to build a pad for my mobile home site.
went over all my options and explained the differences to me. It" was very cold outside but he did not rush me.
used a product called polymer. I was amazed at how this product worked. It made normal caliche feel like cement to me. I will not have to worry in the future about maintenance on the pad. If the state requires a contractor's license, then he needs to have a license in each state he intends to work in - plus state/local business licenses as applicable.

 

This does not mean there are not a lot of contractors who cross state lines without proper licensing - the penalties in may cases are not real severe and are just a fine, not criminal, so many take the chance.

 

As you say - argh  - many contractors are not really businessmen and have zero legal education, so many people get burned.

To overlay,with proper adhesion so it does not peel off, you first need to prepare the surface - typically heavy watercutting or sandblasting for concrete over concrete, or high-pressure presure washing and an asphalt (NOT water based cutback) adhesion coat before asphalt overlay.

 

Because of the prep cost, a concrete overlay commonly costs more than just tearingit out and replacing it, and if you are replacing it due to cracking and breaking up those cracks will almost always propogate or "reflect" through the new layer too with concrete. Ditto with asphalt overlay, though using a crack-stopper fabric can reduce (but usually not eliminate) that.

 

If just repairing ice melt/freeze thaw deterioration, a cementatious epoxy overlay can be used, though its life is less (normally) than new concrete. Usually used for limited areas like garage area pad, not entire driveways.

 

Asphalt overlays over somewhat deteriorated concrete can work well,but if not prepared and high-pressure (about 5000 psi or higher) cleaned to remove ALL deteriorated material, they can peel off because they stuck to deteriorated loose material rather than sound concrete. Again, can cost as much for a 1-1/2 to 2 inch overlay as for a 3-4 inch full replacement by the time you are done, because the prep work is labor intensive.

 

Even if this is just a surficial deterioration issue, I would talk to several contractors (site visit) about alternatives and let them bid both an overlay and a replacement (or whichever options they are inclined to bid on), then after getting opinions from all three and bids for all options, make your decision. I am pretty confident that total replacement will be both the most recommended and the cheapest, at probably about $2-4/SF for asphalt or 4-6/SF for concrete - commonly nearer the lower than higher range for most jobs and locales. If the overlay and replacement cost is pretty close,I would go with the replacement because overlays over concrete are always somewhat iffy as to how long they will last, especially concrete overlays.

 

For cost comparison, except in extreme freeze-thaw country, you can figure a concrete drive will last about twice as long as an asphalt one.

called me back within 24 hours of voicemail. He came to visit my property to view and measure the job right on schedule as promised. He and I discussed issues and appearance that were important to me. He explained the best way to do the job and the need to have to courses of stone and asphalt. He offered me options on top finish - loose stone, swept stone, asphalt - that would not affect the cost. We picked loose stone. The job was completed exactly on time and at the promised price. There was some stone laid by my sons and I and some old concrete cap over the old septic system.

Really felt they went above and beyond to make sure the job was done right and make sure we were happy. They even came back a couple of weeks later to inspect the work and make a couple of changes that I would have never noticed or asked them to address. They even filled a hole that the city left after the city repair at no cost and I didn't even have to ask them. Their price was very good and certainly reasonable compared to the other quotes.

After first contacting JD to complete services on our driveway, he required half of the money down as a deposit, prior to starting any services. I made a special trip to drive all the way up to his house to drop of a deposit check. Once he had the money, it took two months for him to come to our house to prep our driveway. He came to the house to prep the driveway, blowing off debris, and adding some base for the small areas in which we were adding some asphalt. He was hear for about 4-5 hours.
I didn't hear back from JD for two months, stating he had a bunch of other jobs to get done and the weather would prevent him from doing further work on the driveway. Four months after initially contacting JD to complete the work on our driveway, JD came out to complete the job. JD gave me a 24 hour notice indicating he would be coming by to complete the job and to get the rest of his money. Several weeks earlier, JD informed me that his original estimate was for a "cash" service, and that he would be required to charge me additional money if I wanted to write him a check. Nowhere on his original estimate was there notification that he required cash only. So, 24 hours notice, JD indicated he needed several thousand dollars in cash to complete services.
JD completed the work, he was at our house for about 6 hours, which was very subpar. Pieces of our driveway continue to come up, grass is growing through the asphalt he laid. The biggest issue I have is when he laid asphalt over one of our sprinkler heads in our front yard. I sent him pictures of the water coming up from underneath the asphalt, requesting a suggestion on a repair. I've had zero contact from him. He has no intention of fixing any of his mistakes.
I've had a terrible experience with this contractor. I wouldn't recommend his services to anyone, ever. He worked on our house for about a total of 10 hours, and charged us 4000 dollars. He indicated the "real" cost would have been 4800$, but he was giving me a "discount".
Poor communication, horribly overpriced, and awful workmanship.

could not have been more professional. The estimator came out, measured the driveway, then emailed his estimate. He called to let us know when the crew would be coming out. About eight guys showed up with cutters, rollers, asphalt, etc. In two hours, the driveway was completely finished and looks brand-new. They were careful to move plants and trees out of harm's way, completely cleaned up and left no debris anywhere. I wish every project could go this smoothly.
