"It went well. He was very communicative over email and phone and easy to get a hold of. He showed up on time, was friendly, and even put up with my dogs. It was very thorough, with" a detailed report with pictures sent to my email on the same day. He checked out everything from the interior to the exterior and made a good list to take to my builder to fix.

"
has done two inspection for houses we had under contract and he was extremely professional, he started the inspection at 8am and finished at 5pm. After the inspection" his report was excellent and he answered our questions over email and over the phone; he took the time to give us advise, recommend us structural engineers and plumbers and also gave us other resources to read and make our best informed decision. I would recommend
to anybody, it was the best money spend.

"We had a lot of deferred maintenance on our home and needed to know what to address and in what order. We knew some of the problem areas but weren't competent to be aware of everything."
and
arrived timely and went right to work. They went over our house with an intense focus to determine what was wrong/needed repairing and what was OK. They not only looked at everything but took pictures so we could better understand what needed addressing. They checked the roof, the chimney, the brick facade of the house, foundation, windows, sidewalk and driveway, water flow, pressure, and drainage, and interior walls, doors, electrical outlets (inside and outside), appliances, and used thermal imaging in our attic to point out leaks in our duct work. After they completed the inspection, they sat down with us to show us the pictures and explain each problem they discovered. By the next day they had e-mailed us an extensive and very detailed report along with the photos about their findings. It will easily allow us to determine what has priority in what turned out to be a lengthy list. We were reassured the house is not falling down around our heads but anticipate years of making repairs. We would not hesitate to refer our friends and neighbors to

Home inspection

For most of us, our home is the biggest investment we will ever make. For those preparing to buy, a quality home inspection is key. An inspection is usually required for a home purchase. A highly rated home inspector will look at every nook and cranny to gauge structure stability, present and potential dangers. But remember, a home inspection is not a guarantee or a warranty - it may not find everything.

Experts say a push for energy efficiency carries a cost to human health, in some cases, like when sealed houses exacerbate asthma. How to go green and be well.

You may never believe the things a home inspector will discover unless you're there, too. Being at your home inspection lets you see any problems firsthand.

One highly rated provider shares five things your contractor may have forgotten during a home inspection and why you should look to a qualified inspector.

It really depends on where you are and the type of work.  In Texas most home inspectors are only trained in general areas of interest and have no detailed knowledge of construction practices.  Some do after having carrerrs in other fields including engineering or as general contractors/home builders.  If you are wondering if a completed job was done in a professional manner appearance wise and have minor concerns an inspector can help you.  If it is more extensive hire professionals from the different fields to inspect the respective work.  Plumber for the plumbing, electrician for electrical, etc.  An experienced GC or inspector can do an initial inspection and advise you whether you should have the concerns further investigated by the trades.  Remember, they can't tell much about what they can't see so framing and insulation concerns will be hard to verify.

It's a little unusual to do this except in cases of fixer-upper properties but you should call a local general contractor with experience renovating/remodeling homes in the neighborhood.  They'll know the typical problems with the homes there and what to look out & budget for.  For example, here in San Antonio many of the homes built in the mid-fifties to 60's have lead drains that were not put in properly or were installed in such a way that repairs are not quick or cheap.  Many homes even older have the same drains but seem to be less hassle to repair.  Homes in my neighborhood have a problem with improper supply lines (wrong type of copper) which break due to corrosion.  Just make sure the contractor you hire to go over the property with you has done significant work on homes in the area on similar homes.

Are the heat pumps commercial or residential units?
Are the heat pumps Package or Split System?
Are there actually 33 PTAC units?
Are you an EPA certified person( refrigerant )?

Here is my suggestion, break it down into manageable portions(ie one heat pump and a few PTAC units every other month) to keep from being overloaded.
Clean/Replace filters
Check/inspect electrical wiring and connections
Check amperage draw of compressors/motors
Check capacitance of start and run capacitors
Check contractors/relays for wear/pitting
Check refrigerant levels and record superheated/subcooling
Check external static pressures across air handler(s)
Check deltaT (return and supply air temps)
Lubricate motors( if applicable)
Inspect Belts/Pulleys( if applicable)
Clean outdoor coils
Clean indoor coils

Start there and HAVE FUN!!!

Ed was easy to contact, professional, prompt, and answered all of our questions (and explained them in laymen terms). His home inspection was meticulous and very detailed. We were very impressed and will recommend Ed to our friends purchasing or selling a home.

Everything about the process went very well. I received the complete report the same day of the inspection and in less than a day I was able to turn the report into a repair list and begin the services that will be required to correct deficiencies. The walkthrough after the inspection was extremely helpful.

Austin Home Inspectors Provider Name Locked
was very thorough and was happy to explain things to us. We are first time homebuyers, so we really didn't know much about these things.
Austin Home Inspectors Provider Name Locked
communicated to us that he is working for us, not the realtor, not the seller, etc. He promptly gave us a complete report.
Austin Home Inspectors Provider Name Locked
suggested that we have several specialists, including an electrician, plumber, and painter, take a further look at things. We did that and were able to get the seller to give us money based on the the quotes we got for the work the specialists recommended. We have also had a couple questions once we owned the house. We called up
Austin Home Inspectors Provider Name Locked
and he was happy to give us his advice. Overall, we were very happy with his services.

We were very pleased with the home inspection service provided by
Austin Home Inspectors Provider Name Locked
Home Inspections! We were on a tight timeline, and
Austin Home Inspectors Provider Name Locked
and his inspector
Austin Home Inspectors Provider Name Locked
squeezed us in their busy schedule the very same day our offer was accepted on our new house. They were prompt, thorough, and explained everything to us once they had completed the inspection to make sure we understood which issues were the most important to take care of as part of the closing process, and which my husband and I could handle ourselves later on.
We were able to conveniently pay with a credit card, and a digital receipt was emailed to us for our records. Also, we received a digital copy of the full inspection report, complete with photos and descriptions of each issue they came across. Super helpful! We used this report to work with our realtor to decide what we should ask the homeowners to fix before closing. Highly recommend for dependable, timely, trustworthy service!

There is a lot of uneasiness as your having a home built. Financially it is likely to be your largest purchase, and it directly impacts the safety of your family. You can have the most respected general contractor/builder in the world, but remember a lot of the work is subcontracted out. You have to worry about whichever subcontractor they are able to use getting it right when it matters the most to you. Having a qualified inspector review your new construction is an easy, cost effective way to become more at ease with such a large purchase. My builder was happy to have another set of eyes review their work and welcomed any input. I was lucky enough to tag along with
Austin Home Inspectors Provider Name Locked
as he worked his way through the house. I would recommend it, and
Austin Home Inspectors Provider Name Locked
does not mind. He answered all questions I had. I sanity checked builder responses to some of my questions off of him, too.
As for his report, it is very through and is broken down into sections. Any issues discovered have a picture with a corresponding write-up as to why it is a recommendation, deficiency, or pure violation of code. Each issue is written up individually and has a corresponding picture illustrating the words. There are even arrows on the picture directly pointing to the issue.
Sections of Report:
- Roofs, Flashing, & Chimneys - Exterior Walls & Gutters - General Plumbing - Bathroom - Panel Box - Interior Walls - Laundry Area My builder and I had a subsequent meeting and discussed resolutions to all issues
Austin Home Inspectors Provider Name Locked
raised in his report. I am very satisfied with the service
Austin Home Inspectors Provider Name Locked
provided.

As the other reviewer noted, he was very nice to talk to and responded all the question I had during the inspection, but it turned out he missed the leaking under the kitchen counter, which is something very elementary, I think, for any home inspection.
Additionally, he is done and gone after getting paid. I had some follow-up questions after the inspection, he said he would reply my email about those questions, but never did. If those questions were out of his line of work, he should have said so and I would have been fine. You just feel ignored and get to think about someone twice when he says he would do it and never does it.
I would not recommend him to anyone.
