicuously stained could have been completely clean.
The technician arrived on time, explained what he was going to do and how his price worked with Angie's $149 for 1250 sq.ft., and we were happy to pay, as we had agreed on the phone, for extra pretreating to
off future staining and odor problems that might arise with an elderly disabled tenant.
We had moved the heaviest furniture, but he worked around or moved the rest, and did an astonishingly quick job. He was in and out within two hours.
Every visitor in the week since has asked for

The service provider uses a very up-to-date machine that cleans the carpets very fast and it does mostly a very good job except near the walls etc where the machine can not get close enough.
