"What attracted me to them was their advertisement. It was a very striking and it indicated chemical free and something regarding pets and I have pets. The carpet" turned out well. They have this treatment where it dries within an hour. They are very people friendly and if you direct them to an area they will do it without any attitude. They are very cooperative. I think the price was reasonable. the responded on the first call and made an appointment within two days and they showed up on time. They are professional people.

-Jesse E.

"Such a great experience. They took care of me all the way, letting me know what each aspect would cost. They delivered ahead of schedule. In addition, they were" particularly kind to me and my chemo brain (not being able to remember anything and getting confused over dates!).

Four Tips Before Getting a Professional Upholstery Cleaning

A professional cleaner isn't necessary for every kind of furniture mess or soiling, but there are times when it's the best choice. Here's what to consider before you hire a professional upholstery cleaner.

Upholstery cleaning

You can save money cleaning upholstered furniture yourself, but you can also make things worse if you don't know what you're doing. Learn what to do and what not to do.

Angie's Answers

I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

1. It's important that I find a good one
2. I'm not an expert enough to know myself who is a good one
3. The industry is full of advertisements and misinformation
4. I wish I knew what experiences other people have had

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

Todd said it best.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

Good luck!

I've used them twice, and I've had good experiences both times. The owner and his staff were very helpful and friendly, and I couldn't have been more pleased with their service. I especially liked that they were able to avoid cutting a hole in the rug for the plug.

First, I appreciate that they are sooooo easy to reach. Couple other companies I tried, I went straight to voice mail (with no returned call) and others, you have to navigate their phone menus...at

...it was so easy...a human (nice one too) answers when you call during business hours. And I left a message 10 minutes before they opened to change my appointment and I received a call back within 5 minutes. Impressive!
The actual cleaning service was great too.

was our tech. He was careful w/all furniture, removed all stains. Really happy w/the quality of service. I was honestly hoping it would be a little less expensive, but after he left I felt that the cost was fair for the amount of work done. Nice company, would use again!

This cleaning went very well. They were on time, very nice and did a good job. I added the sofa and chair when they arrived and there was no problem with this. THe carpet looks so much better and the stairs also. They checked back about if I was happy after and we talked about redoing the stairs since they were so bad. This has not happened yet but I am hoping they will follow up.

I was told that someone would come between noon and 4:00.

I called to make an appointment and spoke with
Austin Upholstery Cleaners Provider Name Locked
, one of the owners. She was very pleasant and knowledgeable, and I was able to set up an appointment for later that week. Two technicians arrived during the 1 hour window given when I booked, and they worked quietly and efficiently and were conscientious about leaving the rooms in a good state. The citrus based products had a pleasant odor, which has faded over the past 10 days. The pet odors seem to be gone.

Our living room furniture had been through the ringer with two young kids in the house and had never been cleaned. The

guys did a wonderful job making our dirty,

furniture sparkling clean. It gives me such peace of mind to know that the kids will be playing, sitting etc on clean living room furniture. The guys were very prompt and very quick, and could not have been nicer!

was very helpful too discussing other aspects of our home that might need cleaning. In the end, he recommended not cleaning our dryer vents or grout because it was unnecessary. I really appreciated that he was giving me his honest professional opinion, and not just trying to make a sale like so many other guys. To top it off, the guys cleaned another (white!) sofa on the house. All of this for a very reasonable price. I'm impressed.

was great! A pleasure to speak with on the phone, explained everything he would do, and actually DID everything he said he would plus! My wife was the one to meet him at the house and had nothing but great things to say as well! the carpets looked great and our couch looked brand new!!

is a true professional and an independent business man. He worked carefully and even told me not to clean one of the area rugs because it would ruin it. This was a big job, and he worked methodically until all pieces were done.
