I second the original question (still unanswered). Speaking as someone who logged in today to try to find an attorney, I see this category as one that's exactly what I have my Angie's List membership for:

I don't care about lawns--I planted mine in clover and don't have to mow it. When I do need to mow I use a rotary Fiskars mower, which is great--or a scythe. That's right--a scythe (the European type, which is smaller, and it's very good exercise). Gas-powered mowers, chemical fertilizers and weed killers--all nasty stuff that gets into everyone's air, soil, and water. I'm sure my neighbor doesn't like my wildflowers, semi-wild pockets of fruit bushes, and unmown areas and yes, dandelions (I have 10 acres) but that's too bad. It's better habitat for wildlife, especially the pollinators on which our food supply depends. I think this obsession with the Great American Lawn is a waste of time and resources. Plant some food instead.

I'm not sure Angie et. al. want you to have a complete answer to this question. By re-subscribing at the Indiana State Fair in 2012, I think I paid $20.00 per year for a multi- year subscription. Maybe even less. At the other extreme--and I hope my memory isn't faulty about this--I think the price, for my area, for ONE year was an outrageous $70.00. And they debited me automatically without warning. I had to opt out of that automatic charge. I like Angie's List, but if some of the companies they monitor behaved the way they do in this respect, they'd be on some sort of Pages of Unhappiness. I'll be interested to see if this comment gets published or censored out of existence.

That's very difficult to answer without seeing the house. As one poster said, the prep is the most important part. On newer homes that don't have a lot of peeling paint, the prep can be very minimal even as low as a couple or a few hundred dollars for the prep labor.

On a 100 year old home with 12 coats of peeling paint on it, then the prep costs can be very high and can easily exceed 50% of the job's labor cost.

A 2100 sq ft two story home could easily cost $1000 just for the labor to prep for the paint job. That number could climb too. Throw in lots of caullking  or window glazing, and you could be talking a couple or a few hundred dollars more for labor.

Painting that home with one coat of paint and a different color on the trim could run roughly $1000 or more just for labor. Add a second coat  and that could cost close to another $1000 for labor.

For paint, you may need 20 gallons of paint. You can pay from $30-$70 for a gallon of good quality exterior paint. The manufacturer of the paint should be specified in any painting contract. Otherwise, the contractor could bid at a Sherwin-Williams $60 per gallon paint and then paint the house with $35 Valspar and pocket the difference. $25 dollars per gallon times 20 gallons? That's a pretty penny too.

That was the long answer to your question. The short answer is $2000 to $4000 and up, depending upon the amount of prep, the number of coats, the amount of trim, and the paint used.

You have to put your self in the shoes of a business that is in business to turn a profit of some sort. All businesses have different overhead which in turn decides what their bottom line would be on their services. I personally would not go with an unlicensed professional for this type of install. You are messing with gas, venting issues, electrical wiring{electric water heater} and updated code issues such as a drain pan and tempature and relief drain lines for heaters that currently do not have them. I do agree that there are some companies that are way out of line for their installs but most of these companies are the really big companies that have very high overheads  I would assume. Tank type water heaters have changed over the last several years and with these safety changes come bigger prices. The price of steel thanks to China is skyrocketing and tank type water heaters are made of steel. Most wholesale plumbing supply companies cannot match what the big box stores are selling at retail to consumers. I happen to think from research that heaters such as Rheem, Bradford White and AOSmith who have been in business forever make a better product than what you can buy in the big box outlets. You also have to take in consideration the location of the water heater that is being replaced. Is it in the house, basement, garage or attic. Most 40 and 50 gallon water heaters that are purchased in a plumbing wholesale store in Texas cost between 300-340 for a 6 year warranty heater with 6 year on parts and tank. Speaking of warranty. Most big box companies will take a least 24 hours to a week to get your warranty problem taken care of. Most reputable plumbing companies will give same day service if they installed the heater.

So lets break down a typical install at cost to a licensed plumber in Texas

Heater: $315, water shut off $6.50, water flex lines or unions to code $20, gas flex line and cut off to code $12, misc fittings $15, Total $368.50 Lets add a 35% profit which is some what low  for a business $129, Total 497.50

This doesnt  include permits, pan and drain or any venting issues. The vent must go from the heater to the outside of roof using double wall vent.

Cost of permit on average $60

Most plumbing companies allow for 3 hours of time for a water heater. This includes picking the new one up. Delivering out to house. Draining and removing old water heater. Hauling off old heater. Installing new heater up to code. Going down to city and pulling permit.

Average Labor charges for heater installs $400

That would make this install run without extras on any code issues $957.50

I just had a 50 gallon gas water heater installed in my house for $1200 but I needed a pan installed. I used a licensed plumber.

An itemized list / cost breakdown, more often than not is used against the contractor when it is shared with other builders who will then beat it.

Good contractors use good people, and good people cost more.  Just the cost of having the appropriate insurance / bond can be the difference between winning a job or losing it ot a 'lower bid'.

It is the rule of three; there is Good, Cheap and Fast.  You can have any two:  Good and Cheap, won't be Fast; Good and Fast, won't be Cheap;  Cheap and Fast, won't be Good!

When comparing bids, it isn't the cheapest or the 'nicest' person you should select.   You should understand why there is a large price difference (it shows there are gaps in your design program or what you have asked for specifically, which means there may be arguments later).  If most of the bids are in line, and one is way high or way low,  you want to know why before dismissing or selecting them.

A price-only decision almost always costs more in the long run.

and his crew were great! came up with a great idea for our very old and run down back patio. He listened to everything we were interested in and all of our concerns. As soon as we decided to move forward; made things happen quickly. His crew was on time everyday and so kind and ...More professional. They always let us know their schedule of what days they would be there or if they were not able to be there. They worked late one night to make sure the concrete was ready. His crew left the property clean every night. We had rain a couple of days so his crew worked on Saturday to make up for the lost days. The project was completed much quicker than we had anticipated which was great. was always checking in with us to make sure we were happy with how the project was progressing. At the end; he met with us to look everything over and make sure we were happy. His crew cleaned up everything for us and left the area very nice. We are so happy with how it all looks and now have an extra outdoor living area that we can enjoy! We will definitely use them in the future for other projects and highly recommend them. I also have to say that I was fascinated by the way his crew built the stone wall and fireplace. It is truly a piece of art. They take every piece of stone and chisel it create the the perfect stone for the spot they are working on. It was fun to watch as it went along. Thank you !

Navid and his crew did an amazing job. Our house was built four years ago. The grass was actual laid down the week of the Winter Storm in 2011! The builder never properly finished the drainage or extended the property to fully make use of the land. When I called Navid in (as I am a repeat customer), I told him exactly what I wanted. He told me what ...More could and could not be done. He does not play games because he knows his business. Whatever he says he will give you, expect more because he gives you more! For example, my wife and I decided to go with a brick/stone based retaining wall. The wall was originally going to be 2.5ft tall. When the crew came in, it had to be a bit deeper and the soil and stones to fill the wall was substantially greater than expected. Did Navid charge me a penny more - no? He charged me exactly what he quoted me. Did the quality suffer - absolutely not. It turned out to be stunning.

The grass is the greenest on the block. The appeal of the landscape and all the flowers and trees planted on the property make it look like a lush garden compared to a dinky backyard. Our deck, a three tier patio had concrete slab. Navid planned on putting pavers in. However, between the grass and existing concrete there was going to be a three inch gap. Navid worked with my wife and I to make dull look luxurious and rich - for practically nothing. Stonework was done in hours by his crew of experts. Navid gets the best quality materials and stands by his work. He did work for my wife and I in 2013. He even pedicured that existing work to make sure it was in tip top shape by pouring some new mulch down and re-purposing things to fit with our new landscape design.

The project took four days. There were anywhere between three crew members and eight crew members here working. These guys are respectful, professional, talented, and hard-working. Navid is an artistic genius and his exemplary work speaks for itself and his companies reputation.

From my first meeting with (the owner of and Landscape) to discuss the various components of what was going to be a very large backyard renovation, instilled in me a sense of confidence that he indeed had the experience and competence needed to execute and manage the many different ...More “moving parts” involved in my project. Before meeting , I interviewed four other contractors, none of whom seemed comfortable taking on this size project. But, true to his word, four weeks after starting demolition, my kids and I are enjoying our new backyard!

As part of the overall scope of the project, took the time to evaluate (and, honestly, improve upon) existing plans prepared for me by a Landscape Architect. has a sixth sense about the placement of hardscape, as well as landscape, elements which combine together to create a seamless and very effective outdoor living space; he truly did make “my vision” come to life. His crews moved retaining walls and replaced them with a graduated, landscaped hill that now has beautiful hand-selected boulders and a new and recessed stacked stone wall; he replaced a square and boring tile patio with a much larger, two tier, sculpted flagstone patio, a 12’ stone chimney (designed by himself, with an inset stone detail that makes my chimney unique to my backyard alone) and a built-in kitchen; he added a masonry fire pit and demi-lunar masonry bench to anchor the opposite side of the backyard. carefully chose all of the different types of stone for each of the elements so that they would slightly contrast with one another, while complementing the overall sense of design. His landscape crew added the refinement of perennials which were carefully placed around the entire backyard and, then, finished the landscaping with sophisticated night lighting. To finish the backyard area, designed and built a beautiful cedar pavilion with a roof which wraps around the chimney. The result is stunning; however, the devil is in the details…isn't it. Taking on these details, ’s landscape crew carefully measured the grade of my backyard and landscaped hill so as to ensure that drainage would not be an issue. After completion of the project and following a late summer thunderstorm deluge, we decided that the French drain which had been installed needed to be extended by 12 feet to properly manage the drainage issue. This alteration was made at no change in cost to the overall project (which highlights a point made in other reviews and which I will address below).

Because access to my backyard was limited by space, the crews needed to drive a bobcat across my front yard (for several weeks) in order to carry the materials to and properly grade my backyard. Impressively, thought about this is advance and included the cost of repair to my front yard with his estimate of the overall project, as opposed to “tacking it on” as “an extra” at the end.

Personally, and his crews were extremely respectful and very attentive to any requests or questions that I or my kids had throughout this entire process. They arrived on time and worked very hard. was very communicative about the weekly (if not daily) plan of action, as well as any changes which had to be made due to prohibitive weather conditions. The parade of curious neighbors through my backyard has prompted many an unsolicited comment, from being amazed at the scope of the work which was completed within a four week period, to the undeniable quality of the work.

’s approach to billing is, as he calls it, a “turnkey approach.” He was the only one of the vendors whom I interviewed to offer me a flat fee for the project. Whatever happened, the price did not change (unless a change was requested by me which altered the cost of an element…and, even then, a few de minimis extras just seemed to appear as if by magic).

The one last thought which I would like to impress most upon the readers of this review is ’s personal investment of pride in each of his projects. It is rare these days to meet a vendor who is so committed to personal service and quality craftsmanship, and whose crews respect him enough to also have this vital sense of ownership in their work.

The project was a great success, despite several unexpected issues that arose. The crew had allotted two days for the project. However, due to the size of the sink hole (it wound up being one of the largest and deepest the crew had ever seen), the crew worked solid for three and a half days to complete the job. There was significant water at the bottom ...More of the hole, and this slowed down the process. 25-30 tree trunks were buried within the hole and had to be removed. More gravel and concrete than expected was needed to fill in the base of the hole, and more dirt/mud than expected had to be hauled away. The crew had to spend significant time repairing portions of the irrigation system that had to be removed to permit repair of the sink hole. Throughout the process, Navid (the owner) was very fair, and he maintained an open line of communication. Initially, he met with us to examine the property and to discuss the scope of the project. We agreed to a base estimate. However, as outlined above, there were a variety of unexpected costs. For all of these unexpected costs, Navid worked with us to agree on an amount that was fair to us and his company. He came to check on the progress of the job every day, and he also did a final walk-through with us to ensure we were satisfied. The crew was always on time, and they worked very hard every day they were here.

I called them in a bind as my usual lawn service was unable to reschedule with me before my trip. I called and he was able to come out and give me a quote the next day. I had one other service come out and 's proposal was much more reasonable. They were able to get the job done prior to my trip, ...More which was a huge relief. They did a thorough job unlike many services who are in and out within an hour and you're still left with weeds. They spent several hours cleaning up weeds and leaves in the beds. I expected them to use the blower as that would have been much easier, but did not want to get everything dirty which I really appreciated. I liked that they took care to complete everything to my expectations.
