" and Nic came out today to talk to me about a house I'm under option to buy. They listened patiently as I explained my position and my ideas for bringing the house up to modern standards. (It's an old 1930s bungalow with somewhat atypical construction.) They had great suggestions regarding the specific sequence in which improvements needed to be made in order to avoid problems and extra costs down the road. They were also able and willing to 'ballpark' figures for a number of projects that would have otherwise required a handful of different specialists, i.e. plumber, electrician, HVAC and roofing. This was especially important to me as I try to assess the overall feasibility of this purchase and its required repairs.
What impressed me most was that they were able to see my situation from my exact point of view: that of a potential buyer. They understood I was not yet committed, and just looking before leaping. Even if I don't go through with the purchase, I definitely learned a lot today. And if I do go through with the purchase, I have no doubt my remodel will be in very good hands."

"We'd lived in our house for over ten years, and sadly in addition to a lot of things that were structurally wrong with the house when we bought it (incorrectly installed cricket on chimney, insulation missing, flashing wrong, upstairs deck built all wrong), we hadn't properly maintained the house and it was really close to falling apart. The chimney was pretty much gone, the masonite siding (common throughout our neighborhood) was cracked and peeling in a lot of places, and as and Nic later pointed out (and showed me...they are extremely committed to educating home owners during all phases of building), we were maybe a year away from getting serious structural damage. As it was, Property and Maintenance LLC (or as they prefer to be called) arrived just in the nick of time.
At the initial meeting when they came to look at the house to complete their estimate, these guys literally spent 90 minutes walking around the house, pointing out each problem area, telling me what needed to be done, and giving me a thorough education about what to expect from any estimates I would be getting, including common pitfalls that less-than-scrupulous builders might try to slip into estimates...warning signs (such as anyone telling you they can install siding over old siding, which believe it or not happens) and questions to ask in getting estimates. I could hardly believe that the owner and his partner personally spent so much time with me. They seemed (and later I was able to confirm that this was in fact the case) to ACTUALLY CARE about the work. is passionate about remodeling and building. He loves his work. He actually loves it. He gets excited talking about it, and that enthusiasm is contagious - clearly, it's not just his profession, it's his hobby, and he will talk about every minute detail if you're interested. If you're not (my wife wasn't), he won't inflict a lot of information on you, but if you want to learn every detail about what he's proposing to do and why, he'll share that knowledge with you happily.
I got a few estimates after I met with these guys, but to tell the truth I knew in my gut after that first meeting that was the company I was looking for. Emotionally I knew it because of their deep knowledge and enthusiasm (and their complete lack of any kind of cheesy sales pressure or "upselling"...I never once got the feeling they were trying to "sell" me anything, and believe me that is rarely the case with companies I've hired in the past). But intellectually I understood that these were the right guys for the job because the logic of what they were telling me made perfect sense. I could clearly see why the flashing was resulting in water being trapped and having nowhere to go but into the woodwork. I could understand that the way the trim around the windows was installed, the water would flow to the bottom piece and be trapped. Their explanation of why circulation in the roof was inadequate, resulting in horrible cooling bills, was just common sense. It horrified me that all these years these defects in our house had been working against us. But I knew that these guys were right for the job, and after a few mediocre/bad estimates proved it I hired them for the job.
Well, I won't belabor the process described above in the work that they did - I'll simply say that everything listed above was completed on time, on budget (and they refused to accept payment for overages, even when I offered to kick in a little extra - I am NOT kidding...wrap your mind around that), and everything was done beautifully. Perfectly. With attention to minute details. I work from home, so I was here the whole time, and while I certainly didn't stand outside and "supervise" or scrutinize them, I can tell you they were incredibly professional. The work didn't stop except for lunch. They didn't play blaring music, they didn't smoke ( tells me they only hire non-smokers), they didn't trash the yard, they cleaned up and secured the property everyday...in short, they were as good as you could possibly hope for. They were friendly, and clearly they shared 's enthusiasm for and commitment to quality work. told me he'd been working with these same guys for years, and you could tell...they worked cohesively as a unit, and it showed in the completed work, which was uniformly excellent.
There were a few times that problems/damage surfaced that wasn't in the estimate (problems with the upper deck, and with the support under the siding between the garage doors). In those cases, came to me immediately, explained the problem, offered his suggestion for addressing it and provided a revised estimate for that repair. Again, it was all very professional, and again I didn't feel like it was upselling in any way, because could show me the damage, walk me through the implications, and make me understand what had caused it and the solution. In each case, the additional repairs made the house stronger and made me more confident that I had selected the right company.
So yes, I can tell you that I was delighted with the final result. The house is beautiful, all the work was done with utmost professionalism and superior quality (I don't get the sense that any corners were cut at all...and I have gotten that feeling in the past with other contractors, especially the shady company that replaced our roof and patched parts of our chimney after a hail storm several years ago). I can attest to all that, but what I'd like to take a moment to mention all the extras they did, above and beyond what they contracted to do. Yeah, that's right...they delivered more than they promised. Countless little things (and some not so little things) that they just upped and did in the course of their other work. For instance, leaves. Our house is surrounded by trees, and the leaves are a never ending battle, a battle that we're constantly losing. Well, without being asked, because it would make it easier to make sure there were no nails and materials left behind under leaves for us to step on later, they raked the entire property, and removed about 18 huge and densely packed bags of leaves. The property, for the first time since we moved in, was leaf-free. You could walk around the house again. Can you imagine how much a landscaping company would charge for that? I can...I've tried to get the leaves removed before, raked them myself and hired people to do it. It's a pain, and it's expensive. But didn't even include this service in their estimates, and provided this service just in the course of their work without being asked (though they did ask our permission just in case). They also cut down and removed three or four nuisance trees that were growing around the house...those kind of scrub trees that just will not die. Removed, and not a problem now. Again, free of charge.
I mentioned that after they fixed the problem with the garage that the front door and door to the garage weren't sticking as much as they had been. was puzzled by this because it shouldn't have had any impact on that. On looking at the doors he concluded that they hadn't been installed properly, and fixed them on the spot for free. Took him 15 minutes, and amazingly, the doors now open and shut effortlessly.
I see I'm running out of space here, so I'll wrap it up. Why am I telling you all this? Because I want to emphasize the point, a point I have to illustrate rather than tell because otherwise you might not believe me - is a truly great company. How many people these days deliver MORE than you pay for? How many companies actually CARE about the services they deliver? This experience has been fantastic, from start to finish. My wife and I feel like we're living in a brand-new house. It feels solid now, where for the last several years it had felt ramshackle, where we'd pretend not to see all the damage, and dread the rain because things might leak. and Nic and their team gave us back our house. I can't recommend them highly enough. You can't go wrong with these guys. Their professionalism and generosity are incredible.
(A word about the bathroom remodel...our bathroom was also in bad shape. The toilet wasn't flushing well anymore, the tub was hopelessly worn...it was the original tub, of some kind of vinyl/plastic material...very sad. We tried to just get the toilet replaced, but the idiots who we bought the house from had tiled right up to the toilet after it was installed, so we couldn't get it replaced simply. looked at the problem, and made us a deal to remodel the entire bathroom at once that was too good to resist. The end result? Gorgeous, comfortable, and what's a big novelty for me, everything works, even the toilet! :)
I know I've gushed a lot here, and I wish I could come up with something negative to say to appear more "balanced", but honestly, I have no complaints. Nothing but gratitude, and the resolve to hire to do more work as soon as I can afford it."

"We needed to have more insulation put in. They came in to see what our energy watts were. They also tested out air leakage in the house. They put additional insulation in the attic and replaced all the rubber stripping around the doors. We were pretty happy because our energy watts went down from 20% to about 9%. We priced around and found out that their price was in line with the service that they provided. It certainly was not a bargain, but it was not expensive either. We would definitely use them again"

"I had four contractors bid on this relatively small job. (JR ) was not the least expensive, but he had the best plan to do the job, had excellent references on Angie's List and others, and could do the job immediately which was important to us. He was highly profession, did high quality work, and was very courteous and responsive. We decided late in the project to ask him to do a little more painting and he offered to do it immediately and at no additional cost. We, however, insisted on paying an additional $50. He was very honest and showed great attention to detail. He personally did all the work. We are very particular, not easily pleased, and give a lot of attention to detail. We recommend him for any size job."

"We hired for attic insulation, sealing and solar screens.
The "B" grades on this work partly reflect displeasure about the high prices and process that city government is subsidizing through its energy rebate program. We had several bids and saw these common to all providers.Pre-sales: The City's rebate program pays you more to have everything done by the same contractor. was on the high end, but everyone charged more than what's reasonable. They proposed to install enough attic insulation to almost bury our attic ducts (R-38). $1900 is too much for this work, which took less than 3 hours, and wouldn't be cost-effective if not for the local rebates. Similarly, $700 is a lot for quick-hit recaulking under sinks, door weatherstripping and sealing around vents. Installation: (1) The attic insulation had no issues. They said they blew in 35 bags of fiberglass. The estimate had specified 25. In other words, they filled it to the depth necessary. Perhaps the price I paid wasn't that unreasonable. (2) The work on the ground floor was a different story, pardon the pun. We had just installed a new pre-hung door that already had weatherstripping around the frame. It didn't seem to interfere with the stripping they place closer to the door. They ripped it out anyway, leaving bare wood exposed and caulk smudged on the sill and door. The door didn't close properly and I had to call them back to fix it. (3) The sealing work seemed to be cursory. My complaint, however, is about the lack of testing. The City requires a house envelope leakage factor below 10% AFTER the work is done. However, the rules don't require the same test run before they start! Thus, you can't tell whether the work made much difference at all. (4) The solar screens are nice; they block out sun but don't make the room too dark. Yet they're just mesh and frames without matching hardware; all they had to attach them was a thumbscrew and nut combination that would have required drilling holes in our 1960's-era aluminum windows. We declined to have them secured. We'll have to live with duct tape until we can figure out a way ourselves. Post-install: at was our contact and was a true professional. Although we had problems, he took care of all of them promptly. He attended the city inspection and made sure they signed off. Advice: Anyone considering blown-in insulation should go look at a home before ordering. I had only viewed pictures and thought it would be like pellets. It's much softer and delicate, like cotton candy.
You can't step on it or compress it in any way without matting it down and destroying the fluffy insulating qualities. You're not going to be walking freely around your attic after they finish. Have any electrical and network re-wiring done before the insulation work.

"Pre-sales: was not the low bidder out of the 3 companies we interviewed. The difference was less than $300 between the low and high bids. We went with because their salesperson was the most thorough. He detailed the air conditioning work they would perform, including fuse box and replacement of our old copper liquid line pipe, which was too narrow. I also had more confidence that they would be able to service our unit (they sell Carrier, and guarantee response time). Their labor warranty is 5 years -- not as long as Trane (10 years), but we preferred to have a scroll compressor instead of a reciprocating one.
Installation: The installers arrived on time and did their work in about 6 hours, without incident. We haven't had any problems with the A/C in the six weeks since then.
Post-install: registered the warranty with Carrier for us. (This step is very important -- if you don't within 30 days with most manufacturers, you some years off your warranty.) We had the full energy audit and attic insulation done with as well. also handled the scheduling with the City of for their inspection and energy rebates.
Advice: My only bit of buyer's remorse is that we chose the standard single-stage model (3 tons). It's ample to cool our 1700 square foot home, but therein the problem. The unit is so efficient compared to our old one that it doesn't have to run for long. In 's high humidity, it might have been better to spend the extra $900 and get their top-of-the-line Carrier unit. It has a DC motor and is supposed to run longer at some kind of lower, variable speed."

"They came and gave an estimate then scheduled the work. They showed up on time, were thorough, and returned promptly to fix the one issue I had with water heater closet. They submitted the rebate paperwork and were flexible in scheduling the city inspection to certify for rebate. It passed easily. Everyone is thorough and professional. There was one place on the pull-down attic stairs they did not come back to install insulation board as requested (not available in the right size when they did the initial installation), but I neglected to remind them of this and then forgot about it. "

"Overall, it was fast, efficient, small problem with starting up system was immediately addressed by owner. The cost was slightly higher than original quote due to an energy audit adding solar screens to several windows, but the company owner more than made up for it, allowing me to keep some of my rebate, which was unexpected and extremely appreciated. Before they could schedule to do the work, they put a temporary motor in my old system (my old one had blown on my 20+year-old unit) so that I would not have to be without any air for the several days before the job started. Job installation and crew were fast and professional. Insulation crew was next, they were not as professional, but efficient. They left old screens laying in back yard instead of hauling away. Other than that, not a thing went wrong. It's a great new system. The city rebate programs made the job and materials affordable, and my utility bills have gone down a bit. If you are using another company to keep patching together an old unit, which I did for too long, I would say your money is better invested in a new system. Consider a new one and using this local company."
