"I chose another contractor because of price. I experienced extended job delays because contractor did not receive delivery of key plumbing and cabinet pieces in a timely manor. Contractor had to tear out and replace several scopes because of poor workmanship. Instead of looking me in the face and telling me certain parts of the job would be free of additional charge because, "we're on the job anyway," he should have told me he could do them for an additional charge, then get them DONE! Because he failed in this, many times I had to almost shove the contract in his face to prove he agreed to perform one task or another.
This happened with both the plumbing and the cabinet prices as he priced the delivered products less than the suppliers charged which required me to get significantly involved in the actual project execution. because of the pricing problem the delivery of key products was significantly delayed.
As of this writing the drama continues since the cabinets have not yet been installed and I retain a significant partition of the contractor's labor fee to insure either his full compliance or the cost of bringing in another contractor to finish the job as originally intended
Do's and 'ts:
DO:
Outline item by item what the contractor is to perform frr the price agreed. Both you and the contractor initial this list and attach it to the contract. If possible, attach a hard-lined plan of the proposed work including special details if necessary.
Write down every appliance, fixture, cabinet (with correct stock numbers), etc the contractor is to order on your behalf. Include also, the price you will pay for each including tax and delivery. Then secure definite delivery dates from the respective suppliers. Schedule the construction start to coincide with the CONFIRMED delivery date of the key items that can hold up construction.
Obtain paid invoices from all suppliers who provided items or subcontractors who provide services to the job through you contractor - this reduces any risk of construction liens after the job is completed.
Print out detailed invoices to accompany every payment made to or on behalf of your contractor this includes all building supplies, progress payments, changer orders or subcontractor payments.
Carefully inspect product deliveries, the performance of all constructions services, installations and so forth as they occur and insist that anything not in sync with your agreement or expectations is immediately corrected. This reduces the chances of incurring additional costs to tear out an correct work regardless of who pays for it.
In the event of change orders, carefully review with your contractor the reason for the CO and agree only when you become completely satisfied of its necessity. However, always negotiate the price of the CO just as you did the original contract.
Always remain civil and patient. Rarely do construction jobs go perfectly. Problems occur for three reason, your fault, his fault or a combination thereof. Remain analytical and removed from the problem and force yourself to admit your fault for the situation when it is indeed your fault... it happens
My last DO. Always provide a 10% contingency in your personal construction budget to cover the unforeseen costs that can pop up during even a seemingly job

don't Sign a hand written contract under any circumstances. Make sure the contract is typed and clearly describes exactly what you want done and how... This may take several meetings with the contractor to make sure EVERYTHING is covered and correctly priced. This protects you from unnecessary and costly change orders in the future.
don't Pay the entire contract fee until the project is completed exactly to you expectation and in accordance with the terms of the contract. Always retain 15% of any amount due the contractor to be paid at the end of the project when all punch list items are resolved and the Contractor delivers an executed and notarized waiver that holds you harmless in the event a subcontractor or supplier liens the property for non-payment. This relates to point 3 above.
don't prepay. if at all possible only pay your contractor for items purchased on you behalf when those services or items are delivered to the job site with a paid invoice. If this is not possible pay only a portion of the cost, retaining the balance for delivery and the paid invoice.
don't allow the contractor to guide perspective clients though your job site. Two reasons: 1. the job is not finished and you don't know if your satisfied; 2. Today, its wiser not to trust. During most construction jobs, the job site is accessible to many workers, etc. who do not respect your security as you do. Limit the strangers you allow into your house regardless of who invites them. The smaller you keep the circle of "visitors" the more you secure you keep you home during construction."

"Amazing service on the replacement of a sewer line! Would definitely use again and recommend to everyone. Thorston was a pleasure to work with. It's incredible how much of a difference it makes when someone takes pride in what they do and Thorston clearly does. To hear more about the work done on our house, read below: We had the misfortune of a blocked sewer pipe in our home late on Sunday night. Majestic was the only company I called that was able to send a plumber that night. Thorston called when he was on the way and was very polite. He was very thorough and realized that he would need a bigger machine to address our problem. He promised to return first thing in the morning, which he did. He then attempted to clear the pipe using "rotor rooting" and was unable to clear the blockage. As we had anticipated, we had to replace our sewer line from house to the street. We knew this was a probabilty when we purchased our 1940s home so we were not suprised. Thorston was extremely profressional every step of the way. He was very curteous at all times. The whole job required the work of two men and took two days due to hold ups with the inspection. At one point, the owner of the company even came by our house to wait for the inspector. Thorston took extreme care when refilling the ditch for the pipe and even took the time to replant some bushes that had been taken out in the process. He was also very careful not to mess up our neighbor's yard which we greatly appreciated. We had to spend a significant amount of money on a plumbing job we did not expect on a Sunday night. Majestic made it as painless as possible and we will definitely use them again!"

" was INCREDIBLE! He took it personally upon himself to figure out what was going on and it was his mission to fix it appropriately. We had 2 other plumbers out and all they did was give us Draino (which obviously didn't help). was fast, efficient and very professional. Not only did he replace a part that was malfunctioning, he cleaned lots of construction waste out of our drain that we didn't even know was there (from renovations prior to our purchase of the home). We now have 2 FAST draining sinks and our difficult faucet is put together. I would use them again for any plumbing issues."

"I liked the work that they did. However they came out and looked at it one day and then left, they didn’t do anything and I didn’t like that. They made an appointment to come back, so it’s sort of like going to the doctor where you have to pay the price to get it done what you need to get done. I didn’t care much for that. They didn’t bill me properly and I didn’t get the bill. When they called me about it, I told them that I had never received it. Then it turned out that, that they had mailed it to my apartment building which is not my mailing address. So I had them send it to my real address. Then they started calling and threatening me because I hadn’t paid it, but I had only just gotten the bill, so I wasn’t very happy about that. That was their mistake and not mine. They haven’t acknowledged it. In fact I just paid it and I’m going to call and talk to them about it. The work was fine. I am happy with their work. It got a little messed when they started threatening to my property when I hadn’t yet got the bill. This does not mean that I’m not going to use them again, but I would have to get an apology from them first. They are a little pricey but so far they have done good work. I would probably use their services again in the future."

" was very knowledgeable about my old Grohe valve, and helped me select a new valve that is more owner and "plumber friendly." He was prompt, neat and very pleasant. The only reason I gave a "B" for responsiveness, is that I think maybe they are a small operation. When a sheetrock repair man put a screw through a p-trap, ATL Plumbing did not have anyone available to come out until the next day. Not a huge deal though."

"I was very happy with the work done. I thought the price seemed a bit high, but I wanted to use a company that had licensed personnel and would stand by their work. The one thing that I was a bit unhappy about was an additional charge ($75 or so) to replace a broken flange. I don't object to the added cost, but would have preferred to have this possible added cost mentioned when the original estimate was provided. Nevertheless, I was very happy with 's work and would hire them again."

"Received high water bill from water company. Traced through house plumbing isolating components and determined leak was unseen below slab. Got quotes from two contractors. Both nearly identically priced but was to include the refinishing of all sheetrock where holes were cut (not including with other contractor) and would warrantee work 4 times longer. Set up appointment for start of work two days later. Contractor arrived promptly, very approachable, and friendly answering any questions. Workers took great care to keep work area clean of debris even considering it was raining outside during the entire process. Thoroughly tested the piping system, quickly repaired on leak found, and even replaced a faulty component within one of the showers at no extra charge. Contractor then cleaned up all tarps and debris for evening. Subcontractor for sheetrock finish and repair arrived promptly the following morning took care of all holes and matched the existing paint and ceiling finish perfectly. Very pleased with service and having worked in heating and air/ property management industries for over 10 years appreciate the care and professionalism for which the job was completed. Will fully recommend them to any friends or family."

His price is fair - even when he discovered the additional repair work, he worked with us to make sure we understood without a shadow of a doubt where the additional cost was going. He always showed up on time, worked all day, and delivered impeccable results. He went above and beyond (brought in our mail while we were out of town, took down our trash). " Plumbing is a family business - Father ( ) and three sone ( , and ). As plumbing projects go this was not bad, but space was physically tight. I have done enough plumbing over the years to know their work was excellent - don't know Georgia codes, but assume work was proper. and were thoughtful - they told us the hot water and later the cold water would be turned off - which I knew. After all the plumbing was done, they cleaned up, swept the floor and made sure I understood everything.
I would not hesitate to recommend or use again."

"I don't remember how much the quote was for, but it was in line with some of the other quotes I had received. I decided to have him come out to provide me with a quote because he may have been on Angie's List. It went as expected. There was nothing that stood out to me about his professionalism, service, and demeanor. I would not consider contacting him for a quote in the future because now I know more options since I have lived here longer."
